Please note that the heatpumps are reponsible for air conditionning and heating. They were added after the pictures were taken. There is one head on each floor capable of heating/cooling/dehumidify if you would like to see the pictures please request it in your inquiry.

☑ 1. Guests must be 18+ years of age to make a reservation.
☑ 2. Guests may not book a reservation in their city of residence or for a third party without the host`s prior consent. If you are from the greater Montreal area or booking for someone else, please contact us first. Instant reservations of this nature are not allowed, and we reserve the right to cancel such bookings without notice or guest consent. Reach out to our team for more information before confirming your reservation.
☑ 3. All guests are required to complete B&BMTL`s online check-in process. This may involve providing a government-issued ID photo and personal information for identity verification and regulatory compliance.
☑ 4. Check-in begins at 4 pm, and checkout is at 11 am.
☑ 5. We cannot guarantee early check-in or late checkout requests. If you need this service, we offer it starting at $199 + tax fee for early check-in. Please confirm availability 24 hours in advance by messaging or calling us. Payment can be made directly on the booking platform.Guests overstaying their checkout time or causing delays for housekeeping will be responsible for any related costs and expenses.
☑ 6. Smoking is strictly prohibited, both in private balconies and shared areas. Violations will result in a fine, as well as additional charges for cleaning, deodorizing, or repairing any damage caused.
☑ 7. Parties and excessive noise are prohibited at our properties. Please be considerate of other guests in the building. If multiple interventions or police involvement becomes necessary, all occupants must leave the premises, and the guest will forfeit the entire security deposit.
☑ 8. Commercial business work without written consent, illegal activity, and possession of firearms are strictly prohibited.
☑ 9. Overnight guests exceeding the number stated in the reservation are not permitted. Only paying guests are allowed to stay past the quiet hour and overnight at the apartment. If the number of people on the premises exceeds the number originally stated in the booking, the security deposit will be charged in full. Exceptions can occur.
☑ 10. Pets are welcome with a $199 fee per stay. Guests must inform the host of the pet type/breed and are responsible for cleaning up after their pets and preventing noise/damage. Pets are not allowed on furniture/beds, and a photo of the pet is required 5 days prior to check-in. Violations may result in a penalty plus repair/replacement costs.
☑ 11. B&BMTL properties may use video surveillance in public areas. Noise detecting technology may be used inside the guest space to monitor excessive noise levels.
☑ 12. Guests assume full responsibility for any loss, injury, or damage occurring on the property and its facilities. Any property damage must be reported to customer service; failure to report damages will result in deductions from the security deposit.
☑ 13. In case of a major emergency or valid concerns (such as electrical or plumbing issues, unauthorized pets, smoking indoors, overcrowding, excessive noise complaints, or other serious matters), our team reserves the right to enter the apartment without the guest`s prior consent to safeguard the property`s condition.
☑ 14. In case of a dispute with the host for any reason, the guests will have to raise the concern to the proper channel with airbnb. The host is not responsible for the delays this might cause if we need to use the resolution center. No retaliation of enforcement of house rules will be tolerated.
☑ 15. Heat Pumps are doing the Cooling in the summer and the Heating in the winter. Never use air conditioning if the outside temperature is below 18 Celcius. The heat pump cannot cool below outside temperature when it is cold. Never use the AC mode of the heat pumps in the cold season between October and APRIL. You cannot use the heating mode when outside temperature is above 21 degrees celcius. Never use the heat mode of the heat pumps in the summer season between May and September.
☑ 16. If guests are missing the checkout time of 11:00 Am on check-out date we reserve the right to charge you a late checkout fee of 100$ for the first hour. If guests and or their belongings are still inside the apartment`s without express written consent of the host after 1hour we reserve the right to charge the full amount of the next calendar day. If guests are still present after 2 hours and the cleaning staff is unbale to clean the apartment`s for the next group in time for the next check-in we reserve the right to ask for additional damages and loss of income from the next reservation.
Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, which will be addressed through the platform.
Disputes and Chargebacks: All disputes must 1st be addressed between host and guest. In the event of a fraudulent chargeback, all reprocessing fees and all associated legal fees may be applied.

Everything was clean. There was construction next door that limited enjoying the backyard in the morning, but that will be done soon enough. The booking gave me a pin that led us blocks away, so use the address rather than the pin. Had a great time and used the location to visit old Montreal almost every night as well as a short walk to l’Olympia Theater.

Great location and place to stay while visiting
Stay was great, Sam is great at communicating with us and the place was located in a quiet area but a 10 minute walk from anything you need as well as old port. Only thing that we could pick on is the king bed slats need to be fixed to hold the bed up properly and downstairs AC drips at night. Would stay here again!

Fabulous apartment
We really enjoyed this property and appreciated the deck and yard! Our stay was very comfortable. The kitchen is newly renovated and has everything you need including a Nespresso and complimentary pods! Sam was very responsive and helpful with all of our questions!

Wonderful location
Samuel was very easy to work with and very responsive to questions. Great location in downtown Montreal made most of what we wanted to do walkable. Lots of sites to see, restaurants and shopping. House was great and would stay again next time I travel to Montreal.

The place was in a great location. It is a beautiful apartment. The only thing to nite is that it’s on the bottom floor and the people upstairs were very loud until 2 A.M.! Not much sleep! But the apartment itself was great. Samuel was a great host!

Amazing time in Old Montreal!
Fantastic location in the heart of the city, amazing authentic old Montreal vibes, very comfortable and beautiful place, with easy walk to many attractions. We travelled with our dog so the fully fenced in backyard was awesome, and we’re happy to find an off-leash park around the corner. Owner/host was wonderful too, made sure we had everything we needed and great communication from start to finish. Highly recommend!

Our family had a lovely time. The apartment is remodeled nicely, an old building charm, and artistically quirky. Sam was very responsive and went out of his way to make sure we had everything we needed and dealt with any issues. The beds are super comfy, and the apartment was well stocked. Sometimes it can get noisy if the folks staying in the unit above are loud, but that’s just what you get in a city unit in an older building, and Sam was very quick to take care of it. Enjoy your stay.

Awesome choice
The pictures were spot on, we were pleasantly surprised to find a drip coffee maker that we used daily. The beds were VERY comfortable, the space had plenty of comfortable seating, the bathrooms were very nice and I loved having a thermostat separate in the bathroom that I could make it warm for the chilly mornings when I took my shower!! It was very clean, the area was quiet and I was so happy to have a washer and dryer to wash our towells each day since we had 8 guests.

Great stay!
We chose this place, due to the close proximity to the water and old Montreal. We loved walking the streets, hardly drove anywhere! It felt very safe.We were celebrating my mom‘s 70th birthday with her and all my sisters/sister-in-laws. We enjoyed the bright cheerful main level, nice kitchen to cook in, and the outdoor seating area. The unit was very clean and Sam was very helpful. Always answered any questions we had right away. Definitely recommend it:)

Six family members and I stayed and we were all impressed by the size and utility of this rental. I thought the kitchen was equipped with the essentials perfect for the minimal cooking we had planned to do. The beds were very comfortable. All of the seating, indoors and out, was comfortable- the cushions for the patio set were appreciated. There was enough space that we felt we could spread out and not be cramped in one living space. Sam was quick to respond and check in was faultless. The location was great - walking distance to IGA, SAQ, Old Montreal, Bixi stands and transit.

Wonderful host
Sam could not have been more gracious, kind and honest. He has been enormously helpful and worked with us the whole way. We were unable to keep the reservation due to unforeseen circumstances, however we plan to do so as soon as we possibly can. If you decide to stay in Montreal, choose this property. Sam is fantastic. The property is where you want to be in Montreal, which is the loveliest of places to visit.

a fine property — and thank goodness for reserved parking
This spot worked out quite well for us (a Maine couple traveling with our daughter, son-in-law, and seven-year-old grandson). My wife and I were quite comfortable in the ground-floor king bedroom and the others had plenty of space to themselves in the lower-level quarters. Montréal had been hit by back-to-back record snowstorms before we arrived and the streets and sidewalks were a mess — piled high with snow, stranding or burying many cars throughout town. We were extremely grateful to have a very nearby, designated parking spot all plowed out and waiting for us on arrival. The apartment was very much as-advertised and, from our first contact to the last, Sam was a gracious, responsive, and helpful host. We were more than satisfied with our stay.
