The space consists of a kitchen, a bathroom with glass shower stall, and two bedrooms with king beds upstairs as well as a modular couch which can be arranged to sleep 2 additional guests.
The Kitchenette:
Our kitchenette comes stocked with everything you need to prep a meal. A Ninja Foodie for slow cooking & air frying, chef knifes, a countertop oven (no built in oven or stove top), 2 hot plates, a hot water heater, and coffee maker. Tableware for 6+ for sitting around the dining room table, a 4k smart TV in guest mode so that you can login to your favorite apps and get automatically logged out upon your departure and a Bluetooth soundbar for music or to give the TV that extra punch.
Bathroom:
Dove branded shampoo, conditioner, and body wash are provided. Plenty of clean towels, & facecloths are available for your group as well as a hair dryer, steamer, and iron.
Bedroom 1:
King bed + configurable couch (full)
A comfortable memory foam king bed, closet w/hangers, and a fan. A modular couch that can move around the coffee table or be configured into a full sized bed to sleep 2 additional people comfortably. There is also a 4k smart TV in guest mode so that you can login to your favorite apps and get automatically logged out upon your departure. Easy access to linens or extra blankets with plenty of storage in closet, couch and under beds!

While you stay, you`ll have access to the entire apartment (unit B). There is a shared main hallway entrance with both units which leads upstairs to the fully private unit. Both doors have smart locks for easy access.
We are available through the Airbnb app and are happy to give local recommendations as we live in Portsmouth & the greater seacoast area! We have automated messages sent out 3 days before your arrival with check in specifics and then again on checkin day with the door code needed to enter the property.
On the edge of downtown, the North Mill Pond neighborhood of Portsmouth is centrally located to all actives. Many locals who live and work in this downtown pocket, enjoy the walk-ability of the city, easy access to grocery stores and local spots, while still being just steps away from city center. The best of all worlds!
Walking is recommended in this area. We can accommodate 1 free off street weekend parking (Friday-Sunday) included in your stay. There is ample on street parking that is paid from 9am-8pm. Overnight parking is recommended in the Foundry Parking garage, which is ~1 minute walk from the apartment. Parking garage is $20/day.
Note:
This unit is right downtown and next door to a bar this area can get Noisy on the weekends!
The stairs required are Steep and Narrow, not suitable for those who have issue navigating normal steps!
There is also No Large Oven (no thanksgiving dinners, but everything else is covered!)
-Smoking is strictly prohibited inside the property. Evidence of smoking inside the property may result in a $250 violation fee, plus any related cleaning, repair, or damage costs.
-Parties and events are not permitted. Unauthorized parties, events, or large gatherings may result in a fee of $100 per unauthorized guest, plus any related damages, and may result in cancellation of the reservation without refund.
-Only registered guests included on the reservation are permitted at the property unless approved in writing before arrival.
-Unauthorized additional guests may result in a fee of $100 per guest, per night, and/or cancellation of the reservation without refund.
-No pets of any kind are permitted at this property with the exception of service animals mandated by law or platform guidelines.
-Fireworks are strictly prohibited. If fireworks are used, discovered, or reported, we may contact local authorities, require the reservation to end immediately, and charge a $500 violation fee, plus any related damages.
-Quiet hours are from 10:00 PM to 8:00 AM. During quiet hours, guests must keep noise to a respectful level inside and outside the property. Excessive noise, neighbor complaints, police response, or repeated disturbances may result in cancellation of the reservation without refund and/or additional fees.
-Check-in and checkout times must be followed unless an early check-in or late checkout has been approved in writing. Unauthorized early arrival or late checkout may result in additional fees and may interfere with scheduled cleaning or maintenance.
-Additionally - Unauthorized late checkout may result in a fee of $50 per 30 minutes, plus any costs caused by delayed cleaning, maintenance, or the next guest’s arrival.
Guests must report any damage, broken items, leaks, stains, or maintenance issues as soon as they are discovered. Guests may be held responsible for damage, missing items, excessive cleaning, or repair costs caused during the stay.
-Guests may not disable, cover, remove, unplug, or tamper with smoke detectors, carbon monoxide detectors, exterior security devices, noise monitoring devices, Wi-Fi equipment, smart locks, thermostats, pool equipment, or other property systems.
-Tampering with safety or security equipment may result in additional fees and/or cancellation of the reservation.
-Illegal activity is strictly prohibited anywhere on the property. Any suspected illegal activity may result in immediate cancellation of the reservation and notification of local authorities.
