Now this is a fabulous opportunity, the perfect private paradise for your next Palm Springs getaway. Featuring 3 bedrooms and 2 full bathrooms, this home is equipped to host the entire family. Amazing unobstructed Western Mountain views and a private pool and spillover spa that is perfect for swimming, sun bathing and star gazing. Or cozy up in the living room on those chilly winter desert night. Gorgeously furnished and beautifully maintained, this is easily the spot for you!

The interior of this home is truly exquisite! Bask in the beauty and gorgeous furnishing in this truly picture worthy home. Enjoy cooking, or just pretend, in the stunning kitchen. Sip on your morning cup of Joe at the counter, while taking in the beautiful view from the windows. The dining area, either indoor or outdoor, is the perfect spot to enjoy a meal with friends and family.

Three bedrooms, one king bed and two queen beds, means this is a vacation the entire chosen family can enjoy!

ENTERTAINMENT:
*1 Smart TV in the Living Room where you can access streaming apps. Guests have to log into their own streaming account. Please don’t forget to log out from your account at the end of your stay
*Wireless Internet Service is provided throughout the home
*Bose sound link provided for guest use. Please stay within the noise ordinance to avoid fines. Music may not be heard at the property lines at any time of the day (that includes music, TV, talk, coming from inside of the home). If your neighbors can hear music, you are in violation of the City Ordinance.

KITCHEN AND DINING:
*Fully equipped kitchen for your convenience: Refrigerator, Stove, Oven, Microwave, Dishwasher, Coffee Maker, Toaster, Dishes Utensils
*Dining area seats 6, additional seating available at the kitchen counter

UTILITIES:
*Central Heating and A/C controlled by Ecobee Digital Thermostat
*Guests won’t be able to set the AC thermostat below 74F (cooling) since this would freeze and damage the system.
*Washer and Dryer available for your convenience

POOL FACILITIES:
*Private Pool (heating for an extra fee) and Spa, renter has to request/hire pool heating in advance at an additional cost (check “Other Things to Note” section for more information)
*Please, watch your children closely in the pool, and swim at your own risk.

OUTDOOR FEATURES:
*Private patio with outdoor dining and seating area
*Lounge chaise
*Fire Pit
*BBQ Grill

NO music outdoors at any time
NO smoking inside or outside the house
NO glass bottles or glassware outside

It can be very windy in the area, umbrellas MUST be removed from stands when not in use or when windy. If umbrellas are broken due to wind damage, guests will be charged a replacement fee.

PARKING:
*Per city ordinance, parking is limited to (1) car per bedroom but our driveway can only accommodate (1) vehicle. Garage is not available for parking.
*Street parking is available as well. Please use the spaces allowed in the driveway before parking on the street, and do not block any neighbor`s driveways or street access to their mailboxes. This may trigger a call to the vacation rental compliance officers.

This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.

**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

The City of Palm Springs has resumed in-person meet and greets pursuant to
PSMC 5.25.070(m). “The Owner or the Owner’s agent or representative shall
meet the Responsible Party in person at the Vacation Rental or the Owner’s
or Owner’s agent’s office prior to, or within twenty-four (24) hours of, the
commencement of the occupancy and verbally explain and describe all rules
and regulations applicable to the use of the property as a Vacation Rental
and the responsibilities of the Responsible Party to the neighbors
and the City as well as the Owner. The Owner shall secure the signature of
the Responsible Party and all adult guests to a statement of rules and regulations …”

Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes.

KEY VACATION RENTAL REGULATIONS:
‐ A written rental agreement is required prior to occupancy of this Vacation Rental Property.
‐ The responsible person, whose name is on the rental contract must provide a copy of a government issued ID to the Vacation Rental Host.
‐ The Responsible Party occupying this Vacation Rental Property shall be at least 25 years old; and is responsible for the compliance of the Vacation Rental Regulations for all occupants and guests.
‐ Amplification of sound, including music, outdoor speakers, TV’s, etc., outside of the dwelling unit is PROHIBITED and SHALL NOT BE AUDIBLE AT THE PROPERTY LINE.
‐ Maximum occupancy limits for this Vacation Rental Property as listed above shall not be exceeded at any time. Please note that Vacation Rental unit operators may impose their own occupancy limits as long as they do not exceed the City’s.
‐ Parking is limited to one (1) car per bedroom.
‐ Trash and refuse shall not be left stored within public view and must be in proper containers for the purpose of collection by the collectors and between the hours of five a.m. and eight p.m. on scheduled trash collection days.
‐ Occupants are subject to immediate citation and fine for creating a disturbance or violating the Vacation Rental or other regulations.

Guests will be charged the TOT and TBID taxes.

Pool Heating and Spa (if applicable to this property):
*Pool heating can be hired for the whole stay: $150 for the first day then $100/day thereafter. Please inquire about extra fees if booking long (28+ night) stays;
*Pool heating when hired is limited to 84F;
*Pool does not need to be heated during the Summer months (June-August) it’s usually 80F+ naturally;
*Hosts will not be able to provide any refunds for occasional non-working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.
*Spa/Jacuzzi when available, its heating is included and initiated on-demand by the guest onsite.

Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:
By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
-The maximum occupancy for the property may not be exceeded at any time.
-Host will require a photocopy of renter`s ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

Relaxing girls getaway

I spent 4 days in Palm Springs with two of my best friends. This vacation rental was perfect for us. The home was cute, with a nice pool and great outdoor seating. It is within 25 minutes drive to all the must-see sites of the city. We enjoyed being able to relax by the pool and to eat in when we were exhausted by the summer heat. I’d stay again!

Summer Weekend

Booked house for a weekend vacation with friends. Beautifully designed & maintained property, quiet street in a lovely neighborhood with a fabulous outdoor space! The house was fully stocked with kitchen equipment, high quality bathroom towels & bedding, pool towels & even games to play. I usually wake up with the sun so I don’t mind the natural light coming through the white window treatments in bedrooms but recommend packing a sleeping mask for those who may be light sensitive. Property manager was also quick to respond to questions and very friendly. Highly recommend!

So beautiful!

My family and I absolutely loved this property. Check in process was very easy and everyone we spoke to was so nice. The house and yard is beautiful and it’s in a great location! We will definitely be returning.
