We kindly request that you follow our check-in and check-out times as our building does not allow waiting in the lobby. Should you arrive early, we recommend heading to "Landers," "Mitsukoshi Mall," or "Uptown Mall," conveniently located nearby. These spots offer a delightful way to spend your time, allowing you to enjoy a meal or explore various shops until your check-in time.

REQUIREMENTS

1. PROVIDE VALID ID OF ALL GUESTS

To enhance your security and adhere to building regulations, we kindly request that all guests submit copies of their valid IDs at least one day before check-in. This step is crucial for us to register your stay with the building administration and guarantee your smooth access. Please be assured that we are committed to safeguarding your privacy and will treat your personal information with the utmost confidentiality and respect.

HOUSE RULES

To ensure a pleasant and seamless stay, please take time to read and adhere to our house rules. By booking this property, you acknowledge and agree to these terms. Failure to comply may result in penalties, eviction, or cancellation of your stay without a refund.

1.) PRIVATE RESIDENCE and LOBBY POLICY
This property is in a residential building, not a hotel. The front desk and building staff are not part of our team and are primarily there to assist residents. They do not provide hotel services such as luggage storage, extended lobby waiting, or special guest requests.

Building staff—including front desk personnel, security, and maintenance—help maintain a safe and pleasant environment for everyone. Please treat them with respect and follow all building policies.

If you arrive early, you can wait comfortably at Landers, Uptown Mall, or Mitsukoshi Mall, all just a short walk from the building. These places have restaurants, cafés, and seating areas where you can relax until check-in time.

2.) OCCUPANCY and REGISTERED GUESTS
Only guests listed on the booking are allowed to stay in the unit. Visitors and unregistered guests are strictly not permitted.

All guests must fill out the check-in form, complete the rental agreement and provide a valid ID before check-in. This is a building policy. Failure to do so will result in denial of entry without a refund.

3.) CHECK-IN and CHECK-OUT
Guests must adhere to the confirmed check-in and check-out times.

The building does not allow waiting in the lobby or luggage storage.

Early check-in or late check-out without prior approval will result in additional charges.

4.) NO SMOKING, VAPING and PROHIBITED SUBSTANCES
Smoking, vaping, and the use of illegal substances are strictly prohibited inside the unit and all common areas.

Building management enforces strict penalties for smoking violations.

Possession or use of illegal substances will result in immediate eviction.

5.) NO PARTIES OR EVENTS
Parties, gatherings, or loud activities are strictly prohibited.

Do not attach decorations (balloons, tape, adhesives, etc.) to walls or ceilings.

Violations may lead to immediate cancellation of your stay.

6.) NOISE and DISTURBANCE
Quiet hours are from 10:00 PM to 8:00 AM.

Loud music, shouting, or disruptive behavior is not allowed at any time.

Repeated noise complaints may result in penalties or eviction.

7.) SECURITY and KEY RESPONSIBILITY
Guests must always lock doors and windows when leaving the unit.

Lost keys will result in a replacement fee.

Tampering with security devices (CCTV, smoke detectors, etc.) is a serious violation.

8.) PET POLICY
This unit is strictly pet-free. While some neighbors may have pets, no pets are allowed in this unit.

9.) GARBAGE DISPOSAL and CLEANLINESS
Guests must follow proper garbage disposal guidelines.

Garbage collection is between 9:00 AM to 12:00 NN and 5:00 PM to 9:00 PM.

If unavailable during collection, dispose of garbage at Basement 5 (B5).

Leaving garbage in hallways, outside your unit, or near elevators is strictly prohibited and may result in penalties.

10.) COMMON AREAS and LOBBY LUGGAGE CART
If using a lobby luggage cart, return it promptly to the lobby.

Leaving carts in hallways or near elevators is not allowed.

Guests must stay on their assigned floor or within permitted amenity areas.

11.) HOUSEKEEPING and MAINTENANCE
The unit is professionally cleaned before arrival.

Additional cleaning services are available upon request for a fee.

Guests must not flush cooking oils, large scraps, or non-flushable items down drains.

12.) UTILITIES and ENERGY CONSERVATION
Guests must turn off air conditioners, lights, and other electronics when not in use.

The refrigerator must remain running to avoid spoilage.

Excessive or careless power usage may result in extra charges.

13.) COOKING and FOOD DISPOSAL
Guests must avoid cooking strong-smelling foods that may disturb neighbors.

Used cooking oil and food scraps must be disposed of properly and never poured down the drain.

14.) LAUNDRY
Use the provided drying rack for clothes.

Do not hang/put laundry on balconies, railings, or windows.

15.) PARKING (IF APPLICABLE)
This unit does not include parking.

Pay parking is available nearby, and guests must follow all parking regulations.

16.) BUILDING AMENITIES (POOL, GYM, PLAYGROUND)
Access to the building’s pool, gym, and playground requires prior registration and may be subject to additional fees.

Please note that these facilities may not be available on all days, and rates and schedules can change without notice.

To ensure a smooth experience, kindly contact us in advance for assistance, registration, and the most up-to-date information.

Violation Fee: ₱3,000 for unauthorized use of amenities.

17.) PROPERTY CARE and DAMAGES
Guests are responsible for any damage incurred during their stay.

Report accidental damage immediately.

The host is not liable for accidents, injuries, or lost property.

18.) NO SUBLEASING OR REMOVAL OF ITEMS
Subleasing or allowing unbooked guests to stay is prohibited.

Do not remove any linens, towels, kitchenware, appliances, or décor from the unit.

19.) VALUABLES and PERSONAL BELONGINGS
Guests must secure their valuables.

The host is not responsible for lost or stolen items.

Double-check belongings before check-out to avoid missing items.

20.) LEGAL ACTIVITIES ONLY
Engaging in illegal activities, including gambling, possession of deadly weapons, or other unlawful acts, is strictly forbidden.

21.) NON-COMPLIANCE and PENALTIES
Failure to follow these house rules may result in fines, eviction, or cancellation of your stay without a refund. Guests are fully responsible for any penalties, fees, or damages imposed by the host or building administration, including any violations of property rules, policies, or regulations.

By confirming your reservation, you acknowledge that you have read, understood, and agreed to these house rules and accept full responsibility for any associated charges.
