Paradise Valley is in Maricopa County and is voted by Phoenix Magazine as one of the best places to live in Arizona. Living in Paradise Valley offers residents a rural feel but in a lap of luxury. PV is notorious for their dense population in restaurants, coffee shops, shopping centers, recreational parks and some of the best golf courses
The rental property is centrally located in the heart of Paradise Valley with the major cross streets being Shea Blvd and 40th Street (northwest corner). You are roughly a 15 - 20 minute Uber ride to the following hot spots & Scottsdale venues: Scottsdale Quarter, The Kierland Commons, Scottsdale Fashion Square Mall, Camelback Mountain, Scottsdale Entertainment District, Scottsdale Stadium (SF Giants Stadium), Salt River
* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $75 per day from October through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.
* POOL HEATING DISCLAIMER: Electric heat pumps are designed to function efficiently when the ambient outdoor temperature is above 50 degrees. However, when the temperature drops below this threshold, the heat pumps automatically shut off to conserve energy and prevent overheating. As soon as the temperature rises above 50 degrees, the system will resume heating the pool to the desired temperature of 80-82 degrees, working continuously to maintain comfort for our guests.
* PROPANE TANK FEE: There will be an additional charge of $35 per propane tank. These tanks can be utilized for fire pit. Please note, propane for the BBQ grill is complementary at no additional cost. All propane tanks will be available and accessible upon request.
* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).
* PARKING: Guests may use the attached 2-car garage and the two designated spaces in the driveway. Please park **only** in these approved areas. Street parking is not permitted—do not park in front of the home or anywhere along the cul-de-sac. Under no circumstances should neighboring driveways be blocked.
* REQUIRED STATE VERBIAGE: All Dwelling units, including Vacation Rentals and Short term rentals shall have a maximum family size of 6 adults (and their related dependent children).

We kindly ask you to respect our neighbors by refraining from any gatherings in the backyard after 12:00 AM (midnight). Please note that any violations resulting in a fine from the Phoenix Police Department will be the responsibility of the booking party leader/guest. Any violations resulting in a citation from the Phoenix Police Department will be the personal responsibility of the booking party leader/guest, including payment of any fines incurred.

* Empty fridge of all personal items or leftover food.
* Take out the trash & recycling prior to your departure. Trash and recycling can be located in the back alley. BOTH trash and recycling gets picked up every MONDAY.
* Place all dirty dishes in the dishwasher.
* ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio ONLY). Please be sure to pick up your cigarette butts after yourselves. A $250 Penalty Fee can and will be enforced.
* There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 fine will be incurred.
* Be mindful and careful of other people`s property.
* Guests acknowledge that children and/or handicapped individuals should NOT be left unattended near or around the pool area. Guests recognize the inherent risks associated with swimming or being near the pool and hereby assume full responsibility for their safety. Please note, there is no pool fence around the pool area. All parents and guests will be held personally liable and accountable for any injury, accident, or incident occurring in or around the pool area while occupying/renting the premises.
* * * Please Note: This home is protected by Google Nest for security and liability. Two cameras are located in the backyard (facing side gate and pool equipment area), & 1 camera facing driveway. These cameras record both audio & video, ensuring safety while no devices are inside the home or in private outdoor areas.
