Misrepresentation : If false information is provided to landlord/landlord’s agent in order to induce the landlord to enter into this Agreement, such misrepresentation is cause for the landlord to terminate this Agreement and all advance payment, deposit, and/or rental money will be forfeited. If said falsehood is discovered before check-in, the party will not be allowed to check in.

Stove : Tenant is advised that the property contains an electric stove and cook top, and will seek help from management if the proper operation of such items is not fully understood.

Inspection: The Landlord and/or its agents/representative has the right to enter and/or inspect the premises with 24 hours prior notice by email, telephone or in person. Agents include, but are not limited to, workmen (e.g. plumbers, electrician, etc.). Tenant agrees not to deny access. Denying access is a material breach of this lease.

Termination : The Tenants shall vacate the premises at the expiration time and date of this agreement. Should Tenants materially violate any of the terms of this agreement, the rental period shall be terminated with appropriate notice.

Telephone Service : There is no telephone service in the unit. A tenant cell phone would be required to call 911 or the house manager

Maintenance: The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Should there be a problem with the functioning of the air conditioning, refrigerator or any appliance, the tenant will notify te landlord/landlord’s agent immediately. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition.
.Failure to abide by this rule is a material violation and may result in a termination and a claim on your deposit.

Trash Disposal : The Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put in the trash located outside of the property. Tenant is not to leave trash outside the unit door.

Damages : The Tenants shall pay for any damage done to the premises over and above normal wear and tear. The Tenants agree that the Landlord shall deduct costs of said damage/repairs from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.

Pets : We have allowed the tenants of two small dogs for her stay. Tenant will be FULLY responsable of her pets and will be responsable of any fees relted of braking idems and will be charge despite of the security deposit if needed.

Sub-Letting : The Tenants shall not sublet the rented unit.

Maximum Occupancy/Wristbands: The Tenants shall have no more than ___4___ persons reside or sleeping on the premises. ALL INDIVIDUALS STAYING IN THE HOUSE MUST BE REGISTERED WITH Mrs. VICKIE DEMERS PROPERTY MANAGER PRIOR TO THEIR ARRIVAL.

Conduct : The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be deemed a material violation and grounds for termination of this agreement. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum.

Pool :.. WE WILL NOT BE RESPONSABLE OF ANYTHING HAPPENING INSIDE OR SURRONDING THE POOL.
It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Tenant agrees to have a responsible adult supervising minors while they swim in the pool . Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risksinvolved. Tenant is further notified to be cautious when in close proximity to pool. There are no rails to prevent a fall into the pool.

Smoking : There shall be no smoking inside the premises. Smoking is not permitted in the apartment. Smoking is a material violation of the lease.

Items Provided : Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the Tenant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them.

Indeminification : The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord and their agents against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury , loss or act of god / pandemic. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.

Attorney’s Fees and Costs : Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord in enforcing this agreement. If landlord prevails in any court action to enforce this agreement or to defend this agreement, Tenant agrees to pay all attorney’s fees incurred by landlord.

Temporary Occupancy: Tenants expressly acknowledge and agree that this Agreement is for transient occupancy/vacation rental of the Property, and that Tenants do not intend to make the property a residence or household. Tenant may not use the address of the property as a permanent address.

Power Otages : We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.

No Refunds : There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions or any other unforeseen occurrence, including acts of god, civil unrest, work and family emergencies, covid-19 restrictions or other commitments.

Firearms/Hazardous Material : No firearms or explosives of any kind shall be allowed on the premises. Tenant agrees that Fireworks and other hazardous materials shall not be stored, or used in or around the property.

Prohibited Uses : Tenant shall use the property for legal purposes only. Any other use, such as but not limited to, illegal/unlawful drug use, abuse of any person, harboring fugitives, etc. shall be a material violation of the lease and cause for immediate termination of this agreement with no refund of rents or deposits. Tenant may not use the property for any business, professional, unlawful or hazardous purpose.

Smoke Detector : The property has smoke detectors installed and they are functioning properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition.

Doors : Tenant/s is/are to lock all doors when tenant leaves the unit.

Laws : The Laws of the State of Florida shall apply to this agreement. This lease shall not be recorded.

Other Property Owners : Landlord and/or Landlord’s agent is not responsible for actions of other property owners.

Enforceability : If any part of this lease is determined to be unenforcaeble or contrary to law, the remainder of the lease shall remain in full force and effect.

Waiver of Jury Trial : All parties agree to waive a trial by jury in the enforcement of this agreement.
Carbon Monoxide : Tenant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.

Security : Tenant shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so.

Valuables : Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer
than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for the condition of said items.

Cable TV : Smart TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.

Beautiful view-everything you need!!

We loved our stay at this location. It was walking distance from grocery stores and many restaurants. Our children are a little older (15 and 12) and if they went to the beach or to the pool we could see them from the balcony. :) my husband had to work a bit during our stay and the wifi was great. We would definitely stay here again if we were in the area. Thank you!

Unprofessional and dirty

They gave us keys to go to room. They said it was ready. We get to room and it’s a pigsty. We called herand she blamed it on us. They said check in time was 4:00 but the check in people said it was ready. She sent in staff but we had already left suitcases. 300.00 of earring were missing. I waited til I got home in case I accidentally left at home. I reported them she laughed at me. Then once we were home they set us up with photo of linen thrown across room and a broken table that was there when we checked in. They never called us. They just billed it. We are 60 yr old professionals she tried to take advantage of. The room was dirty. Different light fixtures didn’t work. Towels were old and dinghy. Frig not clean. Countertops not wiped. The kitchen sink was broken Toilet ran the entire time. Couldn’t read Lights to dim. The entire room was cleaned with the same rooms. There were glass doors and they were splattered with something. The curtains were hanged ng in and off rods. You couldn’t open windows. It was very hard and we had to hold them open with wood utensils. My earrings went missing. 300.00 worth. She laughed at me and told me I was ridiculous. She then and only then told us about the room. We reported the key and key mechanism weren’t working on Saturday. She didn’t fix it and our hotel was empty from 5am and 4 pm on Sunday. She didn’t send someone to clean it or fix the door. Anyone could have entered the condo with the door broken but instead of rushing to protect it she let it sit empty a whole day and automatically blamed us. The grounds were dirty. Two people had to sit by people but never helped anyone. We asked them what their job was. They said move chairs and stuff. They never moved our umbrella and chairs each time we moved. The staff spoke a foreign language to our American and we could not understand anything the staff or check in or property manner said to us or likewise. The staff spoke in a foreign language everytime we spoke to them. It was a horrific stay. We are disputing the 300.00 for the table with vrbo but I doubt we will get the 300.00 back. Irregardless unless your Colombian , Argentinian , Turkish or Peruvian I don’t recommend staying here. It is very difficult to interact. It’s not prejudicial, it’s a fact with anyone, Including the property mgr. I think the property tried to scam us. She never questioned the staff. She was friends with them. They were right we were wrong.

Great views!

I love the tides! I’ve at the tides before but first time in Vickie’s property. I absolutely loved it! The decor and the feeling were all cozy. Definitely will be staying here again!

Great location, the apartment is clean and we had good times.

Overall , I was satisfied, however, one suggestion is to change the coffee machine, it is kind of old and not working correctly, I do recommend providing a capsule coffee machines as no one do pot coffee anymore and the capsules are inexpensive and you can enjoy a good coffee in the morning.

Miami Trip

Great location and the property. The Check-in process was manual and I had to shuffle between buildings to get the final keys but Vickie was available to help whenever needed. The property itself is excellent and spacious, the bathroom shower setup was a little bit confusing in the beginning but I got used to it in a couple of days. The property is close to all the essential amenities and we thoroughly enjoyed our stay here. Vickie was great, she made sure we were safe during hurricanes and was available to respond promptly to any questions.

Excellent!

The condo was amazing! Very clean, very chic and felt like home away from home. The host was great! She always answered quickly and she checked on us as well. The condo had everything you could possibly need. And a great beach view! The few minor issues I could say we had is with the actual hotel people. Not so great customer service and no communication. Given that we didn't interfere much with them, it won't change the fact that I would still come back here, thanks to Vickie!

Girls Trip

Such a beautiful stay! Communication with property manager was excellent! She responded quickly and was always very helpful. Views are fantastic from the balcony and the beach is just a few steps away. Would stay here again.

The condo itself was beautiful, views were amazing & beach was fabulous! Loved that the cafe on the first floor actually delivers to the beach at no additional cost. Check-in process was a little time consuming but that isn't the host fault just the way the facility does their check-in.

This place was just as described and perfect for celebrating an anniversary. We were able to relax immediately and enjoy the views. We didn't need to reach out to Vickie much but when we did she was very prompt, professional and courteous.

Great View, Air Conditioning Problems!

We arrived Saturday night around 9 pm. We settled in, and once in bed noticed a loud tapping sound. We traced the sound to the air conditioning blowing through the vent. We didn’t want to bother the caretaker (Vickie) that late, so we turned down the AC and slept in a warm room. The next morning we sent Vickie a text advising her of the AC noise as well as attaching a recording of that noise. Several hours passed with no response so we called her. She said she had responded, but “forgot to hit send.” She said she would send someone on Monday. Monday afternoon, her “Handyman” arrived with no tools–just a roll of duct tape. He said he was there a week ago for the same problem. This really upset us! Evidently, Vickie knew about the problem. The Handyman left and 5 minutes later the noise returned. We called Vickie and told her. The Handyman returned with his roll of duct tape. He did what he could and Vickie promised she would send her Air Conditioning Man the next day. The AC Man showed up the next day and advised us the AC motor was bad. He couldn’t get the new motor until the next day so another sleepless night. The AC Man returned the next day and replaced the motor. So, we went back to the beach. We returned a few hours later to a very warm condo. We contacted Vickie again! She said she would send the AC Man back the next day. The temperature was 79 degrees inside the condo! The AC Man returned the next day and did some diagnostics and discovered the thermostat was bad so no cold air. He contacted Vickie and told her the thermostat needed to be replaced. As I was standing there listening to them talk it appeared Vickie was blaming her own AC Man for creating the problem. He tried to defend himself. He couldn’t believe Vickie was blaming him for a decades-old thermostat going bad. The AC Man left and returned with a thermostat. Bottom line, we had 5 nights of either sleeping in a warm condo or trying to sleep over loud noise. Vickie was very difficult to deal with! Wouldn’t allow us to finish talking during our phone conversations, talked over us, etc!! Vickie was not at all empathetic or apologetic, and all she had to say was “I’ve done what I was supposed to.” At no time did Vickie offer other accommodations until the problem was fixed or compensation for our 5 sleepless nights. Lastly, we also had to interrupt our vacation to sit in the condo with the Handyman/AC Man because Vickie was “too busy!”

Condo looked nice but had a few irritating issues.

The location and view from room was beautiful. Condo is tastefully decorated. Vicki was very responsive. The only negatives were Check- in to get fob took almost an hour. Air conditioning rattled all night making sleeping difficult. Shower was difficult to turn on and floor is very slippery.

We would definitely come back for an even longer stay!

We were very happy with the beautiful condo. Everything was as advertised. The kitchen was fully stocked with cooking items, and the whole unit and complex was very clean. The balcony's southern exposure was nice and sunny most of the day, perfect for coffee in the am and cocktails in the pm! The host (Vickie) was very accessible when we had a question about the "rain" shower, and figuring out how to use it. We would highly recommend this unit and the Tides beach and pool.
