Plus, the Mountain Shadows community includes 6 pools (heated in winter months), a hot tub, 2 pickle ball courts, 1 tennis court, ping-pong table in the outdoor pavilion, and is across the street from Tahquitz Creek Golf Resort. Located minutes from the Palm Springs International Airport, downtown Palm Springs, and Palm Desert, you can't go wrong with this stay!

------ About the space ------
Desert Lily is a two-story condo (1460 sqft), 3-bedrooms, 2.5-bathrooms, 2 patios, washer/dryer, and all the essentials of a fully stocked home.
* Front patio has table w/ umbrella with solar lights, propane grill + grill utensils, and extra seating area.
* Back patio has sectional with fire pit, bar area, love seat, and strings lights. This space is enclosed/private.
* Living Room: 55" Roku TV, large sectional with corner chaise sofa , coffee table has lift top design to create a work surface.
* Dining Room: Table seating for 8 + wine cart with bartender kit (Wine available for $20/bottle).
* Kitchen - Fully stocked - coffee maker, toaster, rice maker, pots/pans, cooking/baking utensils, dinnerware set for 8, and plastic cups/bowls.
* Laundry - washer, dryer, ironing board, iron
* 15-20 board/card games are provided in welcome console
* One covered parking spot with plenty of additional guest parking.
* During hotter months, AC is locked at 73F. This is to protect the AC unit from freezing/breaking.

Master Bedroom: King bed, full bathroom, 50" Roku TV. Pack n' Play located in closet.
Bedroom 2: Queen Bed
Bedroom 3 (downstairs): Queen Bed, 43" Roku TV

Roku TVs are set to "Guest Mode." This allows you to enjoy your own subscription channels. Any login information you enter will be erased at the selected "sign-out" time.

* Gated community
* 6 pools (2 pools located within a few feet of condo; high probability of having a pool to yourself! Plenty of lounge chairs and tables) and 1 hot tub. (Hours: 6:00am - 11:00pm) **Beach towels provided**
* Pickle ball and tennis courts (Hours: 6:30am - 10:00pm). You must bring your own rackets/balls
* outdoor pavilion with a ping pong table
* Across the street from Tahquitz Creek Golf Resort

------ Guest Access ------
Mountain Shadows is a gated community. Guest will be provided with gate code and smart lock code upon booking. Remotes for gate and keys for back patio are provided on welcome console upon entry.

Check-in time: 4pm
Check-out time: 11am
Early check-in/late check out - Host will accommodate requests based on availability . Fees may apply during hotter months due to high A/C charges.

------ Other things to note ------
City of Palm Springs requires Transient Occupancy Tax (TOT) at 12.5% for stays 28 nights or less. If your stay is 29 nights, you will not be charged this tax.

Smoking: No smoking of any kind, no vaping and no cannabis inside home or on patio.
Dogs: Well behaved dogs are allowed but should be kept off furniture and beds. Additional $50 cleaning fee will be charged and you must notify host if you plan to bring your dog.
Lost Keys and gate remotes - $40 charge

City of Palm Springs Requirements:
- Occupancy Limits: The total overnight occupants is capped at 6 people, plus 2 children age 12 or under. The total daytime occupants is capped at 10.
- Parking Limits: No more than 3 vehicles.
- No amplified noise outside
- Night time hours: 10pm - 10am
- Must sign City of Palm Springs Vacation Rental Statement of Rules and Regulations.
