A GOOD FALL DAY HERE
Coffee with the lake out the window, a paddle or a trip to Kalahari, dinner together at one big table, then the fire pit and the hot tub while the kids race to the arcade. Everyone has a bed, the grown-ups get the poker table, and nobody spends the evening squeezed onto one couch.

GUEST ACCESS
The whole house, deck, backyard and pool deck are yours. Self check-in with a smart lock from 4 PM. Park in the driveway only, room for up to 13 vehicles. Community amenities (beach, lakes, indoor pool, courts) need an Emerald Lakes amenity pass for guests over 16.

THE NEIGHBORHOOD
You`re on the water inside Emerald Lakes, a lake community in Long Pond with a private beach, a fishing and boating lake, an indoor pool, tennis and volleyball courts and a playground, all with an amenity pass. It`s a wooded, quiet setting with community quiet hours from 10 PM to 8 AM. For a fall day out: Kalahari Indoor Waterpark about 4.7 miles away, Great Wolf Lodge about 7.6 miles, Mount Airy Casino Resort and its golf course about 7.8 miles, and Pocono Raceway about 8.1 miles. The community outdoor pool is closed for the season.

GETTING AROUND
Plan on driving: the attractions we list are about 4.7 to 8.1 miles from the house. Park in the driveway only, with room for up to 13 vehicles, and display the association-issued vehicle ID the community requires. The speed limit inside Emerald Lakes is 25 MPH.

GOOD TO KNOW
- Security cameras: exterior cameras cover the front door and the driveway.
- The private pool is open May 18 to October 1 only; fall and winter stays have no pool.
- The entertainment level is downstairs and bedrooms 3 and 4 are upstairs.
- Quiet hours are 10 PM to 8 AM, a community rule.
- Park in the driveway only (up to 13 vehicles); parking elsewhere can bring a community fine.
- Pets by prior approval only, never on furniture, beds or in the pool or hot tub.
- Check-in 4 PM, check-out 10 AM.
- Please note that the yard is seeded and does not have fully established grass yet.
- Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the highlights of this property, all burn ban regulations must be followed strictly. Failure to comply may result in community fines, which will be the guest’s responsibility. We will keep you informed in real time if any such announcements occur during your stay.
- Seasonal Watercraft Availability: Kayaks and other watercraft are available for guest use seasonally and may not be available during the colder months.
- You need Emerald Lakes amenity passes to use the community amenities. Passes can be purchased online using your cell phone. After your booking is confirmed, we will send you a QR code with a link to the app.
- Amenity pass fees (current as of March 2025): $20 for a 1-day pass, $30 for a 3-day pass, or $50 for a 7-day pass. These fees are not included in your booking. Passes can be purchased through the app or at the welcome desk. Children 2 and under are free.
- You may rent a boat or bring your own for fishing on the lake. Guests bringing their own boat will be required to pay a $15 registration fee. Please note that only electric boats are permitted; gas-powered motors are not allowed.
- The lake is home to bass and other fish. A Pennsylvania fishing license is required, which costs approximately $30. Licenses can be obtained through the PA Fish & Boat Commission website. Catch and release only.
- For VRBO or direct bookings, please note that even if a cancellation qualifies under the applicable cancellation policy, the 10% payment processing fee is non-refundable. This fee is charged by external payment processors such as Stripe and is not refunded to us.
- The booking party must be at least 25 years old and must be present at the home throughout the stay.

📌 COMMUNITY POOL REMINDER
OUTDOOR POOL CLOSURE: The outdoor pool will be closed August 31–September 4, 2026. It will reopen September 5–7, 2026, weather permitting, and will then close for the season.

📌 Fire Pit: Never leave the fire pit unattended and make sure the fire is completely extinguished when finished.

📌 Fireworks: Setting off fireworks is strictly prohibited and illegal.

📌 Quiet Hours: Please respect the community’s quiet hours from 10 PM to 8 AM.

📌 Parking: Vehicles must be parked in the driveway. Maximum parking capacity is 13 vehicles. Parking elsewhere may result in a community fine.

📌 Speed Limit:** The speed limit throughout the community is 25 MPH.

📌 Trash: All trash must be properly bagged before being placed in the bins. An additional charge may apply if loose trash is found in the bins.

📌 Early Check-In/Late Check-Out: Early check-in and late check-out may be available for a small fee, depending on availability. When available, the latest approved check-out time is 12 PM.

📌 Pets: Undisclosed or unapproved pets will incur a charge of $250–$500 per night.

📌 Starter Supplies: We provide a limited supply of essentials, including toilet paper, paper towels, coffee, and other basic necessities. These supplies are intended to get you started during the first few days of your stay. We do not provide regular restocking, so guests are encouraged to bring additional supplies or purchase anything else they may need from nearby stores.

📌 POOL USE AND SAFETY
The private pool is available seasonally, from May 18 to October 1. It will remain closed outside of these dates. The pool is heated to a comfortable 80°F at no additional cost. If you prefer a warmer temperature (up to 85°F), we offer an optional heating upgrade for $50 per day. Please let us know in advance if you`d like to add this so we can have everything ready before your arrival. During the summer months (June through August), additional heating is usually not necessary, as the water naturally stays warm. While we’ll do our best to resolve any pool heating issues quickly, please note that refunds cannot be issued for intermittent malfunctions.

📌 By booking, guests agree they are solely responsible for their own safety and that of their group when using any of the amenities—including the pool, hot tub, fire pit, and lake access. Use at your own risk.

📌 Amenity Badges & Vehicle Identification: Amenity passes must be purchased and in your possession whenever using community amenities. All vehicles must also display the association-issued identification as required.

📌 Community Rules & Fines: Violation of any community or property rules may result in a fine at the guest’s expense.

📌 Illegal Activity: Any and all illegal activity is strictly prohibited. Any indication of illegal activity during your stay may result in immediate cancellation of your reservation, forfeiture of all fees paid, and immediate vacancy of the property. Proper authorities may be contacted when necessary.

📌 Emerald Lakes Association (ELA): This property is located within the Emerald Lakes Association. Guests over the age of 16 must have a valid ELA amenity pass. Guests wishing to fish on ELA lakes must also have a current Pennsylvania fishing license and an ELA fishing permit. All ELA lakes are catch-and-release only. Fishing permits can be purchased at the Administration Office or Community Center. Please carry your fishing permit and amenity pass while enjoying the lakes.

📌 Summer 2026 Outdoor Pool Hours: The community outdoor pool is open daily from 11 AM to 7 PM, except Wednesdays, weather permitting.

📌 Summer 2026 Indoor Pool Hours: The indoor pool is open 11 AM–7 PM on Mondays, Wednesdays, and Sundays, and 11 AM–9 PM on Thursdays, Fridays, and Saturdays. The indoor pool is closed on Tuesdays.
