Welcome to your cozy Phoenix getaway! This inviting 1-bedroom, 1-bathroom apartment unit is perfect for a small group, couple, or friends looking for a comfortable and entertaining retreat.

First Bedroom: A king size bed with a smart TV for comfort and privacy.

Bathroom: The full bathroom features a spacious walk-in shower, ensuring convenience and a refreshing start to your day. The bathroom is equipped with soft towels and essential toiletries to enhance your stay.

The kitchen is the heart of the home, fully equipped with stainless steel appliances, including a full-size refrigerator, stove, oven, microwave, and dishwasher. Whether you're preparing a gourmet meal or a simple snack, you'll find everything you need, from a Keurig coffee maker for your morning brew to a blender for smoothies. The kitchen is stocked with all the necessary cookware and utensils, making meal preparation a breeze.

The dining area is a multi-functional space, perfect for both meals and entertainment. The table comfortably seats four and can easily be used for a laptop friendly workspace for work away from the office!

Step into the living room, where comfort meets entertainment. The comfortable sofa invites you to sink in and relax, making it the perfect spot for unwinding after a busy day. The large Smart TV offers endless streaming options for movie nights or binge-watching your favorite series.

While the floors throughout the unit are a luxury vinyl plank you may notice some natural wear and tare on the them during your stay. Please note that our cleaning team thoroughly cleans & sanitizes the floors before each arrival. We're currently have plans in place to improve on that natural wear.

The backyard area is your private retreat, designed for both privacy and relaxation. With a small seating area, a fenced space, this outdoor space is set up to make your stay as comfortable and enjoyable as possible.

☆☆ FRONT YARD RECREATION AREA ☆☆

Enjoy the expansive shared recreation area in the front yard of this property! Equipped with mini-golf, Corn Hole, Life-Size Jenga and Connect Four, and plenty of open space to run and play, this area has something for everyone! Please note, this front yard area is shared between all units of the property, so it is possible that you will share these amenities with other guests. However, the backyard spaces are private for each individual unit for those times you choose to be less social.

Mix a few cocktails and enjoy a delicious cookout under the stars. Fire up the flavors and unleash your inner grill master! Our home boasts a complimentary BBQ grill, located in the shared front yard recreational area, allowing you to enjoy grilling at its finest.

Gas up your appetite, let the good times sizzle, and embark on your culinary adventures.

Please note that while the propane tanks may not be full, they can be easily refilled by guests. So don't worry, we've got you covered - simply send us the receipt from the propane exchange, and we'll happily reimburse you for the cost, ensuring your grilling experience is always top-notch!

Guests staying in our Phoenix home will enjoy full access to a beautifully designed apartment unit that combines comfort and modern amenities.

This property has five separate units, 4x 1-bedroom apartment units, and 1x 3-bedroom main house. The 4x 1-bedroom apartment units are connected, with shared walls between the units. Each unit and main house each has it's own private backyard space.

Guests will have access to their booked unit ONLY, as the other units will be private for other guests.

The front yard is a fenced, recreational area, shared between all units.


Parking is available outside of the fence. The driveways are located on the North and West side of the property. These areas are not gated and there also is no garage available. Please note that parking both in the driveways and on the street are first come first serve basis.

This unit is stocked with all the essentials, including toilet paper, paper towels, shampoo, and body wash. You’ll also enjoy high-speed internet throughout the home and a convenient self-check-in process via Smart Lock.

Note: The other units on the property may be occupied by separate guests, but each unit offers its own private space and amenities. Enjoy your stay in our welcoming and secure retreat!

The host is available via phone, text, or booking platform messaging. Guest communication is always available 8am-9pm PST, but may not be available overnight. A text and booking platform is preferred and is likely to give quicker responses.

HOUSE RULES & RENTAL AGREEMENT

1️⃣ GENERAL CONDUCT

Respect the Property
• Treat the home, furniture, and community areas with care.
• Clean up after yourself, indoors and outdoors.

Be Mindful of Noise
• Observe quiet hours from 9:00 PM – 9:00 AM (local ordinance).
• No events, parties, gatherings, or visitors allowed without prior written permission.
• Noise complaints are taken seriously and may cause immediate termination of your stay.
• Violation of noise or code enforcement policies will cause a $1000 fine.

Report Any Issues Promptly
• Report any cleaning concerns, damages, or malfunctioning amenities within the first 12 hours of check-in. We want the opportunity to correct any issues to ensure a comfortable stay. If we are not notified in a timely manner, we may be unable to address your concerns or offer remediation after your stay.
• New Damages: If damage occurs during your stay, please be transparent and notify us immediately. We understand accidents happen and will work with you to find a fair solution.

2️⃣ RENTAL TERMS

Rental Agreement
• The primary guest must sign our Rental Agreement and is responsible for all individuals in the rental party.
• Its terms will bind all individuals in the rental party.
• Rental Agreement is sent via secure link to our “Guest Portal” via OTA messaging platform or email.

Security Deposit
• A $150 Security Deposit is required to cover potential damages or lost items.
• Payment method must be entered into our “Guest Portal” sent via secure link via OTA messaging platform or email, in order to schedule the deposit. Payment method must be entered more than 2 hours prior to check-in time in order to avoid delays at check-in.
• As software-connected hosts, we are approved by the OTA platform to collect rental agreements and security deposit payment methods outside of the OTA platform, using our secure guest portal.

Minimum Age Requirement
• The primary renter must be at least 25 years old and must be present during the stay.
• Third-party bookings (booking on behalf of others) are not allowed.

Guest Communication
• Available daily from 8:00 AM–9:00 PM (PST).
• Overnight responses may be delayed.

Check-In Requirements
• In order to receive check-in instructions, including door code information, rental agreement, security deposit pre-authorization hold, and full booking payment must be received 2 hours prior to check-in time.
• Delays in receiving these completed items will result in delays at check-in.
• In the event any of these items have not been completed, access to the property will not be granted. Booking may be cancelled without refund.

3️⃣ OCCUPANCY

Guest Limit
• The number of guests must not exceed the number listed on the reservation via the booking OTA.
• Only registered guests listed on the reservation are allowed on the property.
• Any additional guests from the reservation’s stated occupancy—regardless of the property’s maximum occupancy—must be approved by the host and listed on the reservation prior to arrival.
• Bringing unapproved guests or visitors may result in immediate cancellation of the reservation with no refund.
• The host disclaims all liability for any injury, damage, or loss involving unauthorized guests who are not included in the reservation.
