It’s typically fast and reliable, though like any service, unexpected outages may happen beyond our control. Should this occur, we’ll gladly assist and coordinate with the provider.

☑️ Parking: If required, inform us prior to arrival for guidance on options or space arrangement (subject to availability and fees).
☑️ Noise and Disturbance: Maintain peace, especially during quiet hours from 10:00 PM to 8:00 AM. Be considerate of our neighbors.
☑️ Smoking and Illegal Substances: Prohibited on the premises. A P5,000 penalty for smoking inside the unit or common areas.
☑️ Events and Parties: Strictly prohibited to ensure the comfort of all guests. Avoid sticking balloons or taping anything on walls or ceiling.
☑️ Utilities and Energy Conservation: Turn off lights, air conditioning, and electronics when not in use, except for the refrigerator.
❌ Laundry: Please kindly note that there's no washer in this property.
☑️ Security and Key Responsibility: Secure all windows and doors when leaving. Lost keys incur a P2,000 replacement fee.
☑️ Pet Policy: Pets are not permitted on the premises to ensure a pet-free environment for all guests.
☑️ Cooking Guidelines: Avoid strong-smelling foods and improper disposal of oil or solid waste down the drain.
☑️ Check-in and Check-out: Observe the specified times to avoid additional fees.
☑️ Property Care and Damages: Guests are responsible for any damages incurred during their stay, including accidental damage. Additionally, guests acknowledge and agree to be solely responsible for their safety and well-being during their stay. ☑️ Garbage Disposal Guidelines: Garbage collection is carried out by the building maintenance team, who will roam the hallways for collection between 9:00 AM to 12:00 NN and 5:00 PM to 9:00 PM. If you are unavailable during these times, you have the option to dispose of your garbage at Basement 5 (B5). It's important to note that leaving garbage outside your unit or in common areas is against our community standards and will result in penalties. This policy is in place to ensure our community remains clean and pleasant for everyone.

HOUSE RULES
To ensure a pleasant and seamless stay, please take time to read and adhere to our house rules. By booking this property, you acknowledge and agree to these terms. Failure to comply may result in penalties, eviction, or cancellation of your stay without a refund.
1.) PRIVATE RESIDENCE and LOBBY POLICY This property is in a residential building, not a hotel. The front desk and building staff are not part of our team and are primarily there to assist residents. They do not provide hotel services such as luggage storage, extended lobby waiting, or special guest requests.
Building staff—including front desk personnel, security, and maintenance—help maintain a safe and pleasant environment for everyone. Please treat them with respect and follow all building policies.
If you arrive early, you can wait comfortably at Landers, Uptown Mall, or Mitsukoshi Mall, all just a short walk from the building. These places have restaurants, cafés, and seating areas where you can relax until check-in time.
2.) OCCUPANCY and REGISTERED GUESTS Only guests listed on the booking are allowed to stay in the unit. Visitors and unregistered guests are strictly not permitted.
All guests must fill out the check-in form, complete the rental agreement and provide a valid ID before check-in. This is a building policy. Failure to do so will result in denial of entry without a refund.
3.) CHECK-IN and CHECK-OUT Guests must adhere to the confirmed check-in and check-out times.
The building does not allow waiting in the lobby or luggage storage.
Early check-in or late check-out without prior approval will result in additional charges.
4.) NO SMOKING, VAPING and PROHIBITED SUBSTANCES Smoking, vaping, and the use of illegal substances are strictly prohibited inside the unit and all common areas.
Building management enforces strict penalties for smoking violations.
Possession or use of illegal substances will result in immediate eviction.
5.) NO PARTIES OR EVENTS Parties, gatherings, or loud activities are strictly prohibited.
Do not attach decorations (balloons, tape, adhesives, etc.) to walls or ceilings.
Violations may lead to immediate cancellation of your stay.
6.) NOISE and DISTURBANCE Quiet hours are from 10:00 PM to 8:00 AM.
Loud music, shouting, or disruptive behavior is not allowed at any time.
Repeated noise complaints may result in penalties or eviction.
7.) SECURITY and KEY RESPONSIBILITY Guests must always lock doors and windows when leaving the unit.
Lost keys will result in a replacement fee.
Tampering with security devices (CCTV, smoke detectors, etc.) is a serious violation.
8.) PET POLICY This unit is strictly pet-free. While some neighbors may have pets, no pets are allowed in this unit.
9.) GARBAGE DISPOSAL and CLEANLINESS Guests must follow proper garbage disposal guidelines.
Garbage collection is between 9:00 AM to 12:00 NN and 5:00 PM to 9:00 PM.
If unavailable during collection, dispose of garbage at Basement 5 (B5).
Leaving garbage in hallways, outside your unit, or near elevators is strictly prohibited and may result in penalties.
10.) COMMON AREAS and LOBBY LUGGAGE CART If using a lobby luggage cart, return it promptly to the lobby.
