Welcome to Burkshire Breezes, your peaceful oasis in West LA. Our spacious, bright and airy 3-bedroom home offers indoor/outdoor living at its finest. With two oversized living room areas opening out to a tranquil, backyard zen garden, our home offers a quiet serenity that's hard to find in the middle of the bustling city. Whimsical elements mix with modern amenities, offering you the ultimate in comfort and relaxation. You'll feel like a local while enjoying the best that LA has to offer!

This lush, peaceful home is located on the West Side, one of LA's most sought after and convenient neighborhoods. Only a few minutes' drive to Santa Monica's iconic beaches, our home is open and inviting, with plenty of sunshine and ocean breezes coming from the west. The oversized living room features an automated glass garage door that opens up to a large outdoor deck. The patio and surrounding areas are complete with lush garden landscaping, a fire pit, and plenty of seating to enjoy that perfect meal al fresco. The front yard blooms year-round with beautiful flowers, fruit trees & vegetable plants. You may not even realize you're in the middle of Los Angeles!

The living area includes two large separate rooms. The first living room includes a fireplace, piano and other musical instruments for your entertainment. The second living room features a large TV, record player, and plenty of games to keep your entire group occupied for hours. The entire living area opens out to our zen garden, making it the ideal place to enjoy the surrounding nature even while you're indoors.

The main living room opens out to a dining room and large, updated kitchen. The primary bedroom has glass french doors that open out to the backyard. This room features a plush, California king bed, and tons of closet space. Bedrooms #2 and #3 are both spacious, feature plenty of light, and contain comfortable queen & double beds for you to relax in. Both bathrooms feature large, updated showers, and one contains a bath tub for that perfect soak. The primary bathroom has a floor-to-ceiling glass enclosed steam shower.

The real crown jewel of the house is our sunny, zen-inspired backyard & deck. Warm and inviting, it features plenty of seating, a small bistro table, chaise lounge, and a colorful mosaic by a local artist to brighten your day. The house is full of charming touches and colors evoking the multi-faceted whimsy of LA.

You’re renting the entire house and outdoor area. Make yourself at home, as everything is yours to enjoy exclusively!

Our property is professionally managed by a full service vacation rental agency, so your trip will be worry-free from beginning to end. We will take care of everything from hosted check-in to departure, and will be available for anything you need along the way. We are also available to handle any special or a-la-carte requests, including pre-arrival grocery shopping and arrangement of transportation and/or tours.
CITY REGULATIONS & RENTAL RULES
(we don't make the rules, but we do follow them!)

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- Minimum age for primary renting guest is 25.
- Daytime occupancy is 10 people.
- Overnight occupancy is 7 people.
- Maximum of 3 vehicles allowed.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- Enjoy the outdoors of the property, but please keep children from trampling our beautiful landscaping.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- Pets are allowed (2 pets max, under 25 lbs), with a fee of $100 per pet. Pets must be approved and fee paid prior to check-in. Any signs of pets on the property without our knowledge will incur an additional $500 fee.
- Please pick up after your pet in the yard using the provided poop scoops!

NO SMOKING
- We have a no smoking policy. Any signs of smoking in the house will incur an additional $250 fee.

CLEANING
Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block

EXTERIOR SECURITY CAMERAS
Please note there are cameras on the doorbell, in the back yard facing the garage, in the side yard facing the garage, and in the front yard.
