    LIVING AREAS:

    The house benefits from a large living space equipped with a double sofa bed, a SMART TV with Netflix and plenty of space to sit down and relax in the evening after a long day at work.



    DINING AREAS:

    The dining table seats up to 6 people and is ideal for a sit-down meal in the evening after a long day at work or with the family.



    KITCHEN/COOKING FACILITIES:

    The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in Northwich. There is a gas hob, oven, fridge freezer, microwave, toaster, kettle, washing machine & dryer.



    BATHROOMS/TOILETS:

    There are 2.5 bathrooms at the property. There is a downstairs WC with toilet and sink, a main bathroom on the first floor which benefits from a toilet, sink and bath with an overhead shower and an en-suite bathroom on the second-floor which benefits from a toilet, sink and shower cubicle.



    PARKING:

    The property benefits from FREE driveway parking for 2 cars in front of the property.

    HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING



    *No Parties or Events Allowed

    This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.



    *Quiet Hours After 10PM

    This is a peaceful residential area. Please respect quiet hours from 10PM onwards.



    *No Smoking Indoors: £1000 Fine

    Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.



    *Noise & Air Monitoring in Place

    Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.



    *Travel Cots & High Chairs

    Travel cots and high chairs are available subject to availability and are charged at £10 per item per stay. Please request these in advance of your arrival.



    *Stays over 10 nights

    Stays over 10 nights require additional housekeeping for an extra fee of £120. If unpaid, the booking will be reduced to a maximum of 10 nights.





    *Online Check-In Required

    To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.



    *Check-In/Out Policy

    Early check-in: £20/half hour before stated time (if not pre-approved)

    Late check-out (after 10AM): £20/half hour



    *Security Deposit OR Damage Waiver

    We require either:

    A refundable security deposit of £250–£500 (depending on property size), OR

    A non-refundable damage waiver of £50–£150 (depending on length of stay)



    *Pet Restrictions

    Pets are not allowed
