Looking for a beautiful home with plenty of room for everyone? This spacious 7-bedroom, 4-bathroom property has everything you need for a fun and relaxing getaway!
The location is another huge plus. You're just a little over a mile from State Farm Stadium,
Westgate Entertainment District, Desert Diamond Casino, Peoria Sports Complex, and Topgolf. Loop 101 is also less than a mile away, making it easy to explore the Phoenix area.
State Farm Stadium, originally built at a cost of approximately $455 million, is home to the Arizona Cardinals and hosts major sporting events, concerts, and entertainment throughout the year. The surrounding Westgate area offers plenty of restaurants, shopping, and nightlife.

The backyard is one of my favorite things about this home! We've invested approximately
$100,000 in custom landscaping and outdoor upgrades to create a space that feels more like a high-end resort than a typical vacation rental.

Comfortable Bedrooms & Sleeping Arrangements
A good night's sleep is important, especially when you're on vacation!
Every bedroom includes a TV with cable, hotel-quality mattresses, and comfortable sheets.
You'll also find USB charging outlets conveniently located near the bedside lamps. These
3.4-amp USB ports make it easy to charge your phones, tablets, and other devices without
needing a separate wall adapter.

Here's how the bedrooms are arranged:
● Bedroom 1: King bed with private en-suite bathroom — sleeps 2
● Bedroom 2: Queen bed with private en-suite bathroom — sleeps 2
● Bedroom 3: Queen bed with private en-suite bathroom — sleeps 2
● Bedroom 4: 1 king bed or 2 single beds — sleeps 2
● Bedroom 5: King bed — sleeps 2
● Bedroom 6: 2 queen beds — sleeps 4
● Bedroom 7: 2 queen beds — sleeps 4

Additional Sleeping Options:
● Family room couches convert into flat sofa beds — sleeps up to 4
● 2 twin-size memory foam rollaway beds are stored in the primary bedroom closet —
sleeps 2

Please keep in mind that the number of overnight guests must match your approved reservation
and the property's occupancy limits.

Optional Services & Fees
We offer a few optional services to help make your stay more comfortable.

Bringing Your Dogs?
We welcome dogs with prior approval!
● $200 per stay, plus applicable taxes and Vrbo fees
● Maximum of 2 dogs
● Approval is required before booking
Early Check-In or Late Check-Out
Need a little extra time at the property? Depending on staff availability, we may be able to
accommodate your request.
● $400 per request, plus applicable taxes and Vrbo fees
● Subject to staff availability and advance approval

Please remember that the home must be cleaned and ready for the next guests by 4:00 PM, so
early arrivals and late departures cannot always be accommodated.

Heated Pool Service
Our heated pool is a great feature, especially during Arizona's cooler months!
Pool heating rates:
● First day: $225
● Each additional day: $150
● Applicable taxes and Vrbo fees are additional
● Pool is heated to approximately 80°F
● Please allow 2–3 full days for the water to warm up
We recommend arranging and paying for pool heating when you first book. However, you can
add this service up to 3 days before check-in.

A few important things to know:
Pool heating fees are non-refundable, so please consider the expected weather during your
stay before purchasing this service.
We also require pool heating for the entire reservation. We do not offer heating for only part of
your stay.

BBQ & Propane
We include one propane tank with every reservation.

If you need additional propane, extra tanks are available for $50 each, plus applicable taxes and
Vrbo fees.
Additional propane tanks can also be used for the outdoor gas fire pit table.

Guest Access & Property Information
We want you to enjoy the home and all its wonderful amenities! There are just a few areas that
are reserved for our staff.
Restricted Areas:
● Garage
● Outdoor storage shed
● One supply closet
These spaces are used for cleaning products, maintenance equipment, and other supplies.
Bedroom 7: Please be aware that this bedroom does not have a window, but it does include a
closet.
Parking: A maximum of 4 vehicles is permitted at the property.

Pool Towels, Floats & Outdoor Furniture
There are a few things worth knowing about the outdoor amenities before your arrival.

Pool Floats
For sanitation reasons, we don't provide pool floats. Arizona's strong sunshine makes it difficult
to keep them clean and in good condition. You're welcome to bring your own!

Lounge Cushions & Towels
We don't provide cushions for the outdoor sun loungers.
Instead, we recommend placing one of the home's white towels on the lounge chairs, just like
you might do at a hotel.
We also don't provide separate pool towels, so please use the white towels provided in the
home for your towel needs.

Extra Umbrellas
Need some additional shade? Extra umbrellas are stored in the outdoor shed or behind the
white fence.
Just let us know if you'd like to use them or need help locating them.

A Quick Note About Arizona's Weather
Arizona is known for its beautiful sunshine, but the desert climate also brings plenty of dust and
extreme heat.
Even shortly after our cleaning team finishes, outdoor furniture can collect dust again. The
intense sun can also cause furniture and cushions to fade or show normal signs of wear.
We do our best to keep everything maintained, but outdoor furniture may not always look
perfectly clean or brand-new.
We like to mention this ahead of time so guests have realistic expectations.

BBQ Cleaning & Routine Maintenance
BBQ Grill
You're welcome to use the BBQ during your stay! We just ask that you clean the grill after using
it.
Please keep in mind that our housekeeping staff does not clean the BBQ grill between
reservations.

Pool & Landscaping Services
Our pool maintenance and landscaping teams may stop by during your reservation to complete
their regularly scheduled work.
These visits are necessary to keep the property maintained and cannot be delayed or
rescheduled.
We appreciate your understanding!

Important House Rules
We want everyone to have a wonderful vacation while also respecting our neighbors and
protecting the property.

No Parties or Events
Parties and events of any kind are strictly prohibited at all homes we manage.

Registered Guests Only
Only guests included in the approved reservation are permitted on the property. We do not allow outside visitors or unregistered guests.
Our pricing is based on the number of guests entered when the reservation is made.
Larger groups pay a higher rate, while smaller groups benefit from more competitive pricing.
Please make sure your reservation accurately reflects everyone who will be staying at the
home.

Exterior Security Cameras
For everyone's safety and the security of the property, we have exterior surveillance cameras
located at the front and backyard of the home.
These cameras record both audio and video.
Exterior security cameras are part of our property's security measures and are maintained for
safety, security, and liability purposes.
