Coastal Empress is a graceful 4 bedroom, 4 and a half-bathroom beach retreat in the gated Villas of Frangista community, comfortably sleeping up to 14 guests. This 2-story home features soft coastal styling and an airy, open design throughout, offering a relaxed backdrop for a Miramar Beach getaway. With a private pool and a location close to nearby beach accesses, it provides an inviting setting for days along the Emerald Coast.

Inside, the home’s main level brings together the kitchen, dining room, and living area in a bright, seamless layout suited for spending time together. Four bedrooms are arranged across 2 floors, including a 2nd-floor master suite with its own balcony and a bunk room with an arcade machine for added fun. Whether beginning the morning slowly or settling in after time at the beach, the home’s layout encourages an effortless and enjoyable experience.

Outdoors, the private pool extends across a spacious back patio with ample loungers, offering a refreshing place to unwind throughout the day. The covered patio features plush seating and a grill, creating a welcoming spot for outdoor meals or time spent in the shade. Public beach access at Whale’s Tail and Pompano Joe’s can be reached in about 5 minutes using the complimentary 6-passenger golf cart (LSV), with walking access also available. Coastal Empress is close to popular spots such as The Crab Trap, Surf Hut, and the shopping at Silver Sands Premium Outlets, rounding out a stay close to the dining and experiences that make Miramar Beach a favorite destination.

*For added security, this home is equipped with a Ring Doorbell camera at the front door.

Home Layout and Bedroom Details:

1st Floor:

Kitchen: This large kitchen is fully stocked for making meals with large families. It features high-end appliances and finishes throughout. Included are a microwave, dishwasher, stove, refrigerator, toaster, coffeepot, crock-pot, griddle, and blender, as well as all the normal utensils and cookware. There is also a large island bar with seating for 6.

Dining Room: The dining room is part of the open-concept design, including a wooden dining table with 2 benches and 2 chairs.

Living Room: This spacious living area is bathed in natural light, creating a warm and inviting ambiance. Sink into the plush seating arrangements of a couch and 3 accent chairs.

Bedroom + Bathroom #1: It includes a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. It has its own private bathroom with a glassed-in shower.

Bathroom #5 (Half Bath): This bathroom is easily accessible for guests in the main living area.

Laundry Room: This large laundry room has a full-size washer and dryer.

Backyard: Welcome to your own slice of paradise and immerse yourself in the tranquility of your own private pool, which can be heated during the cooler months.

2nd Floor:

Bedroom + Bathroom #2: It includes a queen-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. It has a bathroom with a shower/tub combo.

Bedroom (Bunkroom) + Bathroom #3: It includes 2 Twin/Full bunks with Twin trundles, a dresser, 2 nightstands, and a mounted flat-screen TV. It also has its own private bathroom with a shower/tub combo. This space also has a free-standing arcade game.

Bedroom + Bathroom #4: It includes a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. It has a bathroom with a glassed-in shower.

House Rules:
-This is a NON-smoking property.

Student Booking Policies:
-College student groups must all inquire and get approval before booking. Rates for student groups are subject to change; the price will be determined upon inquiry.
-If a college student group is accepted, they will be subject to a $100.00 fully refundable damage deposit per person.
-Golf carts are not included for groups under the age of 25 or college student groups.

Pets:
-This home is pet-friendly, up to 30lb in size, but all pets must be approved and are subject to a pet fee upon approval. Please request approval before booking.

Parking:
-All cars must be in the driveway. 4 cars maximum. No Trailers, RVs, Scooters, Boats, or Motorcycles are permitted per HOA rules.

We had a great stay!! The pool was very much enjoyed between adults and kids! House was clean. Kitchen was well equipped for dinners and breakfast at home. Golf cart was a huge bonus as well. Would definitely recommend!
