• Open May 1 through September 30 only. Bookings outside this window will not have pool access under any circumstances — no exceptions.
• Off-season guests (October–April) enjoy the full property, 3 acres of outdoor space, and stunning natural surroundings — without pool access. Please do not book expecting pool use during this period.

The cleaning fee is non-refundable once a guest enters the home, regardless of length of stay, as a full sanitary cleaning is required after any entry for health and safety reasons.

The third bedroom is on the upper level, accessible only by a standard staircase. Please note that all entrances have a small step at the threshold. • No smoking, vaping, or cannabis inside the home OR directly outside near entry points, windows, or doors — any smoke or cannabis odor detected inside the property, or any physical evidence of smoking found on the property (including but not limited to cigarette butts, ash, wrappers, or related debris), is subject to a $750 deep cleaning fee, regardless of where it originated
• Quiet hours: 10:00 PM – 8:00 AM — please be mindful of the neighborhood
• Exterior security cameras are active at all entry points and disclosed per booking app policy
• Fireplace is decorative only — please do not attempt to light or operate it. Doing so will trigger the heat detector and may require emergency response
