We have stayed at this hotel several times and were disappointed with our recent experience. The hallway was dirty when we arrived and the coffee maker was broken, leaking all over the table. Our room was near the elevator and was very noisy as was the heater in the room. However, the bathroom was quite large and the bed very comfortable. Unfortunately, we will not be staying there again.

Incredible place for a family to stay! Easy access to all of Newport, and the views are spectacular!

It was clean and comfortable, and I loved being able to walk on the beach and explore the Cliff Walk so conveniently. I would stay here again!

It was a nice overnight stay with a great restaurant across the street and a beach real close. A spacious clean room with a great shower.

Good luck with parking if you are in building 2. Over all great stay. Make sure to ask for a room with a view.

Thank you for taking the time to submit your review. We're sorry to hear that you had an issue with parking. Both our buildings have enough spaces for every room. This week bldg 2 was more requested than our main building, which seems to have made it more difficult for parking.

Nice hotel, 5 minutes away from the Rhode Island Cliff Walk, beach and surfing by car and also close by, by car to the Newport mansions and most likely a bunch of other attractions which we didn't have time to see yet.

Heat/AC unit was falling off the wall and was so noisy. Pool and gym are in property across the street - way too cold to walk in Spring/Fall. Probably nice in the summer, but definitely not a Spring destination. A good reminder to ask for a room far away from the elevator lobby.

Thank you for taking the time to submit your review. We will definitely be having maintenance look into the heater unit and have that corrected immediately! We do understand that it can be a little bit of a hassle when not staying in the same building as the pool but there is a restroom with a bench guests can change into or out of their swimsuits, so they are not having to walk in their wet clothes outside in the cold.

Thank you for staying with us! We are sorry to hear you were disappointed with the hotel for not offering HBO. It is not something we have ever offered and surprisingly this is the first time we've ever had anyone upset over it. This will be discussed during our managers meeting to see if it is something we can provide in the future.

The room was a nice size with a large sitting area and nice view of the beach and ocean. The mini fridge was set to max (cool the beer now!) and one of our non alcoholic drinks froze and exploded. The room was noisy, we could hear the kids playing in the hallway and the room service staff talking from down the hall as well as street noise. Soundproofing insulation would go a long way in the next renovation. Overall it was a nice room at a reasonable price.

Good stay! Very easy to check in (they had our room ready early). Everything was clean and relatively renovated in our room. Great location, it’s by the beach and walkable to the cliff walk (but we drove and it was 1 min away). Downtown is about a 5 min drive. Indoor pool was great given it was a little chilly when we visited. Only complaint is that WiFi was not good in our room and the elevator was a bit noisy in the morning.

Love love love this place! Always my go to hotel all year round! And their restaurant across the street is to die for! I go to it all the time whether I’m staying at the hotel or traveling down to Newport for the night!!

This hotel was absolutely spotless! I enjoyed the King room- it was incredibly spacious and comfortable. The location is right across the street from the beach, and a short distance to downtown Newport. Staff were friendly, helpful, and efficient. I would definitely stay here again!

The check in was confusing because of the two buildings on the property. The room was nice and some of the views were very good. Other rooms had no views. Ask at the front desk if you have any views from your room

We are sorry to hear that there was some confusion with where to check in. We try our best to inform our guests prior to arrival, which building they will be in on their confirmation as well as the building name in the room type that is booked.

Our housekeeping staff usually focuses on our check outs first before they attended to our stay overs. They typically come between 1pm-3pm unless requested earlier. If the DND sign is on the door, they will not service the room.

One of our favorite places to stay in Middletown/Newport! The staff is always friendly and helpful, the rooms in the suites building are spacious, clean, and bright. Parking is convenient - one car/space per room. Will definitely stay again!

We do apologize for this inconvenience. Our housekeeping staff is suppose to service all rooms unless there is a DND sign present. We will be passing this along to the Housekeeping manager to review with the staff.

Some of the guests were loud and it felt a bit uncomfortable and unsafe. The gap in the entry doorway didn't help. It's too bad because it was a cute place and felt other guests also felt a bit uncomfortable because of a few obnoxious guests.

You really need to install doors that don't slam. We were up all night because of people coming in and out of rooms and slamming the door or letting it slam shut. We were on the second floor and I had specifically asked for a quiet room and being next to the elevator did not help things. So exhausted. Going to tickets next door was fun.
