Nestled on the mountain's doorstep this sophisticated townhome is the ideal place to get your fill of Park City and all it has to offer. Enjoy mountain views, skiing, biking, hiking, and much more!

There are thousands of reasons to visit Park City at any time of the year but let us add another! Staying at this rustic townhome will surely enhance your stay in the mountains. Spend your days hitting the slopes and carving up that fresh powder at Park City Mountain or Deer Valley Resort, both just 10 minutes away. Or, if you find yourself hanging out during the summer, just walk outside, hop on your rental bike, and enjoy the intricate web of bike paths weaving throughout Park City. Skiing or biking not quite your thing? No worries, empty your wallet at the myriad of shops and restaurants located just 7 minutes away in Park Cities historic district. Sounds too good to be true, doesn’t it? Well, believe us it's all real and let's be honest, after all your hard work, you deserve it.

WHY WE LOVE OUR HOME
After getting all excited about spending your time outdoors, you may be surprised to find that once you’ve settled into our wonderful townhome, you may just want to spend all your time inside. Bring four of your closet friends or family members to our spacious 3BR/3BR home. Spoil yourselves in the master bedroom on our cozy king bed and enjoy the privacy of your en-suite bathroom. Situate two others of your group in the commodious guest bedroom with a comfortable queen bed. Finally! If you have a couple of “rug-rats” (kids), or some single friends, you can tuck them into one of the full bunk beds. When you’re not sleeping or washing up, you may find yourself cooking a meal fit for a king in the spacious kitchen, or perhaps you and your group will enjoy a thrilling film on the TV situated above the fireplace in the living room. Whether you’re an avid outdoor enthusiast or are just looking for a place to stay indoors that isn’t your own home, this is the place for you!

THE KITCHEN
The spacious kitchen is equipped with a refrigerator, oven/range, microwave, dishwasher, coffee maker, flatware, crockery, and cookware.

THE LIVING ROOM
The living room with vaulted ceilings hosts a pull out sofa bed couch, two leather chairs, and a television with cable. Please note that the freplace Is for show and not to be used.

MASTER BEDROOM
The private master bedroom enjoys a king bed, en-suite bathroom, and TV with cable.

GUEST BEDROOM & BUNK BEDROOM
The guest bedroom hosts a king bed, while the bunk bedroom has a full over full bunk bed.

PARKING
You will be able to park up to two vehicles in the driveway

HOME DETAILS
This home is in a safe and well-maintained community. Many of the other townhomes in the area are also vacation rentals while others are for permanent residents. So, we ask that all guests are respectful and mindful of the home and the others in the community.

RULES & INFO
- No smoking: Smoking is not allowed in or around the home at any time.
- No pets: Pets are not allowed in or around the home at any time.
- No Parties: Parties, Events, or Large Gatherings are not permitted in or around the home at any time.
- Fireplace: Is for show and not to be used.
- Laundry: There is a washer and dryer in the home.
- Winder Conditions: Be aware that during the winter months slippery and icy conditions exist and there may also be roof snow and icicles.

NO PETS

Upon arrival, If you identify concerns or issues, contact PMI Park City immediately using the contact information provided in your check-in email or the welcome book. For after-hours communication, leave a message, and we will strive to promptly return your call. Refunds or considerations are only possible if problems are reported during your stay, and are not gaurenteed.

CONDITION OF PROPERTY:
Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times with prior written or verbal communication. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets and no indoor smoking.

INSURANCE:
PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000 in accidental damages. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage or loss to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest.

Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid.

Spent a couple of days here with the family and grandparents. Cozy place that's conveniently located near downtown Park City. Nice walking and biking trail close by, and a little playground for the kids. We'd stay again.

Convenient to all that Park City has to offer. Best stocked kitchen I have ever seen in a rental. Garage is great for storage of gear. Plenty of space for all of your ski stuff in mudroom. 3 full bathrooms were great for our party of 6. Would definitely stay again.

This condo was so nice. Wonderfully well supplied kitchen, Very comfortable beds. Wonderful neighborhood close to Park City. Appreciated the garage and parking space. Quiet neighborhood. Having extra sinks outside of the bathrooms were nice. May seem a small thing but we appreciated the quality toilet paper. The amount of lights and ceiling fans was nice. Quiet dishwasher. Would be happy to be able to stay here again.

The condo was very clean and cozy. Well-stocked kitchen for cooking in, lots of fun games, and plenty of space for the 6 of us. Extra pillows and blankets, and lower entry for ski boats and gear were extra bonuses. We really enjoyed it!
