House rules: Check-in 4PM / check-out 11AM, 21+ for check-in, no parties, no smoking, quiet hours from 10PM. Pet-friendly 25 USD/stay. No parking at the building. Limited reserved space at the Paseo Caribe garage for 25 USD/night with free in-and-out, subject to availability; otherwise nearby garages charge per entry. Valid ID required at reception.

DAMAGE WAIVER OR SECURITY DEPOSIT - REQUIRED BEFORE ARRIVAL
Every booking must have one of the two in place before entering the property. You choose which:
• Refundable security deposit - held and released after checkout, subject to inspection
• Non-refundable damage waiver - a one-time charge, nothing held on your card

The charge or hold must be completed prior to check-in. We send the link and full details with your check-in instructions.
Mandatory Online Check-In & ID: All guests must complete the required online check-in process and submit a valid government-issued photo ID or passport for each guest prior to arrival. Check-in instructions will only be released once this process is completed. Failure to comply may result in denial of entry, as we reserve the right of admission.

Security Deposit or Damage Waiver: Every reservation requires either a refundable security deposit authorization or the purchase of a damage waiver, as indicated at booking. A deposit authorization is a hold, not a charge, and is refunded after check-out once the property has been inspected and no damages, rule violations or additional charges are identified.

Check-in / Check-out: Check-in: 4:00 PM. Check-out: 11:00 AM. Pre-arranged late check-out may be available subject to the cleaning schedule and is charged as a percentage of the total booking value. Unauthorized late departure will incur a $150 per hour charge due to cleaning scheduling constraints. Early check-in may be quoted privately upon request.

Minimum Age: The lead guest must be at least 18 years of age and must occupy the apartment for the entire stay.

Occupancy Limit: Maximum occupancy of 3 persons (including children, infants and visitors) at all times. Occupancy limits are strictly enforced. Exceeding the limit may result in immediate cancellation without refund or removal from the property.

No Smoking: Smoking, vaping, or marijuana use is strictly prohibited anywhere in the building, including inside the apartment, on the balcony and in all common areas. A $500 fee will be charged for violations.

Quiet Hours: 9:00 PM - 9:00 AM. The building has permanent residents. No parties, events or loud activities at any time.

Air Conditioning: Please keep the air conditioning running and keep doors and windows closed while it operates. Puerto Rico`s humidity causes mold within days when the unit is switched off. If mold requiring remediation develops because the AC was turned off, additional cleaning charges apply. At check-out please leave the AC running at 68F.

Utility Interruption Policy: The host is not responsible for hotel, rental or transportation expenses due to water or electrical interruptions. If service is interrupted for more than 3 consecutive hours, guests may cancel the unused portion of their stay and receive a refund for unused nights only. Under no circumstances will consumed nights be refunded.

Rental Agreement: All bookings are contingent upon signing a short-term rental agreement sent via email. It must be signed within 48 hours of booking or prior to entering the property, whichever occurs first.

Property Care: Towels and linens must be used only for their intended purpose. Do not stain with food, grease or other substances. Do not use towels to clean spills. Damaged or stained items will be charged. Do not hang towels from windows or balcony railings - a $100 fine may apply. Food should be eaten at the dining table, not in bed. Do not cut directly on the kitchen counter. Excessive garbage or failure to follow house rules may result in additional charges of up to 100% of the cleaning fee. Excessive cleaning is charged at $75 per hour.

Pets: Pet-friendly with advance notice and a $25 fee per stay. Assistance animals are welcome at no charge.

Subletting: Subletting is strictly prohibited.
