Welcome to 27 Island Edge Drive, a beautifully furnished multi-level townhome in Ocean City’s premier gated community, Sunset Island.

Just two blocks from the beach, this 5-bedroom, 4.5-bath retreat blends modern comfort, family-friendly spaces, and resort amenities for a perfect coastal escape.



Inside, enjoy a bright open-concept layout with a quartz kitchen island, stainless Whirlpool and LG appliances, and both Keurig and drip coffee makers. The living area features a Hisense Smart Fire TV mounted on a modern stone accent wall, a ceiling fan, and a dining area that flows seamlessly to the kitchen balcony.



Multiple balconies offer scenic canal and community views, while the home’s five bedrooms span four levels—providing privacy and comfort for large groups or families.



Guests also enjoy access to Sunset Island’s top-tier amenities, including indoor and outdoor pools, a fitness center, splash fountains, private bay beaches, walking trails, and on-site waterfront dining.



All linens and bath towels are included, and every bed will be freshly made before you arrive.

★★ Resort Fee Schedule (Paid Directly to Sunset Island) ★★

Guests must pay the mandatory Sunset Island Resort Fee directly to the management office at or before check-in.



Townhome Resort Fee (per stay):

✹ Summer: $200 (May 25 – Sept 6, 2025)

✹ Fall: $150 (Sept 7 – Sept 30, 2025)

✹ Winter: $100 (Jan 1 – Apr 30, 2025 & Oct 1 – Dec 31, 2025)

✹ Spring: $150 (May 1 – May 24, 2025)



The Resort Fee includes:

✔ 6 pool passes (children under 4 do not need a pass)

✔ 3 vehicle parking passes

✔ Access to resort amenities including pools, beaches, fitness center, trails, and more



Additional passes may be purchased from the Sunset Island office for $70/week or $25/day (2024 pricing).

Additional parking, if available, is $70 per vehicle.

✹ Indoor Pool: Open year-round (8:00 AM – 8:00 PM off-season)

✹ Splash Fountains: Open May 26 onward (10:00 AM – 4:00 PM & 6:00 PM – 10:00 PM)

✹ Fitness Center, Library & Clubhouse Wi-Fi: Open May 1 – Sept 30 (8:00 AM – 8:00 PM daily)

✹ Saunas: Reserved for property owners only

Do you provide linens and towels?

✹ Yes. All linens and bath towels are included, and every bed is made prior to arrival.



Is parking available?

✹ Yes. The garage fits 2 vehicles (mid-sized cars or SUVs). Larger trucks will not fit. One additional space is available in the driveway.



Does this property have a pool?

✹ Yes. Sunset Island offers indoor and outdoor pools, a kiddie pool, and splash fountains (open seasonally).



When are lifeguards on duty at the beach?

✹ Ocean City lifeguards are on duty from Memorial Day weekend through mid-September.



Is there a coffee maker provided, and if so what kind?

✹ Yes. Both a Keurig pod-style and a Black+Decker drip coffee maker are provided. Please bring your own pods or grounds.



Is beach gear provided?

✹ No, beach gear is not included. However, Ocean City Vacation Homes can arrange beach equipment such as chairs, umbrellas, and large blankets to be placed in your unit prior to check-in for an additional fee.



Is there cable TV? Are there Smart TVs?

✹ Smart TVs are provided throughout the home, including Hisense and TCL models with streaming capabilities. Cable service is not included.



Are pets allowed?

✹ No, pets are not permitted at this property.



Is smoking allowed anywhere?

✹ No, smoking and vaping are not permitted inside the home or on the balconies.



Is there an outdoor shower?

✹ Yes, there is an outdoor shower next to the garage. Please unlatch and re-latch the top left latch after each use. Turn the handle to the left to start water flow.



Is an iron provided?

✹ Yes. An iron and ironing board are located in the laundry room next to the garage.



Is there a washer and dryer?

✹ Yes. A full-size Samsung washer and dryer are provided in the laundry room next to the garage.



Is there beach or pool equipment?

✹ There are a few pool noodles, outdoor chairs, and cleaning supplies in the garage. No beach chairs, beach towels, or bikes are provided.



What is the check-in and check-out time?

✹ Check-in begins at 4:00 PM and check-out is by 10:00 AM.

✹ Early check-in may be available between 1:00 PM and 3:00 PM for an additional priority cleaning fee. Please inquire in advance.

✹ Late check-out is not available.



What is the minimum age to rent?

✹ Guests must be at least 25 years old to book and must be present for the entire stay. Sorry, we do not rent to Senior Week or similar student groups. Parents cannot rent on behalf of children under 25.



How do I access the property?

✹ This property uses an E-Lock system for contactless check-in. You will receive your unique access code prior to arrival.



What is included in the complimentary starter kit?

✹ Body soap, shampoo, toilet paper, paper towels, dish soap, laundry detergent, dishwasher pods, and a sponge.

Please keep in mind that beach life sometimes brings shifting weather, town celebrations, or nearby construction. You may also encounter local wildlife such as seagulls, raccoons, foxes, or the occasional bug. Our homes are treated regularly, but a touch of the outdoors is part of Ocean City’s natural charm.



If something feels off — whether it’s an appliance not working correctly or an unexpected maintenance issue — please let us know right away. A quick photo helps, and our team typically responds promptly to resolve anything with as little disruption as possible. While these types of issues don’t qualify for refunds, we’ll always do our best to make your stay smooth.



All rentals include our full linen and towel package. Every bed will be made before you arrive, and each guest receives one bath towel along with fresh sheets and pillowcases.



Please respect the home as if it were your own. An additional $500 excessive cleaning fee may apply if the property is left in unacceptable condition.



Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels that exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated.
