The Coastal Design unit in LoZa House is an intimate retreat thoughtfully designed over two levels to maximize the breathtaking views and the immersive lakeside experience. The ground floor hosts a light-filled bedroom and living area, ideal for unwinding after a day of adventure. The upper story is the heart of the home, featuring a spacious living room/dining area, a fully-equipped kitchen, and a bathroom, all adorned with chic coastal decor to complement the natural beauty of the surrounding landscape. The space is framed by a massive sliding glass door that offers sights and sounds of the peaceful lakefront with a remarkable panoramic view and access to an elevated deck. All windows facing our neighbors are covered with privacy film, so rest assured that your privacy is protected without sacrificing any of the unit’s marvelous views.

We make the most of our space in this unit, with space-saving features everywhere you look, from the Murphy bed in the primary to the sliding barn doors, swing out and fold down tables, and expandable dining table. You can easily control the temperature no matter what the weather brings, with a Google Nest thermostat and the thermo pump A/C and heating unit located in the living room upstairs and bedroom downstairs.

Staying charged up on your devices is important, so look for conveniently located USB chargers located around the unit!

Enjoy hours of outdoor fun in and around the water using our private dock. We provide water toys for your enjoyment including kayaks, paddle boats,and a canoe. Or just soak stress away in the outdoor hot tub.

Living Areas

Leave cares and worries behind and relax in the intimate downstairs living room with design that takes its cue from the rocky coast and blue water that surrounds the home. The environment is comforting and inviting, so kick off your shoes and sink into the sofa bed for some TV time on the Smart TV with streaming channels (Netflix and Disney +) or leave the world behind and get lost in a good book. The swirling blue area rug and nautical blues are pure coastal luxury. You get views to the lake from this room to always remind you that you’re on vacation!

The upstairs living area is bathed in natural light, creating a blissful ambiance for you and your loved ones to unwind. The coastal theme is carried throughout this room, with themed art and serene blue walls. Note the quirky accent lighting made from original oil lamps from the Queen Mary steamship! Grab a seat on the sofa bed, take a deep breath, and savor the views. Go ahead and open the mammoth 16 ft. sliding door for the music of the waves lapping at the rocks. Leave the real world behind and take it all in for a cure-all to any stress and tension you may feel.

Kitchen & DIning

Not only charming but incredibly efficient, the kitchen is equipped with all the necessities needed to feed a family or group of friends. Make use of the refrigerator, microwave, and range with oven to create satisfying and delicious meals - all the pans are included, so you only need your grocery list and chef skills! The space is brightly lit by natural light, and the windows reveal even more inspiring views of the water and lush greenery.

Greet the day with a cup of joe from the coffee maker and included coffee. We’ve also provided a toaster, Brita water filter, steak knives, and a set of dinnerware and cutlery. And cleaning up is always a snap with the mini automatic dishwasher.
Dine at the cozy 4-person dining set that expands to seat 6 or take your meals outside for the ultimate al fresco dining experience. The positioning of the home means that all you see before you is the lake and landscapes that continually take your breath away.

Bedrooms & Baths

The primary bedroom is your private sanctuary, designed for comfort first and foremost. You’ll almost feel as if you’re floating among the waves with decor that echoes the waters of the lake below. A luxury queen size Murphy bed conveniently folds away for more space during the day. A dedicated workspace and high-speed WiFi makes remote work that much easier, and a sliding glass door lets in natural light to make the space bright and cheery. When it’s time to get some sleep, close the blackout curtains and enjoy the restful darkness.

The upstairs bathroom is chic and cozy. Melt under the rain shower head in the walk-in shower with gorgeous custom tilework. The unique bowl sink blends seamlessly with the coastal/lake theme and is simply stunning. And of course, the fluffiest of towels are here for your use. Eco-friendly TP and cleaning products make for a worry-free experience.

A stackable full size washer and dryer is located in the bathroom so have no worries about getting dirty while exploring the area!

Outdoor Amenities

Discover the beauty of this area while making lasting memories. Make use of the dock and our complimentary watercraft ( we offer 2 kayaks, a canoe, and a paddleboat along with life jackets) to explore some of the most breathtaking scenery in the
Adirondacks.

Closer to home, let the kids get their wiggles out on the large play structure complete with slides and swings. The adults get their own play area in the secluded hot tub for evenings under the stars (shared with one other unit.) Or gather around your choice of fire pit, withe marshmallow forks in hand and have a s’mores buffet!
This unit boasts its own propane grill for your use. After all, there’s nothing like catching enough fish for the whole gang and grilling it up for an unforgettable dinner.

Guest Access:
Guests access the Coastal unit by passing the wooden stairs located at the front edge of the garage to the stone steps leading down to the entry of the unit. This does not mean that your unit is in a basement. LoZa House is built into a cliff so position of doors can be misleading. You access the 1st floor of your unit through this door, and can access the upper floor by the sprial staircase inside the unit.

Getting Around:
A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)

Other Things to Note:
PLEASE NOTE:
- The whole house is NOT for rent, only the Coastal Unit.
- The Skydeck on the roof is reserved for those staying in the Skydeck guests only.
- We (2 kids, dog and husband and I) live in the main house Year-round – expect to see/hear us occasionally.

SWIMMING:
- Sturdy water shoes [or something like them] are recommended while swimming so please bring suitable foot wear.
- We encourage you to swim off the docks, however, diving is prohibited.


PRICING:
The base price is for 4 person occupancy and an extra surcharge is applied for guests 5 and 6.

PETS:
-All pets must be in a kennel when left alone.
-All pets must be on a leash when outside to respect the safety and security of the other guests.
-Please clean up after your pets

PARKING:
There are 2 additional short-term rental spaces at LoZa House. Therefore, only 1 car per rental can be parked on the driveway. Additional vehicles can be parked on our dead-end street 1 min walk from the house. Please park across the street from the 3 mailboxes so as not to disturb the neighbor’s. ***The road between the 3 mailboxes and our driveway is not a public road but the neighbor’s property***

OTHER:
• Plenty of local restaurants for dine-in and take-out and delivery.

• 1 hour from Montreal [need a passport], 1 hour from Lake Placid, 1 hour from Burlington/Vermont

• Home is minutes from Plattsburgh International Airport

• Please remember that you’re staying in a house, not a hotel so please treat the space with respect. Living on the property we can answer any questions you may have about the home or any activities the surrounding city offers within minutes. Also, we are always very quickly available to address any issues that may arise and address them very quickly - a real benefit of having the hosts on-site.

• We are a gay couple with 2 elementary school children and a very calm, friendly golden doodle dog.

We were thrilled with this area's beauty, with Lake Champlain, the Ausable Chasm, and the property’s location. We hadn’t thought about where we wanted to go for a week, and I just happened to come across this LoZa property and decided to rent it out on a whim. The main reason was the lake and the relatively mild temperatures. This rental business is run professionally, and John and his family were fantastic. I’d highly recommend this rental property to everyone, and our stay here was an amazing 10 out of 10! Ps,We are from Jersey, and we brought our dog with us. He had a blast, especially kayaking with me on the lake. It was awesome!

This was a wonderful experience filled with beautiful views, simple conveniences in the home to enjoy, a perfect location to experience places like Canada, Ausable Chasm and Burlington VT. Jon was there when we needed anything and what topped it off were the lovely notes from their children welcoming us anytime. Highly recommend this wonderful lakeside retreat!

Lake and sky

We had a wonderful experience. The views of the lake and the sky are beautiful. Very clean, comfortable beds and tiny but well equipped kitchen allowed us to eat many meals on the porch listening to lake and taking in the colors. The hosts are very attentive and amiable. Great views of Crab Island and Cumberland Bay

The Coastal Unit is comfortable and well-appointed. There are great views of Crab Island and Cumberland Bay from the coastal unit - particularly from the balcony. There are different great views of Lake Champlain from the shore area. Quiet and peaceful, with occasional distant train whistles (but not at all disturbing). The host family was friendly and seemed genuinely interested in providing a good experience. We very much enjoyed our stay at the LoZa House Coastal Unit.

A gem in the North Country Lake Champlain

Gorgeous views from the banks of Lake Champlain and a deck setting that's a chef's kiss! Simply an amazing, super clean place with great fixtures (love the vessel) and great hosts. Looking for that prime spot close to Plattsburgh and then Montreal it's an absolute GEM in the North Country of NY. Book it! You won't regret it!

Beauty, Convenience, & a Chance to Unwind

I can't say enough about our wonderful two-week stay at LoZa House. We have been home just a few days, and I'm already missing the sound of lapping waves, the cherry-red cardinals, the distant ferry horn! LoZa House is a special, special place, and anyone would be lucky to find this gem. The property itself is a new construction that's been meticulously cared for by Jon & Sergio. Everything is thoughtfully designed--space-savvy but also stylish and chosen, seemingly, to aid relaxation. The property is right on the water but is so new, it's sealed off from the elements. We looked at all three properties before we left since we might want to sample them all in the coming years--they're all great. The Coastal Unit was incredibly special due to the wide porch with sliding glass doors overlooking the bay. Gorgeous views, both during the sunny days and the rainstorms. The living room, kitchen, and bathroom are all perfectly stocked and maintained. Thoughtful touches everywhere. Plattsburgh itself was a great location, easy drives to Montreal, Burlington (ferry is simple & enjoyable), Fort Ticonderoga, Saranac Lake, etc. Jon, Sergio, & their family gave us privacy but were completely available for any questions or requests. Even alerted us to an especially pretty moon one night! Kid-friendly, w/ a little playground on site, and dog-friendly! I'd write a book of wonderful details if Vrbo would let me, but with a word cap, I can only say...this is the gem you've been looking for!

Coastal design unit

The Coastal Design unit at LoZa House was fantastic! Two cozy floors of peace and tranquility. The views from the HUGE sliding doors are incredible. You can enjoy the lakeview from either the balcony, which is sublime, or from inside the unit while sitting on the comfortable sofa with the doors open so it feels like you are outside. The breeze was perfect and the sound of the waves calming. Majestic! Everything was brand new, and they did not skimp on quality. The beds were super comfortable, and it was amazing to be able to see the lake views right from bed as well. Perfect! The kitchen has everything you need for a short-term stay, a small fridge with freezer on top, a small gas range, and the cutest mini-dishwasher I have ever seen. It was awesome to not have to wash dishes while on vacation. The full-size washer and dryer were convenient too. My husband had a little work-cation and used the mini-work station in the bedroom which was exactly what he needed for his computer work. We usually just go for rentals with reviews, but Jon lived up to his premier host status for his other, older Screened-in porch vacation rental unit we saw in his Youtube “LoZa House vacation rentals” video which clearly proves his superb host capabilities. He said that the quality of our stay was important to him, and you could see that it was. There are two other vacation rentals at LoZa House, the previously mentioned older Screened-in porch unit and the other newer Skydeck unit. I cannot wait
