This vibrant, modern condo escape is located in the quiet, desirable peaceful area that offers guests idyllic privacy and tranquility, while still being close enough to all the exciting and convenient amenities and attractions that Palm Springs offers. You and your group can enjoy calming walks, runs, cycling, or the nearby tennis courts.

Our condo is within easy driving distance of Downtown Palm Springs, Palm Canyon Drive, top-tier golf courses, stunning hiking trails, and nature preserves. We’re also not far from Agua Caliente Casino and the Palm Springs Airport, the latter of which is convenient for those arriving by air.

City Rules:
- The primary renter must be at least 25 years old (Proof of age required) per Palm Springs Municipal Code 5.25.030
- Primary renter must sign a rental agreement, fill out a rules and regulations form, and submit a photo of their ID.

Occupancy Rules:
- Please confirm the maximum number of overnight and daytime occupants allowed. Adhering to these rules ensures a pleasant stay for you and your neighbors.

Good Neighbor Policies:
- Being a good neighbor is crucial. Avoid creating disturbances or engaging in disorderly conduct. Note that amplified music is not permitted outside. Be mindful of parking, ensuring you do not block driveways. Dogs must be on leashes, and pet waste must be cleaned up. Do not leave pets unattended in vehicles. Recycle where possible, and ensure trash is stored properly.

- This brochure highlights how to be a good neighbor during your stay.

Noise Control:
- Please avoid excessive noise and disturbances. Amplified music is prohibited outside. Compliance with noise regulations prevents visits from the police.

Community Amenities:
- Please note the community amenities are available from 8am - 10pm. There is 0 use or noise permitted in the community area beyond 10pm.

Parking:
- 1 reserved spot and 1 guest spot for parking

- Be mindful of parking locations and avoid blocking driveways.

Pets:
- Dogs must be on leashes, and owners must clean up after them. Never leave pets unattended in vehicles.

Trash and Recycling:
- Recycle when possible and store trash properly. Follow the scheduled collection days for trash and recycling pickup.

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.

Palm Springs Vacation Rental Rules (per the city):

1) No music or sound is allowed outside at any time (including TVs, phones, radios, or any device).

2) Sound from inside the home that can be heard outside is also not allowed.

3) Quiet hours are in effect 24 hours a day. Guests are required to keep noise levels to a minimum at all times, both indoors and outdoors. Per City of Palm Springs regulations, outdoor music or amplified sound is strictly prohibited at any time. Violations may result in fines issued by the city, which will be the sole responsibility of the guest.

4) Voices carry easily due to the quiet neighborhood and surrounding mountains—be mindful.

5) Keep pool noise and activities at a reasonable level—no excessive or prolonged screaming.

6) Noise complaints can lead to a visit from City Code Officers and possible citations.

7) Only one vehicle per bedroom is allowed; use the driveway or garage first before street parking.

Other things to note about the home:

Pool cleaners come every Tuesday and Friday to clean the pool, in addition the landscapers come every Tuesday, so please don't be alarmed if you see them during your stay..

MID-STAY CLEANING: For any reservations of 28 nights or more, we do require a cleaning every 2 weeks. This is at the cost of the guest and its $75/hr (minimum 2 hours) for cleaning. This will be collected after you book.

Maximum occupancy - the number of people on your reservation, for guests please seek pre-approval from host.

No smoking on the premises

POOL & SPA HEAT: We provide free spa heat, but If you'd like the pool heated it will there is a daily fee (schedule below). If you stay for 28+ days we will collect a deposit instead of a daily fee.

Heating the pool + spa fee depends on the season:

- December - March: $85/day
- April - June: $65/day
- July - September: $0/day
- October - November: $65/day

Pool heat is pre-heated 24 hours before your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

Pet fee is $175 per pet. *if you are staying for over 14 days this fee will increase.

*Please note we are near the airport so you can periodically see or hear the planes. Which we and our guests find it more entertaining than distracting! (They do have a curfew).

**By City of Palm Springs Ordinance, the following are required to rent a short term rental in the city.

1. Primary renter must be at least 25 years of age.

2. Primary renter must provide a copy of his/her government issued I.D. prior to check-in. A copy of I.D. is kept on file while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law.

3. Responsible party (primary renter) is required to sign a short term rental agreement (contract).

4. All guests are required to print and sign names to City of Palm Springs confirmation that Good Neighbor Brochure has been read and understood by all adult occupants (this will be emailed with the rental agreement).

5. No more than 2 adults or children per bedroom (4 max) are allowed to occupy the home overnight

6. No more than 1 car per bedroom are allowed to be parked at the house overnight with 1 additional car allowed during daytime hours (3 cars max)

All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit, which is due within 72 hours of booking. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. PLEASE NOTE: if you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

**These rules are set forth by City Ordinance and apply to ALL rentals in the City of Palm Springs. They are intended to help create peaceful neighborhoods in which rentals exist.

- Pool & Spa heating costs between $25 - $100 per night depending on the season.

- No more than 3 cars are allowed in the driveway or on the street. If so the city will find out and the extra cars will be towed.
