The damage waiver covers minor accidental damages up to $150, such as a stained towel, broken chair, or accidentally dropped dish.

Smoking-related damage, missing items, and major or intentional damage are excluded from coverage.

This process is handled off-platform through the Hospitality Guest Portal and is required for all reservations.

Local Bookings: We do not accept local bookings.

Age Requirement: Primary booker and all guests must be 23 years or older.

Mandatory Screening: Verification is strictly required for every reservation.

For legal compliance and building security, guests may be required to submit a valid government-issued photo ID, confirm contact details, and provide a valid credit card with a name matching the ID. Depending on property requirements, you may also need to complete our secure guest verification process and, in some cases, pass a background check.

All information collected is strictly confidential and used solely for identity verification and safety screening.

📋 RENTAL AGREEMENT & TERMS
All guests are required to sign a digital rental usage agreement outlining the terms of their stay. By completing your reservation, you acknowledge and agree to the following:

You agree to abide by all rental terms, rules, and building guidelines.

You will provide a valid photo ID and matching credit card prior to check-in when requested.

You agree to complete a background check if mandated by property management.

Check-in instructions and access details will only be released after all verification requirements are successfully completed.

Note: Repeated or serious policy violations may result in immediate eviction, involvement of local law enforcement, and additional assessment fees charged directly to the guest.

🔑 ACCESS & KEY FOBS
Key Fob Access: Access to the property, main building entryways, and building amenities is managed via physical key fobs provided upon check-in.

Return Requirement: All key fobs must be left inside the unit or designated drop box upon checkout.

Replacement Fee: Key fobs are expensive building property. A $100 replacement fee per missing key fob will be assessed for any lost, damaged, or unreturned fobs.

💡 Optional Damage Waiver Details
Our Damage Waiver gives you peace of mind against life's small accidents. It covers minor, unintentional damage up to $150 in total repair or replacement costs during your stay.

Examples of Covered Incidents: Minor spills or stained towels/linens, small broken furnishings (e.g., an accidentally damaged chair), or dropped kitchenware and glassware.

Exclusions from Coverage: The waiver strictly covers minor accidents only. It does not cover smoking-related damage/deodorization fees, unreturned or missing property/fobs, or major/intentional damage. Any costs falling into these categories will be charged to the guest.

This protection selection process is handled off-platform via our secure portal and is a mandatory requirement for all reservations.

🐾 PET POLICY
Pets are permitted in designated units, subject to size, breed, and property restrictions. Service animals are accommodated in accordance with applicable federal and local laws.

Advance Notice Required: You must disclose all pets prior to arrival. Failure to disclose a pet will result in a $500 fee or immediate cancellation without refund.

Pet Fees: $20 per pet, per night (Maximum of 2 pets; cats and dogs only). No weight limit.

Restricted Breeds Include:
Alaskan Malamute, Belgian Malinois, Boxer, Chow Chow, Dalmatian, Doberman Pinscher, German Shepherd, Husky breeds, Pit Bull breeds, Presa Canario, Rottweiler, Staffordshire Terrier, and Wolf Hybrids.

🔊 NOISE MONITORING
To protect the peaceful environment of our building and neighbors, noise monitoring devices are installed inside the unit.

Privacy Standard: These smart monitors measure decibel levels only—they do not record sounds, voices, or conversations.

Policy Enforcement: Tampering with, unplugging, or disabling noise monitoring devices is strictly prohibited and subject to penalty fees.

📹 COMMON AREA SECURITY CAMERAS
For community safety and building security, security cameras are actively recording in building common areas, entrances, and hallways. There are no cameras inside private living quarters, bedrooms, or bathrooms.
