VILLA ROCCO - PISTOIA AREA
Villa Rocco is an elegant 18th Century villa in the heart of the Tuscan countryside. It is an independent and panoramic villa with pool surrounded by 18 acres of woods and olive groves, near three golf courses, various vineyards and typical small restaurants.

The villa looks out over typical Tuscan countryside - hills and olive groves, woods of chestnut and oak trees. The few cars which pass belong to the people living in the area and there is also another road with no outlet.

Originally the villa was composed of two farm houses which have been joined together, maintaining however a certain independence if required. The owners have carried out an accurate and rigorous renovation using only materials recovered from the surrounding area while ensuring a structure which respects the norms of bio-architecture.

The living areas have been renovated with a careful eye for details: antique furniture and ornaments, antique doors, modern and antique prints and paintings, and Persian carpets. On the other hand the house has every possible modern comfort.

The pool is measures 12m x 6m and with a depth of 1.35m, open from 15 April - 10 October (under normal climatic conditions) and is exclusive to the guests of Villa Rocco. It is situated on a natural terrace a few metres below the villa level and has a wide view of the valley below.

It is an 'infinity' pool and is equipped with hydromassage, swimjets system for water treadmill and changing room with shower and WC.

The cleaning system of the pool ensures utmost hygiene and eliminates any possible inconvenience caused by the chlorine. The water is slightly saline and contains the same percentage of salt as the human eye. There is a sunbathing area with umbrellas, chairs, tables and sofas . Further down to the right of the pool there is a relaxation area with gazebo and chairs. There is also a children's corner with a swing and slippery dip.

The villa (500sq.m approximately) offers luxury accommodation in seven bedrooms (four king size beds) with seven bathrooms, all with Jacuzzi bath or shower; air conditioning in all rooms. Genuine antique furniture and furnishings, with antique fireplace and a snooker room.

The accommodation is on three floors:

GROUND FLOOR
Dining room for eight people, lounge with antique fireplace, sofas, double sofabed, card table with 4 chairs, well equipped kitchen for six, downstairs bathroom with Jacuzzi shower, main kitchen with table for eight, fireplace and pizza oven, lounge with two sofas and double faced fireplace leading into a dining room with table for sixteen, TV room with sofabed for two, armchair etc., snooker room, second downstairs bathroom with Jacuzzi shower, small laundry.

The two kitchens are fully equipped and include the following appliances: one microwave, two coffee machines, one oven, side-by-side refrigerator with ice machine, two toasters.

SECOND FLOOR (two staircases 16 and 13 steps)
Four double bedrooms with king-size bed - one with ensuite bathroom with Jacuzzi bath and shower, and three with ensuite bathroom with Jacuzzi shower; one of the bedrooms has a balcony reached by a spiral staircase (8 stairs) with a single bed. Triple bedroom with three single beds. One bedroom with single bed. Bathroom with Jacuzzi bath and shower, shared by the bedroom with three single beds and the small room.

INTERMEDIATE FLOOR - THE LOFT
Above the large dining room and reached by a staircase of 9 steps, there is a bedroom with two single beds. The bathroom is downstairs. This is a quiet bedroom with pleasant views.

Facilities include: air conditioning, central heating, washing machine, two dishwashers, satellite TV, VCR+DVD, stereo, phone, internet wireless, wall safe, two children's bed, three cots, three highchairs, four mountain bikes, hairdryers in all bathrooms, hair curler, fitness room, pool towels, security safe (in some wardrobes), all windows have mosquito screens, toaster, microwave, water sterilizer, baby bottle sterilizer, Lavazza espresso coffee machine, children's play area in the garden, two first aid kits, alarm around the pool.

Also available are the following extra services to be requested at the time of booking and paid in advance: extra maid service, cook, extra linen change, car with driver for daily trips or airport transfers, baby-sitter, shopping delivered, hair dresser, beautician at home, catering for up to 50/60 guests with or without entertainment (specialised in Tuscan and Italian cooking), guided visits to museums or art cities, painting courses (on canvas or porcelain), courses in Italian cooking (especially Tuscan).

There is parking space for up to 5 cars inside the garden of the villa. Access to the property is no problem as the road is asphalted.

Public transport (busses and taxis) are down in Mosumano and the train is in Montecatini.
