Charming 36-square-meter two-room apartment in the heart of the 11th arrondissement, in a quiet and well-insulated location

Two-room apartment in the heart of the lively Charonne district, it is nevertheless quiet because the windows overlook the courtyard, while providing it with enough light.
Located on the 1st floor (with elevator), it is well insulated and therefore remains cool in summer and warm in winter (central heating).

It includes a living room with dining area, lounge area with sofa, coffee tables and connected Android TV, equipped kitchen area.

Bathroom with toilet and window.

Large quiet room with 160 bed.

I only rent it very occasionally (when I go on a trip 🙂 myself) because it is also my place to live. So you'll find most of my stuff there, but I'm making some room for you in the bedroom 😉 closet

The advantage is that you'll find everything you need (or almost!) in toiletries, condiments, coffee/tea, linens, equipment, basic necessities, etc.

And very objectively, it's a very pleasant place to live 🙂

And when it's very (very!) hot outside?
The apartment remains breathable inside by heat wave when you close the windows and shutters well during the day (it's about 24-25 degrees inside when it's 35 outside) and offers the possibility of making drafts at night and/or in the early morning with the three windows.
And otherwise, in "normal" climatic periods, it's between 20 and 22 degrees all year round.

A small air cooler fan is also available (I only used it when it was more than 40 during the day outside, and the temperature didn't drop below 30 outside at night... the apartment then reached a temperature of 29 degrees inside, but never beyond).

Note that the bedroom window overlooks a tree which brings freshness and appeasement after a busy day, and protects from the vis-à-vis.
