Inside, the home keeps everything bright, open, and made for gathering. The main living area brings everyone together beneath 14-foot ceilings and clerestory windows, with luxe furnishings, a big-screen TV, and wide indoor-outdoor flow to the backyard. Just off the living space, the open-concept kitchen makes group dining simple, with generous prep space, bar seating, and everything needed for coffee before the day starts, catered dinners, or late-night snacks after a festival.

Seven bedrooms, each with its own ensuite bathroom, give everyone a private place to reset. Every bedroom also includes a workspace, 65-inch TV, and marble walk-in shower, making the layout especially comfortable for couples, families, and groups who want privacy without losing the shared-house feel. A media room with a queen Murphy bed adds extra flexibility, while 7.5 bathrooms total help keep mornings easy when everyone is getting ready at once.

Outside is where the home really settles into its rhythm. The private pool and spa anchor the backyard, with loungers, umbrellas, and a covered outdoor lounge that keeps the day comfortable from sunup to sunset. Fire up the outdoor kitchen and BBQ, watch the 75-inch outdoor TV from the lounge, practice on the putting green, or challenge the group to a round of ping pong. As evening rolls in, gather around the fire pit and let the desert sky take over.

The Kiwi Court location puts you close to some of La Quinta’s best warm-weather draws. This is the closest AvantStay home to the VIP festival entrance at Empire Polo Fields, making Coachella and Stagecoach weekends especially easy. Golf, tennis, restaurants, and resort dining are all close by, with Old Town La Quinta, Indian Wells, El Paseo, and Palm Springs International Airport within easy reach. Home Truths:
- Please be aware that during festivals like Coachella, although the Villas are within walking distance of the polo grounds, road closures and specific access points can extend the walking distance to the festival entrance to approximately 1.4 miles. While some guests choose to walk and walking is possible, we strongly recommend purchasing golf cart services for easier access.
- This home allows pets for a fee. Any undisclosed pets brought in without AvantStay’s approval will result in a $500 fine per pet. Please note that the backyard gates are wide enough for a small dog to get through, so we recommend supervising pets when outdoors.
- Pool heat is available at this home at an extra cost and needs to be requested at least 48 hours before your stay. Spa Heat is complimentary for guests.
- Pool heat is not available between May 1st and October 1st.
- Our desert pools are heated to a maximum temperature of 86 degrees. Please note that we do not exceed this temperature for pool heating.
- 2 twin rollaway beds with pillows and bedding can be provided upon request and are included as part of your nightly rate.
- The Murphy bed available in our Media room can be prepared ahead of your arrival upon request. Once installed by our local team, the bed is not designed to be moved by guests. You won't be able to raise or lower the bed yourself during your stay.
- Home is fully stocked with a coffee machine, coffee, laundry detergent, indoor and outdoor towels, kitchen cookware, Brita water filter, first-aid kit, hair dryers, and toiletries.
- During the summer months, desert temperatures are extremely high, which may cause the pool temperature to rise as well. Unfortunately, there is nothing we can do to control this.
- A rod iron pool fence w/gate can be requested through concierge. Request requires at least one week in advance to confirm availability with local vendor. Guests should budget approximately $850, depending on pool size and logistics.
- All furniture and household items must remain where placed. If you need to rearrange, please return items afterward or contact our Concierge. Unauthorized movement may result in a reset fee.
- Please note that tree trimming will take place from September 30 through October 31. During this time, the backyard grass areas will be unavailable for scalping and reseeding. Bocce and pickleball courts will remain accessible; however, the reseeded grass areas will not be available during this period.
- Although this home allows pets, some specific breeds are not allowed. Please reach out to confirm restrictions.

The concierge services are provided by a local, third-party service that the managing host is assisting to arrange and are not affiliated with the property owner. By booking any of the available add-ons, the renter understands that they are not affiliated with the property owner, and the guest/renter agrees to release, indemnify, and hold harmless the property owner for any and all claims related to any third-party activities.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
