River Pointe Getaway is a comfortable 1,116 square foot single-family home set in a quiet Pigeon Forge community, tucked right behind Sun Liner Diner and minutes from everything you came for. You get the whole home to yourselves.

This home sleeps 6, plus a pack-and-play is available on request for a baby or toddler. The primary bedroom has a king bed, the second bedroom has a queen bed, and the living room sofa sleeper adds a third sleeping space for 2 more guests.

Inside, the home is bright, freshly kept, and stocked for a real stay, not just a place to sleep. The open living area has a brand new full-size sofa sleeper couch, two glider recliners, a gas fireplace, and a 68 inch smart TV. When the weather turns or the day winds down, there is a full shelf of games ready to go, including a retro gaming console loaded with over 20,000 games and two controllers.

The kitchen is fully equipped for everything from morning coffee to a full dinner. You will find a stainless side-by-side fridge and freezer, oven and stove, microwave, dishwasher, toaster, waffle maker, and all the pans, plates, bowls, cups, and utensils you need to cook and serve.

A coffee bar with a Keurig is stocked with a variety of flavors plus half and half, creamer, and sugar. We also leave you complimentary bottled water, a roll of paper towels, dish soap, a sponge, dishwasher pods, and laundry pods to start your stay.

The primary bedroom has a king bed, a large walk-in closet, and a private en-suite bathroom with a walk-in shower and a towel warmer. The second bedroom has a queen bed and connects to a Jack-and-Jill bathroom (reachable from the bedroom or the hallway) with a tub and shower combo. Both bedrooms include a TV, ceiling fan, two nightstands, a lamp for soft lighting, a bench, luggage stand, and hangers.

For comfort, we also provide standing remote-control pedestal fans, extra blankets, and extra pillows in each bedroom. Every bed is made up with fully fresh linens changed between guests.

Traveling with a little one? We provide a pack-and-play, sheets, and high chair on request.

Both bathrooms are stocked with towels, a mirror, a new adjustable handheld shower head, toilet paper, hand soap, a hair dryer, and a micro sewing kit. Please bring your own shampoo, conditioner, and body wash.

• There is an in-unit washer and dryer, and we leave some laundry pods so you can wash during your stay.
• You will also find an iron + ironing board and a luggage stand.

• Relax on the covered front porch with seating for two, or fire up the propane grill on the back deck, which has an outdoor dining table with three chairs plus two extra seats.


__*The Community *__
• You also have access to a peaceful community pavilion, designated river access via stairs with a safety railing, and a paved walking trail that runs right along the West Prong of the Little Pigeon River.
• Walk the trail, then wade, tube, or fish once you reach the water. Anyone fishing must hold a valid Tennessee fishing license per state law.

*All water activities are at your own risk, and children should be supervised near the water at all times.

• Getting in : self check-in with a keyless entry code sent before arrival.
- Check-in 3:00 PM, checkout 11:00 AM.
- Early check-in by approval when the calendar allows.

• Stairs : the home is accessed by exterior stairs at both the front and back.
- There is no step-free entry, so this home is not a good fit for guests with mobility limitations.
- The front exterior is well lit at night.

• Parking : free driveway parking for two vehicles.
- Additional cars park in the Tanasi Trail cul-de-sac.
- Please do not block driveways, park on the grass, or park along the main streets.

• Wifi : 1 Gig Xfinity internet, fast enough for remote work and streaming, plus Xfinity TV.

• Cameras : one exterior camera facing the driveway only. There are no cameras inside the home.

• Safety : smoke detector, working carbon monoxide detector, fire extinguisher, and deadbolt lock.

• Minimum age to book : 21

• Maximum 6 guests (infants using the pack-and-play are not counted toward the guest limit)

• No pets (service animals accommodated per the policy below). Due to severe host allergies, the home is strictly pet-free, and unauthorized pets incur a $300 remediation fee.

• No smoking or vaping anywhere on the property, including the front and back decks.
- Guests who smoke or vape may do so off the property on the neighborhood street.

• No fireworks

• No parties or events.
- Small family get-togethers are welcome, kept respectful of neighbors.

• Outdoor quiet hours are 10 PM to 8 AM.
• Check-in: 3 PM (early check-in when approved)
• Check-out: 11 AM
• Minimum stay: 2 nights


__* Cancellation policy (Firm) *__
• Guests receive a full refund when they cancel at least 30 days before check-in.

• Cancel between 7 and 30 days out and you receive a 50% refund.

• Cancellations made less than 7 days before check-in are not refundable.


__* Damage and incidentals *__
• You will be responsible for any damage to the rental property caused by you or your party during your stay.


__* A Note on Our Pet-Free Home *__
• Because we experience severe family allergies, our home is kept strictly pet-free so that all guests can enjoy a clean, dander-free environment.

• No pets, please : Traditional pets and emotional support animals (ESAs) are not permitted. To protect future guests with allergies, unauthorized animals will result in a $300 remediation fee.

• Service animals welcome : Trained service dogs, as defined by the ADA (a dog individually trained to do work or perform tasks for a person with a disability), are welcome.
- As a courtesy that helps us schedule an extra deep-clean for our allergy household, we kindly ask that you let us know at booking if you are traveling with a service dog.
- The dog must be housebroken and kept under the handler's control at all times, and may not be left unattended in the home. As with any guest, you remain responsible for any damage caused during your stay.
