The Space:
Please note that Reno area is a ski destination and skiing comes with snow and road closures, we wait the entire year for the snow and skiers so that we can balance our income and run our rental arbitrage business, visitors needs to be prepared for harsh weather conditions and they should always check the weather forecast and plan ahead, be prepared start your travel early in the morning if you can to make sure you will get to Reno before the Sun Set when the weather starts being harsh, be prepared to have AWD/4WD vehicles with tire chains and longer travel times (sometimes over 8 hours) or rerouting to get here sometime from a longer route.
So please be prepared because we can’t provide refunds for cancellations due to storms and road closures.

Welcome to our property. We are committed to ensuring a pleasant stay for you and maintaining a positive relationship with our neighbors. To achieve this, we require all guests to adhere strictly to the following rules:
Parking Rules:
1. On-Site Parking Only: Guests must park their vehicles within the property boundaries. Street parking is strictly prohibited.
2. Valet Parking for Multiple Vehicles: If you anticipate having multiple guests with multiple vehicles, it is mandatory to arrange for a valet service to manage parking within the property. This ensures efficient use of available space and avoids inconvenience to our neighbors.
3. Enforcement: Non-compliance with parking rules will result in immediate action. If vehicles belonging to guests are found parked outside the property, we will notify the authorities, and the guests responsible will be asked to vacate the premises immediately without any compensation.
Noise Disturbance:
1. Noise Ordinance Compliance: In accordance with local noise ordinances, all noise must be kept to a minimum after 10:00 PM. This includes, but is not limited to, music, loud conversations, and any other activities that could disturb the peace of the neighborhood.
2. Respect for Neighbors: Guests are expected to be respectful of our neighbors at all times. This includes refraining from trespassing on neighboring properties, using driveways that do not belong to this property, and causing any form of disturbance.
3. Law Enforcement Involvement: Please be aware that non-compliance with noise regulations may result in law enforcement intervention. Repeated disturbances or any form of misconduct will lead to immediate eviction from the property without compensation.
General Conduct:
1. Respect for Property: Guests must respect the property and its boundaries. Climbing on fences, damaging property, or engaging in any form of vandalism is strictly prohibited.
2. Responsible Behavior: All guests are expected to conduct themselves responsibly and with consideration for the community. Any form of disorderly behavior will not be tolerated.
Consequences of Non-Compliance:
Failure to adhere to these rules will result in immediate consequences, including but not limited to:
· Immediate eviction without compensation. Please note, in the event of non-compliance with any of the above rules, we reserve the right to ask guests to leave the premises immediately. In such cases, there will be no refunds for any used or unused portion of the stay.
· Financial liability for any damages caused to the property or neighboring properties.
· Legal action, if necessary, to recover costs or damages.
By staying at this property, you agree to abide by these rules and ensure that all members of your party do the same. Your cooperation is greatly appreciated and is essential in making your stay enjoyable and maintaining a harmonious neighborhood.

Getting Around:
Mail and Delivery Disclosure

Dear Guest,

As part of our policy, we do not provide mailbox keys to guests. Please be aware that if you order items small enough to fit in the mailbox, they may be delivered there, and you will not be able to retrieve them. Additionally, we kindly ask that you refrain from using the listing address for your mail.

For your convenience, we recommend obtaining a PO Box to ensure your items are delivered securely and can be retrieved at your convenience, giving you peace of mind.

House Rules:

1. No Parties: Parties are strictly prohibited. Violations will be subject to immediate eviction, cancellation of the reservation without refund, and potential legal action under Washoe County Code regarding public nuisances and disturbances.

2. Quiet Hours: Guests must respect quiet hours between 10:00 PM and 7:00 AM. Violations can result in legal consequences under local noise regulations which mandate maintaining a noise level that does not disturb the public peace.

3. Neighborhood Conduct: As this is a quiet neighborhood, all guests and their invitees are expected to drive slowly and safely. Non-compliance with this rule may be addressed legally by the provisions under local traffic ordinances.

4. Outdoor Restrictions: No gatherings, smoking, or drinking are permitted in front of the property. Breaching this rule will be dealt with severely, including possible legal actions based on county regulations concerning public use of residential areas.

5. Age Restriction: Local residents under the age of 25 are not permitted to book this house for weekend stays, to prevent disturbances and potential legal issues related to unsupervised minors and young adults.

6. Illegal Activities: Engaging in illegal activities, including underage drinking, is strictly prohibited. Violations will not only result in eviction and financial penalties but may also lead to criminal charges. Our client will cooperate fully with law enforcement to address any illegal conduct observed or reported.

Legal and Financial Consequences: Violation of any rules can lead to financial penalties, legal action, and reporting to law enforcement as per Washoe County regulations. We reserve the right to enforce these rules to the fullest extent of the law.

📌 Reservation Changes, Early Check-Outs, and Moving Dates

Please note that shortening your reservation, checking out early, or requesting to move your stay to different dates is treated the same as a cancellation. Once your reservation begins, the dates are blocked exclusively for your group, and we are unable to guarantee rebooking the unused nights on short notice — even during high season.

We operate under a rental arbitrage model and carry fixed costs including rent and daily operational expenses for each property. Because of this, we cannot afford to leave the home vacant, and therefore cannot offer refunds or date changes after the reservation has started.

Interaction with Guests:
Please note that since we don’t charge extra for additional guests we only provide bedding and towels the same amount of the beds, and also always double check the amount of beds as some guests mistake the amount beds with the sofa beds however sofa beds won’t come with beddings

Our family of 12 had an amazing 8-night stay at this beautiful house! It was spacious, spotless, and perfectly set up for a large group. The kitchen had everything we needed, and the bedrooms and bathrooms provided comfort and privacy for everyone.The outdoor space was a highlight—perfect for relaxing, playing, and enjoying the views. The location was ideal, close to attractions yet peaceful and private. The host was incredibly responsive and ensured we had a great stay.We made wonderful memories here and highly recommend it for any large family or group. We can’t wait to return!
