Newport Beach is known as one of the world’s premier recreational beaches, and this upstairs 3BR/2BA home places you right in the heart of it all. With top attractions, dining, and everyday conveniences all within easy walking distance, it’s the perfect setting for an affordable and memorable family getaway.
LIVING & DINING AREAS:
The living area features a cozy sofa and a streaming TV for relaxed downtime, along with a dining table with seating for four, perfect for casual meals or planning the day’s activities.
BEDROOMS:
- Primary Bedroom: Queen-size, streaming TV, ceiling fan, en-suite bathroom
- Guest Bedroom 1: Queen-size bed, ceiling fan
- Guest Bedroom 2: Two twin-size beds, ceiling fan
BATHROOMS:
- En-suite Bathroom: Combination shower/bathtub
- Hallway Bathroom: Combination shower/bathtub
OUTDOOR SPACES:
The large rooftop deck, shared with the ground-floor residence, offers a great space to relax and gather, featuring a dining table with seating for six, comfortable lounge seating, a market umbrella for shade, and a gas BBQ grill for easy outdoor cooking.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, stove, oven, and microwave (no dishwasher). Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES:

- 4 low-profile beach chairs
- Hair dryer
- Iron and ironing board
- Hallway wall heater and portable space heaters in each bedroom
GUEST ACCESS:
Guests will have access to the entire upper 3BR/2BA residence. This includes all interior spaces and the rooftop deck, which is shared with the ground-floor residence. The ground-floor residence is not included in this listing.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: Shared coin-operated washer and dryer are located in the garage. Please note that guests must provide their own laundry supplies.
Parking: One space in shared two-car garage. Fits most vehicle sizes. Accessed via rear alley. Neighborhood street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
