Charming appartment Ideal for 4 guests, in San Pietro, 2 bedrooms & 2 bathrooms

A brand-new 70-squared meters flat with 2 bedrooms, 2 bathrooms and one living room with kitchen, just 10 minutes walking from San Pietro Basilica. This apartment has been carefully designed and built to give maximum comfort to guests. It is not one of those unfortunately widespread apartments put up in a hurry just to bleed money from tourists. It is indeed very well ventilated, bright and spacious, facing east and south.

It is easily connected with both the airports (Fiumicino and Ciampino) and the main train station in Rome (Termini) as it is 2 minutes walking from San Pietro train station.

The flat is located on the last (third) floor of one building equipped with elevator.

The 2 bedrooms are spacious and comfortable, equipped with AC, automatized rolling shutter and cupboards. One of the bedroom is furnished with old Venetian style furniture while the other with more linear and modern furniture. Both the bedrooms have their own bathrooms, equipped with box. However, while one of the bedrooms has the bathroom attached, the other has the bathroom after the living room.

The living room has a smart TV, a dining table and a small (2 induction stoves) but well equipped kitchen, with dish washer, oven and obviously the fridge. AC is available also in the living room. From the living room you can also access a small balcony, where there is a small coffe table for 2 where you can have your breakfast or simply chill.
In the living room there is also a comfortable couch bed where an additional guest or 2 children can sleep (cm 140 matress size).
Washing machine is not available but as I live next door I am happy to wash your laundry for you.
WI-FI is also provided.

Please note that both the bathrooms do not have the "bidet" but have WC-bidet instead. I am saying this especially for Italians as this is something they normally want.

PLEASE NOTE: Regardless of the number of guests, you will only be provided with one set of keys. You will only be able to use the AC when you are in the house, since in order to operate the AC, you will have to insert the key into the switch. However, even when you are not at home (and therefore when the key will not be inserted into the switch), the house will still have electricity: you can then leave your cell phone or computer to recharge if you wish. Only the power for ACs will be automatically disconnected to avoid unnecessary waste of energy.

Basic items such as oil, vinaigrette, salt, sugar, coffee, washing soap and dish washer soap will be provided.

The area is extremely central and very well-connected, with bus and trains. If you enjoy walking, you can easily take a nice stroll to San Pietro Basilica and Colonnato (10 minutes), Castle Sant'Angelo (15 minutes), Musei Vaticani (15 minutes), the lively neighborhood of Trastevere (25 minutes) and the rest of the city center (20 minutes, depending of where you have to go). However, if you are not big fans of stroll, you can easily move around with public means of transportations. I will leave in the house leaflets and materials about Rome and going around in Rome, as well as info on restaurants which are worth going.

In the immediate locations of the house, there is a nice 24/7 supermarket (Carrefour), a pharmacy and everything else you may need.



Once the booking is confirmed, I will share with you information on how to get to my place.

It is not possible to smoke in the flat, but you can use the balcony for that.

Also, please note that as per the current regulation (Article 109 T.U.L.P.S), you will have to show me your documents within 24 hours from your arrival so that I can register your stay with the local authority.

L’appartamento, di circa 70 metri quadri, ubicato nel quartiere San Pietro a Roma, è stato recentemente ristrutturato, così da renderlo moderno e confortevole, sia per coppie, che per famiglie o gruppi di amici.
E’ estremamente comodo da raggiungere e ben collegato poichè la stazione di San Pietro, letteralmente a due minuti a piedi dall’appartamento, ha collegamenti frequenti con entrambi gli aereoporti di Roma (Fiumicino e Ciampino) ed anche la principale stazione ferroviara della città, Termini.

L’appartamento si trova al terzo ed ultimo piano di un piccolo condominio ed è dotato di ascensore.

Vi sono due camere da letto (matriomoniali) spaziose e ben ventilate, dotate di aria condizionata e serrande automatizzate. Una camera è arredata con mobilio in stile veneziano, mentre l’altra ha un design più lineare e moderno. Ogni camera ha il proprio bagno dotato di doccia (non vasca) ed uno hai due ha la tendina anzichè il box. Mentre una camera ha un bagno praticamente attaccato, l’altra ha il bagno un po’ più “distante”, pochè vi è il soggiorno nel mezzo.
I bagni inoltre, per esigenze di spazio, hanno il water-bidet.

Nel soggiorno c’è una smart TV, un tavolo da pranzo, una cucina piccola ad induzione (2 fuochi) ma ben equipaggiata (lavastoviglie da 45 cm, forno, frigo). Nel soggiorno c’è anche un divano letto molto comodo, con seduta per tre persone. Il divano diventa letto con un semplicissimo gesto ed il materasso (lunghezza 140 cm, spessore 14 cm, una piazza e mezzo francese in pratica) può ospitare un adulto o due bambini.
Dal soggiorno si accede anche ad un piccolo ma grazioso terrazzino sul quale si trova un tavolinetto da caffè per due persone.
Anche il soggiorno è dotato di aria condizionata.

Tutto l’appartamento è dotato di WI-FI ad alta velocitià.

Lascerò nell’appartamento delle scorte di olio, aceto, sale, zucchero, caffè, sapone per i piatti, e sapone per il corpo.

La zona, come già detto, è estramente centrale: se amate fare delle passeggiate, potete raggiungere i seguenti posti in pochi minuti a piedi: la Basilica di San Pietro e il colonnato del Bernini (10 minuti), Castel Sant’Angelo (15 minuti), Musei Vaticani (15 minutes), il quartiere di Trastevere (25 minuti) e il resto del centro (20-30 minuti, dipende da dove esattamente vorrete andare). Se invece non avete voglia di camminare, potete facilmente visitare tutti questi luoghi ed altri ancora, usando i mezzi pubblici, come autobus e trenino urbano.
Lascerò nella casa depliant e materiale informative di tipo turistico su Roma e su come spostarsi oltre ad alcuni riferimenti di ristoranti che vale la pena visitare (secondo me ☺).

Nelle immediate vicinanze della casa, c’è un super mercato Carrefour aperto 24 ore, una farmacia ed altri principali negozi di cui potreste aver bisogno.

Una volta che la prenotazione è confermata, condividerò con voi i dettagli per arrivare a casa mia nel modo a voi più congeniale e più comodo.

Così come farò del mio meglio per garantirvi una permanenza piacevole, vi chiederò cortesemente di rispettare quelle che sono le normali regole di una buona condotta nel rispetto degli altri condomini che vivono nello stabile, come ad esempio evitare rumori forti dopo le ore 22 e di parlare a bassa voce quando fate le scale o prendete l’ascensore.

Non è possibile fumare nell’appartamento, potrete farlo però sul balconcino.

In base alle disposizione del Comune di Roma, la Tassa di Soggiorno non è inclusa nel prezzo dell'appartamento e va pagata a parte. La tassa corrisponde a 6 euro a persona al giorno per un massimo di 10 giorni. I bambini fino a 10 anni di età sono esclusi dal pagamento.
