**IMPORTANT NOTE**

This home is located in a new build community. The homes on the street its located are completed, but there is some construction on your way to the home.

INDOOR LIVING: Contemporary furnishings w/ oversized sofa, Smart TVs, High speed WiFi, modernly furnished, living space!

OUTDOOR LIVING: Patio w/ outdoor lounge chairs, pool, BBQ grill and a standard gas grill. The pool also can be heated by request! We charge a $70 pool heat fee per day that is paid directly to the owner via the Resolution Center. The pool heating needs to be arranged prior to check-in. The pool can be heated in the winter and spring. The firepit is accessible for guests along with pool umbrellas.

KITCHEN: Fully equipped, stunning kitchen w/ cooking essentials, stainless steel appliances, range cooktop, coffee maker, spices.

GENERAL: Linens/towels, free WiFi, trash bags, paper towels, hair dryer, iron/board, washer/dryer, central heating & A/C.

PARKING: Garage (2 vehicles) Driveway (2 vehicles )

HOUSE RULES

- No events, parties, or large gatherings. Contact owner or property manager for prior approval if at any point will be over max occupancy of 8 or guests not listed on reservation.
- Zero tolerance for smoking of any kind inside or outside the house. This includes all tobacco, marijuana, and e-cigarettes.
- 2 Dogs are allowed. The dogs must be less than 30lbs and potty trained. The pet fee of $150 per pet is non refundable. All pet waste must be cleaned up to avoid an additional cleanup fee of $50.
- Please observe quiet hours from 9:00 PM - 8:00 AM.
- Heated pool temperature is 84-86 degrees $70 Daily with 3 day minimum during fall/winter months at guests' requests.
- Absolutely no loud noises or loud music will be tolerated (Please be respectful to the neighbors as they live there full time and are not on vacation)
- Must be at least 25 years old to book
- Photo ID required with booking to check sex offender list due to local laws for short term rentals
- NOTE: Because the pool is not fenced, this property may not be suitable for young children; adult supervision is recommended
- NOTE: Your safety matters. This property features exterior security cameras: An exterior security camera facing the front outdoor entry, 1 exterior security cameras on the side of the house facing the front of the property on the west side of the house. The camera does not look into any interior spaces. The cameras actively record video and audio when motion is detected by the device (including devices linked to the camera such as the alarm system’s motion detector)
- NOTE: There is a strict HOA rule of no cars can be parked on the street past sundown. Please park in driveway or garage. For safety purposes, there is not a garage door remote for guests to utilize
- NOTE: The pool and spa temperature not guaranteed and can fluctuate slightly based on outside ambient air temperature

Goodyear, AZ Short Term Rental licenses need to check sex offender list of renters. We may ask for a copy of the drivers license ID for information to complete our due diligence requirements as needed. Driver license # not required.
