Inside, the living room leans into easy comfort — leather seating, a big TV, and a stone fireplace that gives the space that classic mountain feel. Just off the main living area, the game room adds a billiards table and extra lounge space, a natural spot for the group to land after a day at the beach, on the trails, or up on the slopes.

The kitchen is set up for real meals, with full-size appliances, cookware, a coffee maker, and barstool seating for quick breakfasts or snacks between outings. The primary bedroom has a queen bed and an ensuite bath; the second holds two twins; and the third pairs a queen with a twin bunk, giving kids, friends, and mixed groups plenty of ways to settle in. Location does a lot of the work here. Kings Beach State Recreation Area is a short stroll away, with kayak and paddleboard rentals, gentle shallows for wading, and some of the clearest water on the lake. Town dining is within walking distance — lakeside plates at Jason's Beachside Grille, golf-course views at Spindleshanks, or a smoked-meat breakfast burrito at Tree House Cafe. The Nevada line and the Crystal Bay casinos are minutes east, Diamond Peak is about fifteen minutes out in Incline Village, and Northstar sits roughly twenty toward Truckee, with Tahoe City and downtown Truckee both an easy afternoon out.

- Please note: The back house is not included with this rental.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Climate Control: The main house is heated but does not have air conditioning. The back house has a mini-split AC unit. Please note that AC is not available throughout the entire property.
- Bear Country: This is an active bear area. Never leave food, trash, or scented items in your vehicle or outdoors — bears will break into cars to reach them. Keep all food and garbage secured inside and use the designated trash storage.
- The elevator is not available for guest use.

Entry & Security: The property uses standard key and lockbox entry (no smart locks). Please note there is no house alarm on site.

Parking Details:
- Parking is available for up to 3 vehicles total, with 1 space in the garage and 2 spaces outside the home.
- Winter Parking: Street parking is not permitted during winter months. Please use the on-site parking provided.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
