HOUSEKEEPING
• To ensure a spotless experience, the home is professionally cleaned and inspected before your arrival. Daily housekeeping is not included in the rental, but mid-stay cleaning can be arranged for an additional fee if needed.

POOL
• The pool heater operates through heat exchange, which may not work effectively in very cold weather. If you choose to heat the pool under these conditions and it doesn’t reach the desired temperature, refunds will not be available.
• For safety, the pool heater may temporarily shut off if the system is overworked during cold weather. This is a normal precaution to prevent damage and will resume functionality automatically.
• Pool heating is optional and subject to availability.

Paradise Palms offers the best for your Orlando vacation. It has quick access to Orlando's major highways, as well as the main Disney theme parks, restaurants, supermarkets, and all you’ll need for your comfort and enjoyment!

At Paradise Palms, guests will enjoy the best entertainment in a full-service environment at a vacation resort, including 24-hour concierge service. The clubhouse has a magnificent swimming pool, waterfall, slides, a den with a heated whirlpool, and also an area for small children to play in the water. You will also find a snack bar with a varied menu of food and beverages. Other facilities include a fitness center, sauna, game room for all ages, a cinema for 50 peoples, and a convenience store. Wireless internet access is provided in the clubhouse and in the pool area. You will also find tennis and volleyball courts and a playground for children.

Three days before the guest's arrival, the voucher with check-in instructions will be sent. It is important to note that, during your stay in this vacation home, only those who will have access are the registered guests.

This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:

• Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.
• Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.
• Laundry: One laundry detergent.
• Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).

PLEASE NOTE:
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:

• Pool heating: $33 per day with a minimum charge of $165, subject to availability.
• Early check-in (from 12 pm): $127, subject to availability.
• Late check-out (until 3 pm): $127, to be requested no later than check-in time and subject to availability.

Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.

Florida is a magical place! It offers a perfect weather that attracts millions of tourists. The houses have screens on the windows and pools that prevent the entry of animals.

POOL CLEANING
Pool cleaning at Paradise Palms Resort houses is conducted weekly on Tuesdays, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.

PARKING
• For townhomes, there is one reserved spot per unit. Guests may park additional vehicles in any spot
that is not reserved, as well as in the overflow lot by the clubhouse.
• Single family homes may park one car in their garage, and one in their driveway
• Parking passes will be issued at the main gate, and must remain in the vehicle to be displayed on
windshield for duration of stay.
• Currently, there is a maximum of 5 vehicles per property.

CLUBHOUSE
• Amenities include: the pool, basketball, volleyball, tennis, and pickle ball courts
• Clubhouse which has a fitness center, sundry shop, movie theater, restaurant & bar, and game room.
• The clubhouse is open from 7am-10pm daily.

TRASH
• Trash must be placed daily inside the bench by 7am.
• All trash must be bagged and tied. DO NOT PLACE UNBAGGED TRASH IN BENCH.
• Please use quality 12-13 gallon kitchen tall trash bags.
• All trash bags should be placed completely inside the container with the lid closed. Do not set trash bags outside or on top of containers. Additional trash bags are required to be taken to the community dumpster.
• No liquids in your trash bags, please.
• Boxes and large items should be broken down and placed in trash bags or taken to the community dumpster. Boxes and large items cannot be collected.
• Hazardous materials and/or sharp objects (including: broken glass, medical needles, etc.) should be placed in separate protective containers, double bagged, and personally disposed of by residents at the designated community area (dumpster or compactor areas).

GENERAL RULES
• Quiet Hours: 10pm-8am
• Children must be accompanied by adults 18 years of age or older at all times.
• No live bands, live music, or loud speaker systems are permitted.
• Do not park in a parking space that says “RESERVED” unless it is for your address.
• No parking in the grass.
• All packages delivered to the Clubhouse for short-term renters and guests are subject to a $10.00 package storage fee. Any mail with tracking numbers are considered packages. The fee of $10 (each) pertains to all packages regardless of size or shape. Packages weighing over 30 pounds are not accepted at the Clubhouse. Kindly make arrangements to have someone available to accept delivery of the package(s) at your home for oversized and/or heavy items.
• Perishable grocery deliveries will be sent directly to the house.
• Guests must be at least 16 years of age accompanied by an adult to use the gym or 18 years old to use the gym alone.
• Bounce houses and inflatable water slides are not permitted at the Resort.
• Speed limit throughout the Resort is 15 mph.
• The speed bumps throughout the Resort are three (3) inches tall. Please drive slowly (1 mph) over them!
• Each home is designed to sleep a certain number of people due to fire code. This typically means two people per bedroom, including children. Every properly licensed home has a certificate showing the total occupancy permitted by law. Overcrowding of homes is prohibited and violators will be evicted.
