Enjoy staying in the heart of London’s Notting Hill area with this stylish 2-bedroom, 100 square meters apartment located on the ground to the second floor of a secure residential building without an elevator. Self check-in starting from 3 :00PM by picking up keys at a nearby shop. Super-fast Wi-Fi (1/Gbps) for working from home or streaming your favorite shows. Please note that a refundable damage deposit is required to ensure a smooth and worry-free stay.

Property Details:
This 100-sqm apartment is located on the ground to the second floor without an elevator. The living area is furnished with a sofa, dining table and chairs and can also be used as a work-from-home space. There is a high-speed Wi-Fi Internet connection (1/Gbps) suitable for working from home and making video calls.

The fully equipped kitchen has a sink, toaster, electric tea kettle, full refrigerator, gas stove, oven, dishwasher, microwave and more. Full sets of dishes, cutlery and crockery are provided along with pots, pans and kitchen utensils. The flat comes with a clothes washing machine and drying rack. An iron and ironing board, vacuum, mop and broom are available.

The first bedroom is interior courtyard facing and furnished with a double sofa bed. The second bedroom is street facing and furnished with a king bed. Professionally laundered sheets, comforters, pillows and pillowcases are provided to you, as well as bath towels for each guest. The flat has one full bathroom with a shower/bathtub, toilet and sink accessible via hallway. There's also an additional WC. The bathroom is equipped with a hair dryer plus complementary toilet rolls, shampoo, shower gel and hand soap to start your stay.

Our guests’ safety is our top priority, which is why the flat is professionally cleaned and sanitized before each arrival. The apartment is heated throughout during the winter months. There is no air conditioning, but portable fans can be provided upon request, subject to availability.

Check-in instructions will be provided upon confirmation of the reservation. Self-checkins will be done by collecting the property keys at a nearby location (a local shop). Please consult the listing for information about fees applied for in-person checkin.

Important Information and Policies
- Please inquire for more information about the cancellation policy.
- Check-in starts from 3:00PM. Late check-in fees may apply after 7:00PM (see below). Late check-in is subject to availability and it needs to be scheduled at least 24 h before arrival. The host reserves the right to decline a late check-in if the guest does not meet all the check-in requirements.
- Check-out is by 10:00AM.
- Damage Deposit : A damage deposit payment of 800£ is required before arrival
- Strictly NON-smoking.
- Pets NOT allowed
- The apartment is NOT suitable for parties, events and photoshoots and the maximum number of guests should never exceed 4 people.
- Minimum age. The main booker must be at least 35 years of age or older. Unaccompanied minors are not allowed.
- Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom.

Other things to note:
A baby bed can be provided upon request for an additional fee of £40 for your stay. A baby chair can be provided for £40. Both can be provide for £60. Please inquire once your reservation is confirmed.

*The property may vary slightly from the photos due to recent renovations, furniture rearrangements or other. This will be indicated in the description or photos when possible.

*In the instance that you will NOT be doing a self check-in and a member of our Welcoming Team must meet you to provide the keys: if you arrive between 19:00 and 21:59 there will be a £50 late check-in fee. Between 22:00 and 00.59 there will be a £90 late check-in fee. After 1 AM - £120 late check-in fee. This fee is only payable in cash in local currency. Kindly give notice via SMS or email if you will be delayed and unable to check in at your pre-arranged time. Our Welcoming Assistant will wait for you at the meeting point.

Management reserves the right to enter the property for purposes of inspection, maintenance, cleaning, or to show the unit to potential tenants. The Guest must allow Management or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during their stay (except in an emergency or if a problem needs sorting out quickly and they cannot be contacted. In these urgent situations, Management can enter the property without giving prior notice). The Management has the additional right to conduct viewings of the property between the hours of 8:00 and 19:00.

Please note for reservations valued over £1000, guests may be required to pay via an alternative payment method such as credit link or bank transfer for security and banking purposes.

Quiet Quirky Refuge in Notting Hill

Fantastic location just off the main drag enough in Notting Hill to be quiet enough for morning birdsong but close enough we were comfortable going to and from the Portobello road excitement several times a day and taking breaks to nap and cool down from the heatwave. (Really appreciated the air flow and all the fans!) Gorgeous kitchen and living area, phenomenal art piece in the living room along with books galore that both myself and our 16yr old greatly enjoyed. Perfect for a quiet stay in a wonderful part of town. Be sure to check out the local restaurants - we had excellent adventures at several, all less than 2-4 min walking distance. For longer adventures we walked to Holland Park and through Hyde easily.

The location was perfect, with loads of great spots nearby for food, shopping, and getting around. The flat was exactly what I needed – super cozy, clean, and had everything I could want.
