The space
WELCOME TO KISSIMMEE!

This features 6 bedrooms and 4 bathrooms home is BRAND NEW and SPACIOUS for family/friends.
Upon walking in, you are greeted with 2 comfy couches area and 2 large dining spaces. Then, there is a big kitchen fully furnished with ready-to-use equipment and utensils. Gone are the days of scrappy utensils and dishes. Everything in this home is brand new and high quality. All of the beds are furnished with comfortable, high-quality mattresses to ensure a good night's sleep. All linens, pillows, and towels are hotel quality. We do not skimp on cleanliness and comfort.

The first floor has 3 bedrooms: a master bedroom attached a huge full bathroom and 2 queen bedrooms, a large kitchen with a dining table set of 6 for breakfast, 2 beautiful living rooms, a dining room with a huge dining table set of 8 and a bathroom for guests.

The second floor has 3 bedrooms, 2 bathrooms upstairs: 2 queen bedrooms with 1 of queen bedroom attached a bathroom and 1 kid room.

We have:

1 double bedroom with King size bed.
4 double bedrooms with Queen size bed.
1 bedroom with a Full over Full Bunk bed with trundle.
All rooms include fresh white linens and comfortable bedding + pillows. They are sanitized and washed after every customer. Cleanliness is a priority in this home.

The kid's rooms are themed, if they love Disney, it's perfect!

The home also has tons of natural light to enjoy the Florida sun!

The pool area is huge, with a beautiful garden front view and a large pool and a spa that is HEATED (perfect for winter/fall) for everyone to swim in! Enjoy the bbq in the outdoor dining area, and get a tan in our tanning chairs.

We are a pet friendly home and charge $30 per pet/per stay for a cleaning fee.

Guest access
Guests will have access to all areas of the house.
Instructions will be available the day before on how you can check in.
Guests will be given an entry code upon arrival.
Garage can fit 1-2 car and driveway can fit 2-3 cars.
Other things to note
THIS PROPERTY IS NON SMOKING. NO PARTIES/ EVENTS ALLOWED.

- Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm.

- Late check-out (when possible): Must always be authorized by Host. Official check-out time is 11 am.

- POOL HEATING is FREE OF CHARGE and AUTOMATICALLY ON for the months of November to April.
* If required during the warmer months of May to October there is an additional charge of $35 per day including tax. Heating is required to be on for the entire stay, 2 days notification is required in order to heat the pool. A fee of $35 per day must be paid prior to check-in. Pool heat will not be scheduled to turn on without the payment.
Be aware that the pool may take 16-30 hours to reach its set temperature.
No refunds will be given due to incremental weather.

* The pool temperature is heated between 75-87 F degrees in winter. It’s an outdoor heated pool. Please don’t expect it’s as warm as a spa or indoor heated pool. If you still would like to heat the pool during cold conditions to reach the desired temperature, we will charge the extra fee of $40 per day.

* No specific pool temperature is guaranteed during and after cold fronts, or in winter general when days are short, pool heaters may struggle or even be unable to keep the water at the same temperature until the weather gets warmer. The pool heater will help to warm up the pool faster when it gets warmer outside, however, you should not expect “bathtub temperatures” during or after Florida winter cold fronts or cold nights.

* Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off services automatically until the pump can regain its functionality efficiently.
If the POOL WATER TEMPERATURE drops below 60 F degrees, the POOL PUMP/ POOL HEATER may not working automatically. The heat pump needs sustained the pool water temperatures over 60 F degrees to work.* (This is optional and may not be available at some times.)
Please do not touch the pool equipment at any time under any circumstance.

- POOL RULES:
* Swim at your own risk. No Running or rough play. No Food. No Glasses. No Animals. Children under the age of 14 years old shall not use pool without adults guardian in attendance.

* Please SUPERVISE your children constantly and never leave a child unattended in or near water.

* There is no fence to block the kids from running into the pool if they are unsupervised. You are responsible to protect your children and prevent them from running into the pool. Use the pool at your own risk. The host assumes no responsibility for any incidents at the pool.

* If POOL is being used: Please make sure the water level is always at the middle of the first tile, or else the water won’t filter properly and the pool pump/pool heater will stop working.
Hose is located at the side of the pool.

* Our pools are on a weekly cleaning schedule on Monday so during your stay a staff member might go to the pool to complete the cleaning. They will not enter the home and only the back patio.

- LAWN TEAM may come during your stay for cutting the grass and bush outside.

- BBQ GRILL is FREE of charge. Guests will be responsible for obtaining their own propane. If there is still propane left on your arrival, feel free to use it, otherwise you will have to make a trip to the store to exchange the propane tank. There are Walgreens, Wawa, Lowes, Circle K, Chevron nearby for you to swap the propane tanks.

- PETS are allowed. We are a pet friendly home and charge $30 per pet/whole trip for a cleaning fee.

* Please don’t bring PETs to the property without being listed on the reservation.

* If you have PETs: Pets are not allowed to go to the pool/beds/couch.

* Please take care of your pets and don’t use our TOWELS for pets.

* Please clean after your pets and make sure they don’t damage our property, furnitures.

- AIR CONDITIONING:
A/C temperatures set between 72ºF-78ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit. Please ENSURE all doors and windows remain shut for equipment to function properly.

- SECURITY CAMERAS
There is a security Ring camera at the front exterior of the property. There are no cameras inside of the home or the pool area to ensure your privacy.

- HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the house will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the house. Mid-stay cleaning services during your stay can be requested for an additional fee.

- TRASH DISPOSAL: Please observe trash collection days and place trash in the trash can outside daily to keep a clean home.
