*Please place all garbage in trash bags (13 gallons or larger) before disposing it in the underground depository outside the building bench (no loose trash allowed).
*Resort does not allow package deliveries.
*No smoking allowed on the property.
*No parties allowed on the property. Penalties for violation of policy may apply.
*The minimum age for the person renting the property is 21.
* Pets are only allowed on the property when arrangements are made prior to arrival and authorization is received. A maximum of 2 dogs up to 35 lbs each are allowed. Guests assume full responsibility for any damage caused by their pet(s) to the home or its contents. No Exceptions. Special accommodations can be arranged for Service Animals.

📣 Resort Policy: Emerald Island Resort requires a mandatory access card fee of $20 per vehicle (credit card only). This fee is charged directly by the resort/community administration and is required for gate entry and access to resort amenities.

Guests will check themselves into their villa using the digital lock with a keypad on the front door.

You have sole access to your entire two-story villa. You will also have year-round access to a shared, heated swimming pool and hot tub. A fitness center keeps your workout routine on track, and a kid`s play area keeps the little ones occupied while you work out.

Orlando Fun Rentals provides each property with a small starter kit, which includes: One (1) roll of toilet paper, one (1) hand soap, one (1) shampoo and one (1) conditioner per bathroom; one (1) sponge, one (1) dishwasher soap, one (1) paper towel in the kitchen; one (1) laundry detergent. Additional supplies or replenishments to those listed above will be the responsibility of the guest; one (1) 13 gl garbage bag.

Linens and towels, however, it is the responsibility of the guest to wash them after each use because we do not provide new linens or towels for longer stays.
VACATION RENTAL TERMS AND CONDITIONS

Please ensure you read and fully understand the house rules before checking in. If anything is unclear, please contact us to avoid any misunderstandings.

RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensures all other occupants abide by these terms. Orlando Fun Rentals LLC only rents to responsible adults over the age of 21.

LIABILITY: Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Orlando Fun Rentals LLC is not liable for any accidents, injuries, illnesses, or loss of personal belongings or valuables that may occur while on the premises.

AVAILABILITY: In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same resort, or at another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.

PARKING: Vehicles are to be parked in designated parking areas only. Any illegally parked vehicles are subject to towing at the owner’s expense. RV campers, trailers, and tents are not allowed on the premises.

NON-SMOKING POLICY: Smoking is not permitted inside any of our properties. We will charge a US$500 ionization fee if smoking in the property is detected.

AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to `Auto`. All doors and windows must be closed when either heat or air conditioning is in operation. If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. Guests will be responsible for any repairs required because of extreme temperature settings.

MAINTENANCE: All guests are required to maintain the upkeep of the property and all furnishings. Do not move any furniture. The property should be kept in the same

condition as initially received. Guests are asked to inspect the property upon arrival and immediately report any noticeable damage/malfunctions to the property manager. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.

SECURITY: Guests must look after their property’s security by locking doors, windows, garage doors, etc.

LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items and if found, we will gladly return them for the cost of shipping.

HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the extent of the damage and/or loss.

TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, 7 days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all cardboard boxes.

SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supplied items run out, it is the responsibility of guests to get additional supplies.

ACTS OF GOD: No refunds will be issued for Acts of God (e.g., storms, tornados, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a `Tropical Storm/Hurricane Warning area.` In the event of such an occurrence:
a. Guests will be provided with a partial refund for any unused days in a registered booking.
b. Guests will be provided with a refund for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation.

PETS: Pets are only allowed on the property when arrangements are made prior to arrival and authorization is received. If pets are permitted, a non-refundable pet fee of US$125+tx per pet is required for post-stay sanitization and possible odor removal. A maximum of 2 dogs up to 35 lbs each are allowed. Guests assume full responsibility for any damage caused by their pet(s) to the home or its content. No Exceptions. Special accommodations can be arranged for Service Animals.

OCCUPANCY: In accordance with Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation. In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void.

COMMON AREAS RESTRICTIONS: All recreational and common areas including the gym, community pool, sports courts, and playgrounds are for the use of registered guests only.

UNLAWFUL ACTIVITIES: Use of illegal drugs or creating disturbances to neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.

COMMUNITY POOL HOURS: Resort pools are normally open from dawn to dusk daily.
