## Space

This 31m² studio has a parking space, a bright living room with an open-plan kitchen, a sofa bed and a bathroom with toilet.

In the living room, you can enjoy the light and the sofa while watching TV. The open-plan kitchen is both fitted and equipped, with hob, fridge, coffee maker, oven, microwave and cooking utensils.

The flat also has a washing machine.

You are ideally located near Rouen's Docks 76.

Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets surrounding the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood

The Docks 76 district is a dynamic area located in Rouen, Normandy, along the quays on the right bank of the Seine. Designed as a modern living and leisure area, it has developed around the ‘Docks 76’ shopping centre, which opened in 2009 in a renovated former port warehouse. This district embodies a blend of industrial heritage and modernity, offering a variety of attractive activities and services for residents and visitors to the Rouen region.

The ‘Docks 76’ shopping centre is the central feature of the district. Housed in a refurbished industrial building, it is home to around 80 fashion, home decoration and sports shops, as well as popular high street names. There is also a wide selection of restaurants and a multiplex cinema, making it an important entertainment venue for families and young people.

Docks 76 is also close to cultural institutions such as Le 106, a concert hall renowned for its varied music programme, which attracts national and international artists. Its proximity to the banks of the Seine provides a pleasant setting for walks, and the district often hosts cultural and festive events, such as open-air markets and festivals.

The district is an example of successful urban regeneration, where former port structures have been transformed to meet modern needs while retaining an industrial charm. The quays of Rouen, once used for port activities, have been redeveloped to accommodate housing, offices and public spaces.

Docks 76 is well served by public transport, with bus and metro lines providing easy access to Rouen city centre and neighbouring towns. What's more, the quays and cycle paths make access easy for pedestrians and cyclists, encouraging soft mobility.

This district symbolises Rouen's urban renewal, combining respect for its industrial heritage with adaptation to contemporary needs. Thanks to its mix of functions and unique setting, it has become one of Rouen's liveliest and most attractive places to live.

## Transit

Docks 76 is located in Rouen, Normandy, and is accessible by various means of transport. Here are the options for getting there easily:

1. By bus
Rouen's Astuce bus network has several routes serving the area around Docks 76. The T1, T2 and T3 lines of TEOR (Transport Est-Ouest Rouennais) stop near the Docks, in particular at the Quai de Paris stop.
Timetable and frequency: these lines operate very frequently, especially during the day, and are a reliable option for accessing the Docks.

2. By metro
The Rouen metro is another convenient option. The nearest metro station to the Docks is Joffre-Mutualité, which is about a 10-15 minute walk away.
From this station, it's an easy walk to the shopping centre.

3. By bike
Rouen has Cy'clic (self-service bicycle hire) stations where you can hire a bike for a flexible period.
There are several cycle paths along the quays of Rouen, giving direct access to the Docks.

4. By car
Docks 76 is located along the quays, making it accessible by car. There is free parking for visitors to the shopping centre, which is an advantage for those who prefer to come by car.

5. On foot
From Rouen city centre, Docks 76 can be reached on foot in around 20-30 minutes, walking along the banks of the Seine.
It's a pleasant walk, especially if you're coming with your family or friends.

6. By taxi or VTC
Local taxi or VTC services (such as Uber) are also available in Rouen and can be a good option for a direct journey.
These different transport options make it easy to get to Docks 76 for a day's shopping, dining or leisure.

## Notes

Please note that the building does not have a lift and that the flat is located on the 4th floor. Access may be difficult for people with reduced mobility or those carrying large suitcases.

Arrivals are independent for greater flexibility. Arrivals are from 4pm and departures must be no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the flat, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! For any special requests, please contact the Cour de l'ArchiDuchesse.

Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
