Available through keyless smart locks entry. Our pool villa is secured with top of the line alarm systems. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

The primary suite includes a king bed, HDTV, ceiling fan, and direct pool access, plus a private ensuite with jetted tub and bidet. A second king bedroom also offers a ceiling fan and HDTV. Kids will love the two themed rooms, one styled for Harry Potter with a twin and full bed, and another with twin beds for Star Wars fans. A queen memory foam sleeper sofa adds flexibility in the living room.

Private Poolside Master Suite:
Step from the primary bedroom onto the screened patio for a quiet morning swim or a relaxing evening dip. The ensuite bath features spa-style amenities including a jetted soaking tub and a bidet, creating a private space for comfort and unwinding after a full day of activities.

Unwind in your screened-in outdoor retreat featuring a large 16x32 ft pool, bubbling hot tub, gas BBQ grill, sun loungers, and a covered dining area. The pool is serviced weekly for sparkling clean water, with optional midweek cleaning available upon request.

Remote workers can take advantage of the private office with a door, perfect for quiet calls or focused time. High-speed Wi-Fi ensures seamless video conferencing, streaming, or browsing throughout the property.

Small dogs up to 50 lbs are welcome, along with all service animals. Community amenities include free access to tennis and basketball courts, volleyball, a splash pad, clubhouse, and a playground, all within walking distance and at no additional cost.

The home as a driveway that can accommodate 4 cars or 2 SUVs. This community is right off highway 27 and connects to I4. Great commuter location. Overnight street parking requires a special pass that must be obtained from the host upon check in. Uber and Lyft are readible available.

🔥 Hot Tub & Pool Heating
- The hot tub is included in your nightly rate.
- Pool/spa heat is not included.
- Add it for $40 per night or $400 per month (based on the length of your stay).
- Pool heat must be booked for the full duration of your stay.

🍔 Cooking & Grilling Options
- Fully equipped kitchen includes an air fryer and XL smokeless indoor electric grill (check YouTube for recipe inspiration!)
- Charcoal grill is provided complimentary
- Propane gas grill available for rent – must be cleaned after each use
- Improper use or failure to clean will result in a cleaning fee
- Never use charcoal in the propane grill
- Guests use propane grill at their own risk
- If you're unfamiliar with propane grills, we recommend using the charcoal grill instead

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $25 per day per guest once the guest count goes over 8 guests.

🚭 Smoking Policy
- No smoking of any kind inside the villa (includes e-cigarettes/vapes)
- Evidence of smoking inside will incur a $500 fee
- Smoking is allowed outside only, with all exterior doors closed

🧼 Cleanliness & Housekeeping
- Additional cleaning fees apply if the home is left excessively dirty or with excessive garbage
- A starter kit of essentials is provided at check-in:
- Shampoo, conditioner, body wash, lotion, soap
- Coffee, garbage bags, and more

🌐 Wi-Fi & Connectivity
- Complimentary Wi-Fi is included
- Occasional outages may occur during bad weather or due to service provider issues (rare and out of our control)

🔐 Security & Safety
- Exterior security cameras are located at the front and back of the home
- Cameras record activity for guest and property safety
- No indoor cameras are present
- Tampering with cameras will result in early termination of the stay with no refund

🏊 Pool Area Notes
- Pool is cleaned weekly, but debris may occasionally appear (especially after wind)
- A pool skimmer is provided for guest use
- To conserve energy, the AC will shut off if exterior or garage/game room doors are left open for more than 5 minutes

🚫 Locked Storage
- A locked cabinet in the garage is for owner use only
- Guests have access to ample closet space throughout the home

🐾 Pet & Service Animal Policies
Pets:
- Dogs or cats under 50 lbs may be allowed with homeowner approval
- Limit: 2 pets per household
- $200 deposit + $30/day per pet
- Must submit vaccination records
- Pets are not allowed on furniture or beds unless you provide protective coverings
- Must be crated when unattended
- Fees apply for damage or excessive shedding

Service Dogs (ADA-Compliant Only):
- No fee or increased deposit
- Guest must confirm:
- Is the dog a service animal required due to a disability?
- What task or work has it been trained to perform?
- Will it be left alone in the home at any time?

Under ADA:
- Service dogs must remain under control at all times
- They must be leashed, harnessed, or voice-controlled
- Misrepresentation of a service dog is taken seriously and may result in eviction without refund and may be reported to authorities

Note: Emotional Support Animals (ESA) are not considered service animals under Airbnb or airline policies. If you have an ESA, please book pet-friendly properties only.

📋 Guest Requirements
- We require a copy of the driver's license of the person making the reservation
- Provide a list of all guests age 18+
- Submit names of all guests driving to be added to the gated entry list
- Names must match exactly as shown on driver's licenses
