Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:
GUEST VERIFICATION Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:
1) Providing a copy of your government-issued photo ID. 2) Photo Verification 3) Confirming your contact information & agreement to our Rental Terms and Conditions
Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.
HOUSE RULES 1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors. 2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day. 3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities. 4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee. 5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation.
Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.
CANCELLATIONS We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.
EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.
2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee. This fee is paid through the Airbnb Resolution Center.
POLICY VIOLATIONS 1) Late check-out without prior approval will be charged per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative. 2) Excessive Cleaning will be charged per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc. 3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.
REPORTING ISSUES Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help!
LOST & FOUND Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a fee. We are not responsible for locating left items.

We came to stay the weekend to enjoy the Knoxville area during the game and shop! This home was perfect for us 3 couples. House was a lil older than it looks pictured but all and in all it was perfect for us! Thank you for a great place to stay and enjoy!

Overall our stay was pleasant, accurate listing, decent neighborhood. But had some issues and since this property is ran by a management company wasn’t great troubleshooting. The smart TV wasn’t connected to the WiFi (WiFi worked but couldn’t connect the TV) needed to find a router to reset and didn’t find it until we were leaving (under the bed by the headboard in a bedroom) which wasn’t a huge deal as we were busy and using this place to sleep mostly. The toilet did stop working, no clue as to why, tried to fix it ourselves but couldn’t, property manager said it’d be addressed during business hours which meant half our stay, which was the weekend we didn’t have a toilet. We figured out a somewhat solution but was frustrating.

Very disappointed with the house. It smelled bad and unclean. We had to cover the couch before sitting on it due to stains. Bathroom was gross and dirty and I had to clean it before using it. Dishes were in the dishwasher, who knows if clean or not. TV in living room would not connect to internet and we were stuck in bedroom watching and the fan in that room is very unsteady They did give a small discount for the tv issue. Kitchen had very minimal items for cooking and not even a spatula to use. Honestly, the best part of the house was the large fenced yard for the dogs.

We had a wonderful stay. The place was very clean and all the amenities were very nice. We were traveling with our pets and they was plenty of room for their cage and a wonderful backyard for them to play in. We used the fire pit 2 nights, very relaxing remember to bring your own camp chairs like we did and firewood. We met a neighbor who was very nice and friendly. Plenty of space , updated appliances. Great location. Wifi was a bonus. The only drawback was we could have used a large pot for cooking pasta and shrimp. We had to go out and buy one other than that we were completely satisfied.

I do not know what cleaning service you use but i would start checking some of your properties.
The light fixture above table is coated in dust.
I had to brush air filter in purifier just to get some air flow. It and A.C filter need to be changed and intake grate cleaned.
I don't mind cleaning up after ourselves. ie... washing machine, dishwasher, recepticles to the curb.
What i do mind is pulling an overloaded and rancid garbage can up a driveway to the curb.
The youngest in our group is 54. Compared to us, she is a spring chicken.
The kitchen sinks and tub are stained, so there for they look dirty. A little Bar Keeps will make them look a whole lot better.
No offense, but that is the most uncomfortable furniture in that house. All of it.

We stayed for 2 nights at the property because we were attending the rowing regatta at the lake. The property was clean and located so perfectly for us. Big yard for the pup and parking was great. Tv was good and bed was comfy. Check-in and out was easy.
