Welcome to Just Beachy, your Palm Coast retreat just 500ft to the beach with a setup that makes family beach days easy.

Pack lighter and hit the sand fast. Load the beach wagon with chairs, umbrella, cooler, toys, and boogie boards, and you’re there in a straight, easy walk. Come back to rinse off in the outdoor shower, fire up the BBQ, and let everyone unwind in the game garage.

• Maximum Guests: 6 people
• Quiet Hours: 10:00 PM - 8:00 AM
• Our home is in a peaceful neighborhood with working families, so we kindly ask you to keep
noise levels low, especially during quiet hours.


Parking
• Maximum of 4 cars in the driveway
• Garage is available for vehicles and motorcycles
• Trailers are allowed for overnight parking - the driveway is over 50ft in length.
• No street parking is allowed


No Smoking Policy
• Smoking is not allowed anywhere on the property, indoors or outdoors.
• Why? We work hard to provide a clean, smoke-free environment for all our guests.
• If smoking is detected, a $250 cleaning fee will apply. This fee covers:
• Professional cleaning of furniture, curtains, and linens.
• Air purification to eliminate odors.
• Extra cleaning time to restore the home to its fresh state.
• Thank you for helping us keep the property fresh for everyone!


Trash & Recycling
• Trash Pick-Up: Monday & Thursday
• Recycling Pick-Up: Thursday only
• Please place your trash and recycling in the provided bins and set them at the curb the night before
pick-up. Don’t forget to return the bins after collection!


Furniture
• Feel free to rearrange furniture inside the house to suit your needs.
• Just be sure to return it to its original spot before you check out—thank you for helping us keep
everything organized!

• Damages or Violations: To ensure the best experience for everyone, violations of these guidelines
may result in the termination of your reservation, with all payments forfeited.
• Neighborhood Etiquette: Let’s keep the charm of our lovely neighborhood intact. Please avoid

Wonderful vacation

We loved our time at Just Beachy! Brian was always available to help with anything we needed. The house was very cute and equipped with everything we needed from beach wagon and chairs to a grill!
