Exceeded our expectations - perfect
This was the most peaceful and enjoyable accommodations. Such welcome hosts- we felt very cared for. The location was perfect - with so much to enjoy just minutes away. Nashville was only 30 min away - but this property was the perfect TN experience. Already planning to return and enjoy the property more with just relaxing on the porch with a book and a good afternoon nap. Thank you to our hosts that made our stay with our friends so enjoyable.

Fantastic Experience!
As an amateur musician, and with my daughter learning to become a sound technician and producer, our stay at Dark Horse Studios was truly remarkable. The tour of the studios was captivating, and the staff's kindness made the experience even more enjoyable. Justin and Austin were exceptional hosts, with Justin providing valuable insights into the music industry and inspiring my daughter to pursue her musical career aspirations. Our time at Dark Horse Studios was nothing short of amazing - a place that is unique, eclectic, creative, and truly inspirational. We simply loved our time at the Dark Horse!!! For any artist, this is an opportunity that cannot be missed.

Loved Dark Horse Recording Studio!
My wife and I had a great time in Franklin staying at the Dark Horse Recording Studio! Stayed in the bunkhouse and just loved it. Austin was very friendly and helpful. We brought our dog Cooper and it was a great place for a dog lots of land for him to roam and explore. We meet Robin the owner who was also very friendly and nice. Such a neat setting not one you find very often. Would recommend to anyone for a great get away from the ordinary! Thanks Dark Horse team we loved it! Jim

Perfect getaway!
The dark horse was exactly what I was, hoping for, and exceeded my expectations! Minutes away from downtown Franklin, the owner and staff live on the property and were excellent! Can’t wait to come back!

Another great Vrbo experience
I am always looking for unusual places to stay other than the big hotel chains. My experiences this year vacation traveling staying in Vrbo homes and in this case at a recording studio where great musicians have recorded was a wonderful opportunity. Lovely, peaceful place
The property is beautiful and very peaceful. We loved having a cup of coffee on our private porch in the morning. Communication with manager Robin was a great! We really enjoyed touring the studio spaces and having musicians around. The town of Franklin is nearby and so charming! Nashville is also within striking distance. We will be back!!!

Awesome retreat in Franklin
The property is super cool and a totally different experience. Our 5 year old loved the bunk beds in the bunkhouse room. The walkout porch allowed us to drink coffee outside and watch out little boy play in the yard. We could definitely hear music coming from the studio above on Friday night, but it was welcomed and enjoyed!! Robin was a gracious and friendly host and we look forward to returning.

Peaceful Stay
Took my Mother and Brother here for my Mother's 79th Birthday. Outside of all the stairs for her it was a great experience and just the time away we all needed. I would love to come back with friends.

Perfect getaway!
I was looking for a place to get away with my sons and be able to bring my dog. This property was perfect! We were made to feel welcome and at home the entire time. An eclectic, unique property and experience. Very clean. Short drive to downtown franklin.

Almost Great
I think I just prefer a bit more cleanliness. There were about ten hand towels on the sink for us to wash our faces or dry our hands with standing mold on them. There were cobwebs & tons of dust on all of the dirty vents and mildew on the shower heads. Communication was VIP level, and the location was perfect, but the room conditions were less than ideal. Music playing at night was not really a problem, but there were so many cars one night that left us without a spot to park. There were plenty of pros but also plenty of cons for what was an expensive night's sleep. If this stay was $150 per night, it would make sense. I think we are just in the 3 star range.

So Relaxing
Great 3 day getaway. Easiest VRBO ever. Robin, Emilee and the staff are amazing . The location is secluded yet close to historic Franklin. The area is beautiful, and the Dark Horse architecture is worth a visit. Would definitely go back!

Fabulous Girls Weekend
This property is amazing, beautiful, and incredibly open and accommodating. We enjoyed communicating with and meeting Emilee, the manager, who gave us a full tour of the studio and property. The location feels like a remote getaway, but if very close to lots of sites, shops, and restaurants.

Peaceful location, lovely setting
Peaceful place not far from town - very pretty and not too remote. The "bunk house" is really just a hotel room so the name threw me a little. The room is nicely appointed and reminded me of Wolf Lodge accommodations. The bunks are not uncomfortable, but they are indeed bunks so be ready for that. There was a nice porch where I spent some time reading and enjoying watching my dog play on the property. When I arrived, I had just spent 3-4 really difficult days moving boxes and such - I was not in great shape physically and realized on arrival that both the possible paths to my room were somewhat difficult. A truly tiny woman took all my bags and belongings to my room for me. If she hadn't, I might have just slept in the car I was so exhausted, but she was so very kind (not to mention strong!) and provided this help at the exact right moment. Thank you!! There are coffee fixings in the room, but the kitchen is actually down the hall in a shared area. This was a nice, quiet place to hang out for a few days while our home was being shown.

Amazing Property
My wife, daugher (11) and I enjoyed this amazing property during a stay that required us to be in downtown Mashville for a week long event. The day we arrived there was a snowstorm which added to the fun. Robin is a wonderful host and the property is simply amazing. The Bunkhouse fit our needs perfectly and we loved staying there and hope to do so again.

Perfect! Unique and interesting
I cannot say enough great things about our stay at the Darkhorse Bunkhouse. Emilee, our contact was so kind, friendly and helpful. The whole process was really easy and comfortable. Such a cool place to see and convenient place for us and our two puppies. There is always some kind of music happening. It is a recording studio and has such a great, low key vibe. It's not intrusive at all, just a cool background. Will definitely stay there again.

Unique and charming
Magical. Not your usual VRBO rental! Everyone very friendly, highly recommended if you don’t mind coming and going with other people who are there to record and learn, as the main building (where the bunk room is) is an active recording studio.

Totally Enjoyed
Place was secluded but close enough to Franklin so that it wasn't a problem to go out for dinner, etc. Emilee and her staff were very accommodating including a tour of the premises and the recording studios. We stayed in the bunkhouse and the bunk beds were comfortable and plenty big enough for adults. The bathroom in the bunkhouse is worth the price of admission. Grounds are beautiful; we enjoyed sitting outside on the porch with blankets and sipping wine as we reminiced about our day in the area. There's something pretty cool about staying at a place where Taylor, Dolly, Reba, Keith, etc. recorded albums.

Unique Stay with Excellent Property Manager
My son and I needed a place to stay while our home was being renovated. It was a very "out of the box" location and I was kind of nervous at first. However, we had the best time. The Property Mgr, Emilee, was so helpful and quick to respond. It was also really cool for my son to be able to see and hear some of the recording sessions taking place at the studio. Its an experience you wouldn't find elsewhere. The actual bunkhouse was super cool and we never heard a peep from anybody when we were hanging out in our space. Its conveniently located near Nashville, Leipers Fork, and Franklin.

We flew into Nashville for a concert and we’re looking for a place to stay near Franklin to be outside the city and enjoy some quiet. The location and setting are beautiful. Unique!
What a unique experience! I was originally going with my teenagers and thought it would be a fun experience to stay in an active and well-known recording studio environment as I show them the Nashville area. Unfortunately, my kids had unexpected assignments due in an already challenging academic year and did not want to risk not completing things in a timely manner. So I went on my own, and my experience at this venue absolutely ensures I will bring my kids back another time to experience it for themselves! The whole property is just beautiful, peaceful and interesting. Robin could not have been more accommodating and accessible. Everything you need is there and if it isn’t obvious, just ask! It is a bustling environment, so bear that in mind. I found it charming and familiar, as I used to work in the industry. I wouldn’t call it disruptive or loud at all—just that it is a working studio and you breathe in the sense that creative and wonderful things are happening around you!

Wonderful stay
I had a wonderful three night stay at the Dark Horse Recording Studio property. Robin was a great host and vey responsive. The property is so unique and gorgeous. Location is very close to downtown Franklin - which I explored during the day. My evenings were spent on the porch reading, watching fireflies and listening to the music that surrounded me. I was so relaxed and am really looking forward to a return visit. Thank you, Robin!

Girls trip get away
The Bunk House at Dark Horse Studio was a great getaway spot for our recent girls trip. The Bunk House had everything the four of us needed to enjoy our long weekend. We enjoyed visiting with the students and interns while we were there. They shared a lot of history of the property and their music industry education courses. The property was beautiful and peaceful. Our private porch and the crow’s nest were amazing to sit and enjoy morning coffee or evening cocktails. We were close enough to downtown Franklin that we drove into town for our meals, but could have easily prepared anything we needed or wanted in the kitchen of the Bunk House quarters. The staff at Dark Horse was incredibly helpful and went out of their way to get us anything we needed. Even a forgotten hairdryer! Thanks Wayne and Nicole! ;) We are so glad we stumbled upon Dark Horse. Can’t wait to return!!

Very cool place
The bunkhouse is part of a functioning recording studio with classes for music students. We were in town for a music festival so it seemed appropriate. The grounds are beautiful and at your disposal. Robin, Wayne and the students were very attentive and made our stay very pleasant. Will definitely look here first the next time I need accommodations in Franklin.

Charmingly lovely country retreat
Marvelous hospitality! Everyone we meet were filled with friendly smiles. Accommodations are excellent! Comforting bed, fabulous bathrooms, great temperature, kitchen, grounds, outside seating & much more. You will fill renewed from staying here. Loved it & looking forward to going again. 😍
