"Cozy Retreat" is a beautiful ranch style house, nestled in a premier community offering a wealth of amenities: enjoy access to two scenic lakes, four sandy beaches, playgrounds, and three heated pools, all set against the stunning backdrop of the Poconos. This mountain getaway features an open front porch, a sitting area with wooden and propane fire pits and a spacious deck making it the ideal spot to unwind and explore the area's natural beauty. Plus, you’re just a short stroll from a lake with a beach and a playground for kids.

OUR SPACE:
- Living Room: you will find a comfortable couch convertible to a queen bed, recliner with heat massager, gas fireplace and a smart TV.
- Dining Area: 6 seater dining table and a breakfast counter attached to kitchen.
- Coffee Bar: A Keurig dual coffee maker, hot or iced however you like your coffee to give you a perfect start to your day
- Kitchen: Fully equipped kitchen. There are enough plates, bowls, and cups to serve a crowd, including plastic cups and bowls for kids. All the necessary pots, pans, cooking knives, etc. are provided to prepare a great meal. toaster.
- Laundry: A washer and dryer are located in a separate room.
- 2 Full bathrooms: Full bath with a tub and shower.
- Storage: a closet by the front door is perfect for stashing jackets, beach bags, shoes and umbrellas.

ADDITIONAL GUEST FEES AND REGISTRATION INSTRUCTIONS:
Please note, in order to enter this safe and private gated community you must be registered. Your Arrowhead Lake Community mandatory fees allow you temporary membership and access to all the amenities the community has to offer. Your QR code must be accessible at beaches, pools and indoor amenities and your gate card is needed to enter the community.
» The community has amenities: pools, beaches, tennis courts, gym, lodge, game room etc.
» The following fees will be required 7 days prior to your stay and will be requested via the Vrbo app:
$20 - Vehicle/Gate Access Card - Per Vehicle
Depending on the time you are booking your stay one of below two fees will apply:
>> $8.50 per person/per night - Temporary Membership (ages 6+) In- Season (May to September)
> $2 per person/per night - Temporary Membership (ages 6+) Off- Season
» Your guests are permitted but additional guest entry fees ($8.5 per night per day (in- season) and $2 per night per person (off-season), their vehicle entry fees ($20 per vehicle) will be your responsibility and will be charged separately via Vrbo payments.
**Please note: If there is a delay in providing guest information or payment any more than 4 days prior to your visit we cannot guarantee that the community will let you in for your reservation. Unfortunately these fees are non-refundable by the community once scheduled.**
» You will be sent a google form to fill in all guest and vehicle details. If the community registration form is not completed 1 day before check-in, you will not be able to enter the community, and your reservation will be canceled without a refund. Form must be completed 3 days or earlier to avoid the $100 late registration fee.
» Maximum occupancy of 8 guests. Please ensure you have the correct number of guests listed under your reservation.
» No Same Day registrations allowed
» No changes less than 3 days prior check-in
» Guests are responsible for any community violations.
» You may enter the community the day of arrival at any time to use the amenities, but the house will not be available until 3pm. QR codes/wristbands must be available while using any community amenities.
» We do not allow parties.
» Please refrain from smoking inside the home! If any signs of smoking inside the home are documented, the renter will be charger an additional $200. You are welcome to smoke responsibly outside.
» We kindly ask you to treat our home as your own to preserve its condition for future guests and your return visits.
» Please note, there are separate Vrbo fees and Local Occupancy Taxes that are automatic when booking.
» No fireworks in the gated community.
» Host is not responsible for community amenities that are closed.

Guest access:
On the way to the rental unit, guests will need to pick up their access credentials at the nearby rental office which will be given a few days before check-in.
A unique access code will be given to guests prior to check in.
You are welcome to enjoy the entire house and property for the duration of your stay, with the exception of the garage/shed and a couple of closets. Once registered as a visitor of the community, you will be able to enter the community;
