The front patio offers a welcoming outdoor space with an ocean view, featuring a dining table with seating for 6–8, a market umbrella for shade, and a propane gas BBQ grill, perfect for enjoying meals and relaxing in the coastal breeze.

LIVING, DINING, & KITCHEN:
The comfortable living and dining space features a leather sofa and loveseat, streaming cable TV, and a sliding glass door that opens to the front patio. A dining table with seating for 6–8 provides plenty of room to gather and enjoy meals together.

The fully equipped kitchen is stocked with everything you need to prepare meals with ease, including a full set of dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

YOUR SPACE:
Guests will have private, exclusive access to the entire ground-floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

HOME FEATURES:
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Parking: One designated space is provided in a shared double carport, accommodating most vehicles, including some SUVs. The enclosed carport has an 83" height clearance and is accessed via the rear alley. Additional neighborhood parking—both metered and unmetered—may also be available nearby.

Laundry: Shared laundry facilities are located in the utility room along the ground-floor walkway near the garage. A complimentary starter set of laundry essentials is provided.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
