Kyoto Seimeikan – Western Elegance in Kyoto’s Countryside

Located in Kyoto's countryside, this house is a Western-style villa which is about 330square meter.
There is a wooden deck and a fitness room with running and training machines.
This villa can be used as a base for sightseeing in Kyoto, Osaka, and Nara.
Customer Attendants are available to assist you during your stay.

Bedroom ①: 2 double beds, with a private toilet
Bedroom ②: 2 double beds
Bedroom ③: 2 single beds
Additionally, there is a toilet, a full bathroom, a dressing room, a laundry room, and a balcony. The apartment is equipped with a drum washing machine, bathroom dryer, hairdryer, and laundry tools. Various amenities are provided, including towels, toothbrushes, razors, shampoo, conditioner, and body soap.

◆ Bedding Preparation, Children's Fees, and Notes
Children under 6 years old (5 and below) are not counted in the occupancy and can stay for free, but bedding and toiletries are not provided. They must share a bed with adults and are not included in the total guest count.

If additional bedding is required, it will be considered as 1 adult and should be booked as such. If extra bedding is needed on the day of arrival, it may not be available in time, so please ensure your booking details are correct.


The entire building, including the enclosed garden and all parking spaces are available for your exclusive use.
However, there are landlord’s spaces on the 1st and 2nd floor. These spaces are inaccessible and locked.

Business hours: 9:00 - 21:00
Please note that we are not open after business hours and will not be able to respond to you until the next day.
Alos, we are not able to make any travel plan proposals before you make a reservation.


◆ About Check-in
Check-in is by reservation only.
Please make sure to inform us of your arrival method and time at least one week before your stay. Our attendant staff will welcome you on-site.

Reception hours: 11:30–21:00
(11:30 onward: luggage drop-off and check-in procedures available)
(16:00–21:00: check-in available)

If you wish to drop off your luggage early, we can start accepting it from 11:30. You will also receive the key at that time. If cleaning has been completed, you can stay right away.

We ask for your understanding and cooperation.
As we manage multiple villas, we may not be able to accommodate your requested check-in time. In such cases, we kindly ask for your cooperation in either waiting at the facility or adjusting your arrival time.

◆ For Groups of 9 or More If you wish to accommodate more than 8 people (9 or more)
We can provide 8 beds across all bedrooms and 1 sofa bed. For groups of 10 or more, guests will need to share double beds and semi-double beds.

◆ About Late Check-in
We regret to inform you that we do not accept check-ins after 21:00 as noted. If you wish for a late check-in, we will charge an additional fee of 5,000 yen for every 30 minutes after 21:00. Since we do not provide non-emergency services after 21:00 and need to arrange overtime staffing, we ask for your understanding.

If you arrive after 22:30, the transportation options for our staff become limited. Therefore, in addition to the 30-minute fees, we will charge an additional 30,000 yen for the staff’s taxi fare.
(Example: Check-in at 22:30 → 5,000 yen × 4 + 30,000 yen = 50,000 yen additional charge)

We appreciate your understanding as it is essential for maintaining the work environment and health of our staff.

◆ About Check-out
Check-out is self-service.

Check-out time: by 10:00 AM

We are unable to store luggage on-site after check-out. However, we do offer luggage storage until 21:00 at our office, located about 15 minutes from Kyoto Station, if needed.

◆ Regarding Vehicle Arrangements for Check-in, Check-out, and During Your Stay
If you need assistance arranging a vehicle during your stay, please feel free to contact us. We will assist in making arrangements. *Fees are to be paid directly by the guest to the driver.

◆ Other Important Information
・Please understand that there may be small animals and insects on the premises. Due to the natural environment surrounding the garden and vicinity, insects and small animals (e.g., bees, spiders, flies, cockroaches, mosquitoes, centipedes, etc.) as well as birds are present. We kindly ask you to avoid leaving windows open for extended periods.

◆ About Smoking
Smoking is strictly prohibited inside the building, but smoking outside the facility is permitted. Please follow smoking etiquette, such as not littering cigarette butts and avoiding smoking near dry grass.

◆ Please cooperate with separating garbage into four categories.
Kyoto City has strict rules for garbage separation. We will provide instructions upon your arrival, so we ask for your cooperation.
・Please do not dispose of your garbage at local community collection points.

◆ Other
・When leaving the premises, please lock the doors and windows.
・We are unable to store valuables, so please manage them yourself.
・Please turn off the gas before leaving the room.

・We do not provide cleaning services during your stay. If desired, please inform us in advance, and we will clean the facility while you are out. A fee will be charged for this service.
Bed sheet change, towel change, garbage collection, housekeeping (light cleaning) fee: 30,000 yen.
*The facility is equipped with a vacuum cleaner and replacement sheets for guests to use themselves if needed.

・About BBQ equipment rental
We provide a BBQ grill, tongs, skewers, gloves, charcoal, and ignition tools. *Guests must prepare their own food.
We can also purchase the food and beverages you specify on your behalf.

BBQ equipment set: 5,000 yen (per use)
Food and beverage purchase: 5,000 yen (per use) *Limited to the check-in day, additional fees for food purchases apply.

・For food and beverage purchases during your stay, we charge 12,000 yen per trip, plus the cost of the items.

・Pets are not allowed. Please contact us in advance if you plan to bring a guide dog or service dog.
