Happy Hours I New Smyrna Poolside at the Beach 2bd/2ba +loft

Spend many happy hours here at Seaside Villas, directly across from the no-drive section of New Smyrna Beach. Located just south of Daytona Beach and an hour east of Orlando, New Smyrna Beach is a favorite of Central Florida locals. This property is adjacent to Happy Hours II, property ID 2218674. Rent one or rent both for a total of 4 bedrooms in two condos.

This well-stocked condo has a fully-equipped kitchen, comfortable seating in the living room, and one bedroom with a king bed and full bathroom on the first floor. There is a second bedroom, a full bathroom, and a loft with a fold-out futon and a washer and dryer on the second floor.

Seaside Villas is a small complex with just 14 units. This end unit has its own screened lanai overlooking the pool and a private patio on the west side for you to enjoy sunset views. The main entrance can be accessed from the parking lot off Oyster Quay and through our private patio with outdoor seating. The open living space includes an open kitchen with stainless steel appliances, a dining area with a cozy banquette, and a comfortable living room.

This is our family vacation home that we rent out when we are not able to enjoy it. I'm just a short distance away and can be reached by phone or text. Self-check-in by secure keypad.

The beach access is just a few minutes walk across the street. Beach carts, coolers, beach chairs, toys and an umbrella are provided for your use. Take our two beach cruiser bikes for a ride on the nearby bike trail on Saxon Ave. up to Publix, or explore the wooded trail along Saxon Ave. up to Indian River Lagoon Park for fishing or birdwatching. A plaza with a grocery store, breakfast restaurant, Italian restaurant, liquor store and beach shop is just a few blocks walk away.

Seaside Villas is located just west of Atlantic Avenue approximately two miles from the Flagler Avenue entertainment and shopping district. After crossing the south bridge onto the peninusula, you will pass several restaurants, a grocery store and shops. The no-drive part of the beach starts at 27th Avenue and southward to the Cape Canaveral Seashore. Our townhouse is .8 mile south of the 27th Avenue beach access, just across from the beach access at Oyster Quay. Although it is a public beach access, it's in a quiet section of the beach away from the crowds. Our unit has one designated parking spot.

Perfect New Smyrna Retreat

Wonderful, cozy property with great location within walking distance to beach. Close proximity to pool with screened in lanai for relaxing. The unit is well stocked with beach chairs, boards and activities. Indoor games for family fun provided as well. We hope to return next year. Owner Val is very responsive and checked in to ensure our comfort and check on needs. Thank you!

Great stay at Happy Hours!!

We recently stayed for a week long at happy hours, seaside Villas. The location is perfect- literally across the street from the beach. I loved this because if you stay on the actual beach front it can be super windy, this cute little villa is set back enough that you are protected by the wind and cooler ocean breeze. The villa it self is very cozy and cute with a nice layout. It is a bit outdated and could use a deep clean in some areas, like the patio . Also would be nice to have outside items- bikes, beach accessories stored inside or in some kind of enclosure. They take a beating from all that fresh salt air. With that said I’m certain it is difficult to keep the property and items in ideal shape with numerous renters. The host , Val was a phenomenal host! We had a problem with one of the bikes and he was very attentive to helping us get it repaired. I loved that there was a ton of closet space to unpack our suitcases. Lots of games , books, beach items, towels, etc. Overall I would rent this villa again! Thank you Val!!

Awesome/ private

It was so great! It felt like we had our own pool the whole time we were there. Very clean. Great layout. The use of space in this place is well thought out!! It was nice and dark at night unlike a lot of other places I have stayed. Beach is super clean and just a short walk. Val was great! Would stay again! Highly recommend!!

Perfect spot for our family

We loved the location. Very short walk to the beach. We liked that it was on the non-driving part of the beach. The condo had everything we needed to make our trip to the beach easy and convenient. Val was great and very quick to respond.

Comfortable and easy beach access

We had a great stay here despite the weather wasnt the best. But the pool was great! my kids enjoyed it even in the colder rainy days in April. There is everything you could need to cook in the kitchen and then some. The bedrooms were clean and comfortable! We would stay here again for how comfortable it suited our family of four and how close the walk to the beach was! Val was easy to communicate with and there are some really great shops and restaurants close by!

Spring Break

Val's property was just what our family needed for an enjoyable and restful spring break! The screened porch was perfect for morning coffee and evening reading. Great Location, Wonderful Host

This small condo community is quiet and perfectly located away from the crowds but very close to the beach. Val is an attentive, helpful and responsive host. The unit itself could use some updating but is clean, comfortable and well-equipped. We would stay here again if / when we return to NSB.

Nice Quiet Safe Stay

The condo was nicely furnished . Kitchen had plenty of dinnerware/glasses. Pool was nice. Short walk to the beach. Market plaza was within walking distance which had groceries, restaurants, ice creme, liquor, pub. Val was very responsive to any and all questions. highly recommended

Great Vacation at Happy Hours!

This was our first time staying at Val's Happy Hours condo. It was just perfect for us. Val was a great host and we loved the location right next to the pool. The condo had everything we needed, gas grill, easy place to park my bike, and an excellent screened in porch overlooking the pool. The neighbors were all so friendly and we look forward to coming back some day soon.

Very Happy

Our group ( two 59 years olds and two 67 years olds) were very happy with our stay at Happy Hours. We experienced no issues other than the power went out briefly a couple of times during a high wind event and we had weather bad luck. Happy Hours is a two minute walk to the sand, a 5 minute walk to Dollar General Market and a 10 second walk to the pool from the very nice screened in porch . Val was easy to reach via email and kept in touch during our entire stay. The beds were comfortable and from the assigned parking space to the front door is less than 50 feet. There were only two things that I would consider on the down side. 1 The steps to the second floor are a bit narrow. 2 No garbage disposal (which is not a huge deal if your not use to having one at home) I would recommend Happy Hours and I am sure we will stay there again at some point

Beach living vaca

Our family vaca was such a wonderful time because of Vals space. The location is incredible being right across from the ocean access. We enjoyed the beach toys, chairs and bikes thoroughly and practically lived the entire stay on the beach! Val made our experience one to remember and we will definitely be looking to come back :)

Relaxing Vacation

We chose this property because of its location close to the beach and we weren't disappointed. The property had all the items we needed to go to the beach; umbrella, chair, kids toys, and many other things. It was also located within 5 minutes of some of the tourist places we wanted to visit, just over a half hour to Daytona beach and an hour to Kennedy space center. The condo was clean and we were able to sleep 7 people with no problem The pool right outside our back door was also nice. I would stay here again if I ever come back to New Smyrna Beach.
