  • Located in Phippsburg’s charming West Point, this cottage, affectionately known as The Schoolhouse, is a beautifully restored historic building with a rich past. Once a cherished schoolhouse and later a renowned boathouse, this distinctive property now blends its storied heritage with artistic charm, inviting design, and stunning light-filled rooms. Its thoughtfully curated interior features soaring ceilings, warm wood accents, and stylish yet comfortable furnishings that create a space perfect for relaxation and reflection.

    Enjoy morning coffee outside or on the upstairs balcony overlooking the wooded forest and listen to the birds. Our back patio with a firepit is the perfect setting to enjoy evening cocktails and gaze at the star-filled sky.

    The open kitchen is stocked with all the essential appliances for bakers, chefs, and coffee lovers. We have plenty of toys, books, and games for kids and adults alike, including a game room with a foosball table and a chalkboard wall to keep the spirit of the schoolhouse alive!

    Beyond its walls, the area invites exploration and adventure. Hike through nearby trails, discover the serene coastline of The Basin Preserve, or visit Wallace Circle — a working fishing village where you can buy fresh lobster or enjoy oysters harvested straight from the waters. For an unforgettable evening, take a sunset cruise to explore historic islands like Malaga Island, rich with stories of the past.

    Nearby beaches such as Popham Beach (free pass to Popham comes with rental) and Head Beach are always a favorite and provide pristine sands, coastal trails, and endless views of the Atlantic. My family and I had an amazing time at the schoolhouse. It is much bigger than the pictures show! Great beds, the couches will force you to nap, and we had so much fun exploring the area. They had everything you need for fun at the beach, and lots of options for kids to keep busy. Highly recommend!

Emily’s former schoolhouse was a rare find. I would highly recommend. The kitchen was fantastic. So well equipped and generously stocked with everything you’d typically have to supply yourself in many rentals. And Emily was a fabulous host - responsive, knowledgeable and gracious.

Such a beautiful home!

Such a beautiful and unique listing. Stayed there with friends and wished we had more time just to relax at the house! We did make it down to the beach though, and had just a really lovely time. Would definitely stay again.

Former School House with plenty of room for family activities

The property was clean and well stocked with everything you need. We were greeted with fresh flowers and homemade baked goods. The property owner was very responsive to communications and provide a folder with everything you need concerning the house and local attractions. It was a very pleasant stay.

Unique place in a great location.

The schoolhouse is open and airy with two huge common spaces and wonderfully decorated down to every detail. Our young adult sons had plenty of space to hang out, which can otherwise be challenging! Location is great - close to Popham Beach, Bath, not far from Brunswick. Definitely recommend this place very highly!

Great visit!

My family and I really enjoyed our time in this unique, well appointed rental. It's a great location for unwinding and taking in the coast of Maine. Not only was Emily a great hostess, she provides a pass to Popham Beach, which was really convenient. Fresh oysters and lobsters are just a mile down the road. I'd recommend this property to anyone.

Location, character and space!

We had another great stay at the schoolhouse. The privacy yet short drive to Popham and hiking trails is one of our favorite things about the house. There is plenty of space for older kids to find their own area and for the younger kids to play epic games of hide and seek! The amenities and convenient touches are thoughtful and appreciated. Thanks again!

Fabulous Find!

Our daughter found this place and invited us to come stay with her husband and 2 young children. The home could not have been more inviting. We enjoyed the attention to every little detail in their choice of decor, so inspiring! The host was very accessible when we reached out with questions. I imagine we will want to return again some day and highly recommend this beautiful home so close to our favorite family beach.

Amazing space! Highly recommend!

I can’t say enough wonderful things about this property. Emily was helpful and accommodating and the house is completely charming and incredibly well appointed. All the gear you could need for the beach and more! There were plenty of games and activities for our three kids (6,8 &12). Great location, secluded but walking distance to lobsters off the boat and a short drive to Popham beach.

Quiet Birthday Gateaway

Great home & area to celebrate a couple of family birthdays. Cozy & comfortable and very spacious. There was everything and some bonus amenities to make our stay awesome. The game room was fun along with the various books to read. Patio fire pit was great on the cool nights. Family looks forward to returning during a different time of year to explore the area better. Overall it was excellent and would rate it 4.5 stars not 4. Emily the host was very responsive, communicated very well, made great suggestions and check-in/out was easy. Extremely well decorated and VERY charming.It had everything we needed, great shower and amenities. Plus location as driving to Popham Beach, Bath, Freeport, Booth Bay Harbor, other beaches and even Portland were fast and easy commutes. Fresh lobster nearby steamed while you wait from Crabby Lobster Seafood (just follow the signs on Sebasco Road) made for delicious lobster rolls. The only deduction of a half star is that 3 of our 4 family members are over 6' tall and the attic/loft bedroom was quite a low ceiling. Also, the second loft bedroom with 2 twin beds were quite short better suited for small children.That being said we would still recommend.

Wonderful Getaway

Wonderful space to spend time in. We were a bit disappointed at the house's placement as there is no easy way to get to the ocean. However, Popham Beach is worth the 6 mile drive and Emily provided a free beach pass. Also of note is that there is only one bedroom with a door, the other spaces are truly lofts. This worked fine for us. The house is comfortable and spacious and Emily was attentive and helpful.

So gorgeous and amazing for our young family!

We loved staying here, the hosts thought of everything and made our stay incredibly easy! It was gorgeous, well-kept, and looked even better in person! Although we adored our stay, I do wish I had known that you can't use the bathtub and are encouraged to conserve as much water as possible. With small children, this was tricky (plus I really wanted a bath). This is due to the water system, which is totally understandable with a building as old and preserved as it is, but I wish I known in the listing before I arrived.

Wood Stove Heat

This is a beautiful place with a fabulous kitchen and great light through large windows. Before our reservation was confirmed, the owner wanted to make sure that we understood that the house is primarily for summer use and was not equipped with central heat or heat pump. But she said that there was a wood stove. This was true. There were two wood stoves, but only one was operational. That wood stove was incapable of heating this house with twenty foot ceilings, big drafty windows and no insulation. Our weather was good, 60s in the day and 40s overnight with light wind. Despite this, the house was cold throughout our stay even after lighting the wood stove. We are from Oregon and are accustomed to cold temps. Frankly, the rent was too high for this shoulder season. The owners should discount the rent significantly for this season if they intend to continue to rent it in the fall.

Great hosts

My family and I had a great time at West Point. Emily was an amazing host. I had some complications/changes with our reservation and Emily went out of her way to help me. Our boys (9 and 11) had so much fun they did not want to leave. They loved all of the activities available inside the home - toys, books, foosball, basketball and crafts. Thank you Emily!!

Lovely well equipped, historic home in beautiful Maine!

We were all very happy with our stay at this property. We had ample space for up to six people - only three of us ended up spending the night but three others spent time with us during the day off and on throughout our five night stay. Kitchen and bath and bedrooms were well supplied to meet all of our needs. We only had two issues to report and Emily was quick to reply and provided satisfactory resolutions. Thanks for making our stay so comfortable. We will happily recommend this site to others!

Amazing house

The house is amazing, with two big living rooms and a small but workable kitchen space in one of them. It clearly has a long history, and not just as a school--I doubt that the barn doors were used by students! The hosts are friendly and responsive. The one caution I would add is that the two-bed room is only accessible via a ladder in the full-bed room, and there is no door between the two. So the people who use those two rooms should know each other well! The king-bed room is in the attic. It's a hot space but is made comfortable with the help of an efficient room air conditioner. That room also has a trundle bed in it. The beds are all very comfortable.

Schoolhouse Stay

We had a wonderful time staying at the Schoolhouse for a second year! We rented last year for a week and decided to try two weeks this summer. Emily and Joseph are the new owners of the property. They have kept the same airy and casual feel of the place that we fell in love with, but they have also added a number of amenities, including a new patio w/fire pit, a washer/dryer, and some ridiculously comfortable furniture and bedding. We will definitely stay again!

Great break and place

My family (and dog) stayed here for the month of September. It was a perfect fit. The large house has a nice vibe, the kids loved the rooms and the location, and the history of the house and the village added a nice element. There are a lot of great places to hike and see the beach nearby, though you do need to walk along an often quiet road with no shoulder to get to West Point.

The PERFECT place to stay!

This home and the hosts are absolutely wonderful. Everything about our month-long stay was just perfect--from the kindness of Patty and Justin, their INCREDIBLE recommendations, and the comfort of the schoolhouse. It truly could not have been better and we are so grateful that we were able to have such a wonderful trip because of them and their gorgeous home. We would rent this house again in a heartbeat. Week at Newbury Pt.

Our family has fallen in love with this unique house. Plenty of space for our teen & tweener to enjoy, yet an open, light and airy layout. Extremely clean and well-appointed. Lovely Family Vacation

We stayed with young children (9 & 4) in this unique schoolhouse. It is situated close to Popham Beach and Hermit Island, along with delicious lobster and quiet coves. We absolutely loved our stay here. House is filled with interesting and fun things. It doesn't have a backyard (but on a deadend street so plenty of other places to run around in). We loved exploring this part of Maine from here, and we'll be back!
