Guests will enjoy hours of fun with the indoor/outdoor game room equipped with darts, a pool table, ping pong, a bar, and a quarter basketball court as well as an in-pool basketball hoop, corn hole, and even a tree house.



The Space:

Sun-kissed and sleepy from a day of play, rest will come easy when it is time to say goodnight. The property sleeps 8 adults comfortably with 3 spacious bedrooms and 2 bathrooms in the main house, and a detached casita with ensuite bath. The primary bedroom, casita, and south guest bedroom all feature king-size beds, while the north guest bedroom has a king bed that can be converted into two extra-long twin beds. The living room also has a sofa that converts to a bed, and the casita has a sofa that folds out to a bed that would easily accommodate a child.



Guest Access:

Check-In/Check-Out. Your Check-in and Check-out times are set forth in your Reservation Agreement. You understand and agree that if you stay past the agreed check-out time, Company has the right under state law, and you will be assessed $100/hour charge if you are found to be in the home before Check-in time or after Check-out time. Due to local regulations, guests in some regions are required to check-in at one of our local offices.



The Neighborhood:

*This home is located in a VERY quiet neighborhood. No music outdoors at all or indoors that can be heard outside. Occupancy limits of 4 cars, 12 daytime guests in total, 8 overnight, STRICTLY enforced.



Quiet hours (no pool play, indoor voices only, etc.) between 10 pm and 10 am are strictly enforced. Long-Term Rentals Welcome!

Per the City of Palm Springs, all adult guests (18 years and older) are required to read and provide written acknowledgment the Palm Springs Good Neighbor Brochure prior to gaining access to the rental property. A copy of these policies will be sent upon confirmation of your reservation. The primary guest is also required to provide details for all vehicles of guests staying at the property.



Pool and Spa Heating- ADDON Optional pool and spa heating is available for an additional $80 per night. We recommend adding this service between October and May to ensure the water temperature is comfortable during your stay. If you would like to include pool heat, please notify us at least 72 hours prior to your arrival, as some pools may require up to 48 hours to reach the desired temperature of 86 degrees.



Monthly Stays & Utility Deposit For stays of 28 nights or more, a utility deposit of $1,500 per month is required. This includes a monthly gas and electric usage allowance of $200. Any charges exceeding this amount will be deducted from the deposit. The remaining balance, if any, will be refunded following check-out based on actual usage.



Local regulations also require that the property manager meets you within 24 hours of your arrival to verify your identity and review local ordinances. We will reach out after booking to assist in scheduling a virtual check-in.



Interaction with Guests:

To ensure a seamless and quick arrival, we offer virtual check-in. Per the City of Palm Springs ordinance, we are required to conduct a face-to-face check-in within 24 hours of your arrival, which will be completed virtually with a member of our team. Our team will reach out to you to schedule this meeting, which will be conducted via Zoom or Microsoft Teams.
