Niche Shotgun | Pet Friendly, 10 min to Bourbon St

***Street Construction Notice*** as of June 2025, there is some street construction going on in the neighborhood. Hours of activity are from 7AM to 4PM, and it shouldn't impact your stay, though there may be sections of the street closed off for parking, meaning you may have to park a few doors down.

Neutral Ground Niche is a spacious, traditional shotgun in the heart of New Orlean's centrally located Mid City neighborhood with nearby restaurants, bars, and attractions. This unit boasts beautiful old New Orleans features like hardwood floors, high ceilings, large windows with natural light, and classic architecture. Neutral Ground Niche has everything you'll need for your stay including comfortable beds with high quality linens, a fully stocked kitchen, washer and dryer, and Wifi.

Spread out in this vibrantly decorated, spacious unit featuring 3 bedrooms and 1 1/2 bathrooms with two king beds and a queen with comfortable mattresses and linens. A comfy queen self inflating air mattress with linens and pillows is also provided. You will find luggage racks and dressers in each bedroom as well as sound machines and ear plugs for sensitive sleepers. The full bathroom has towels, a hair dryer, shampoo, conditioner, and body wash. You will find everything you need to cook or enjoy a cup of coffee or tea in the newly remodeled kitchen. Relax in one of two great outdoor spaces including a quaint front porch, and a backyard space.

This home allows dogs (limit of 2) and they must be 25lbs or smaller. There is a nonrefundable fee for pets charged at the time of booking, so please be sure to include the pets on your reservation. Unauthorized pets will result in an additional $250 fine in addition to the normal fee.

Dan and Jessie are based in New Orleans and can address any concerns you might have. We do our best to keep the house in tip-top shape, but we understand that things still come up so if something is not as described in the listing or you encounter anything in the unit that is missing, broken, or not functioning properly please don't hesitate to contact us. The house is located in the Mid City neighborhood of New Orleans which is just about as centrally located as you can get. Pretty much anything in the city is a 5-10 minute Uber ride and the Canal Street Streetcar line is only five blocks away. There are plenty of great restaurants and bars located in Mid City and the surrounding areas, some within walking distance. City park and some of the iconic New Orleans cemeteries are located in Mid City. The French Quarter (2.2 miles), Bourbon street (2.2 miles), Superdome (1.3 miles), and Convention Center (2.6 miles) are a short drive from the house. It is also a five block walk to the Endymion Mardi Gras Parade Route and two miles away from The Fairgrounds.

1. The booking guest must have their ID uploaded to their airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property and in the backyard. Dispose of trash.

5. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.

6. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

7. Please do not use face towels to remove makeup.

8. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. Garbage day is Mondays, please bring trash can to the curb. The city does not participate in recycling.

17. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.
