The Space:

Welcome to Villa Carolina, your charming 2-story apartment nestled in the heart of Old San Juan, Puerto Rico. This 2-bedroom unit perfectly blends modern comfort and colonial allure. It boasts modern amenities, including a full kitchen, 1.5 bathrooms, and comfortable sleeping arrangements for up to five guests.



Villa Carolina is fully air-conditioned, has high-speed internet, and a flat-screen TV in the living area. The unit is on the 2nd floor and the building has an elevator and stairs

LIVING SPACES



As you step into the first level of Villa Carolina, you're greeted by an inviting open floor plan encompassing a fully equipped kitchen, a 4-person dining area, and a living room ideal for unwinding after a day of exploring the vibrant streets of Old San Juan. A half bathroom is conveniently located on the main level, ensuring that guests have easy access without having to venture upstairs.





SLEEPING ARRANGEMENTS



Ascend to the second level of Villa Carolina to discover the two bedrooms and a full bathroom with a shower. The first bedroom features a queen bed, while the second bedroom has a bunk bed offering both a full and a twin mattress, accommodating a variety of sleeping arrangements.



The full bathroom in the hallway ensures that guests in both bedrooms have convenient access.



PACK AND PLAY (SUBJECT TO AVAILABILITY): We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.





KITCHEN



Prepare your favorite meals in the convenient kitchen, equipped with a mid-size refrigerator, a microwave, a coffee maker, and a four-burner stove. It is a small but fully equipped kitchen perfect for your extended stay. There is a table for four guests right next to the kitchen so that you can enjoy your favorite meals together.





GETTING AROUND



If staying within the general San Juan/Metro area, we recommend moving around via Uber. **This property does not include parking.**



IMPORTANT: If you need to rent a car, there are various paid parking garages around Old San Juan - pricing varies as some charge by the hour and others have a flat rate.





LOCATION



Staying in Old San Juan is a truly unique experience filled with charm and character. From Villa Carolina, you can comfortably walk anywhere within Old San Juan. The apartment is located in the heart of it all, just steps away from all the action. We recommend taking a cab or Uber from the airport and using Uber while you stay at Old San Juan. Renting a car is not necessary unless you are planning on road-tripping. This is a truly walkable location with everything you need a short walk away. The apartment does not include parking. Nonetheless, there are convenient parking lots close to the apartment.



There are many things to do in the surrounding areas, here are some of our favorites, all within walking distance:



Explore the El Morro Fort. There are daily tours of the fort and the large green areas have spectacular ocean views. Take a tour, have a picnic, and fly a kite. This is a must-do.



Explore the iconic Calle San Sebastian nightlife. There is a large assortment of bars on this strip which is a favorite among locals on Thursdays, Fridays, and Saturdays.



Breakfast at “La Mallorca”. This is a Puerto Rican landmark well known for its locally inspired breakfast and pastries.

Savor Stuffed Avocado. Healthy and "trendy" spot where you can create your own avocado bowl.



Take a stroll around “Paseo La Princesa”, a waterfront walkway which you can start off at El Morro and finish of the walk with a rum tasting at Princesa Gastrobar at the end of the trail.

STARTER AMENITIES



At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.



All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach towel per guest.



We provide a set of disposable essentials to help you get your vacation started comfortably. These include:



- 1 set of hotel-size soap and shampoo (per bathroom)

- 3 garbage bags

- 1 roll of paper towels

- 2 rolls of toilet paper (per bathroom)

- 1 dish soap

- 1 dish sponge



Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.



Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.





HOUSE RULES



RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.



NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.



NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.



QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.



UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.



MAXIMUM OCCUPANCY: The maximum occupancy is 5 adults/children at all times, including visitors.



OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.



TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.



TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.



SUBLETTING: Subletting or re-renting the property is not permitted.





CHECK-IN / CHECK-OUT TIMES



Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.



If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.



If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.



Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you.





TRAVEL INSURANCE / HURRICANE SEASON



We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues.



Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. Make sure to review and understand the options before purchase.

Great location for Old San Juan sites

We had no problems with the apartment. I wouldn't recommend the small bedroom for adults. The clearance for both bunks is low. One important upgrade needed: an interior deadbolt for security since the guest doesn’t control the keyless access codes.

Ideal location in Old San Juan

The location is super ideal if you're visiting the Old San Juan area. The apartment is walking distance to all restaurants, bakeries, museums, port, parks and the nightlife scene. The location is just far away enough where late night noise will not bother you. The location was a short cab ride away from the major public beaches and the city of San Juan! The apartment itself was very clean, provide kitchen basics, a very cozy sectional and plenty of space for a group of 3-4. The sleeping accommodations were good. While the ceiling height is lower on the second floor, it is not a problem for the top bunk bed. The home is decorated very modern and minimal which was perfect! Where I do think improvements need to be made are in the bathrooms. They are not ADA compliant or accommodating to larger body types. First floor bathroom has the toilet and sink elevated from the rest of the bathroom and the 2nd floor bathroom standing shower is very slim with no curtain which causes water to run outside and wet the floor. I think providing floor mats would have been very helpful in order to avoid using towels on the floor like we had to. Overall, a good selection at a decent price!

Great location to visit Old San Juan, secure lodging best set up with sleeping accommodations for a small family as opposed to 2 couples. Walkable to all the main attractions, good restaurants and interesting shopping.

Nice spot in Viejo San Juan

The apartment was clean and modern. The beds were comfy and a/c more than adequate. It was conveniently located to local restaurants and other sites, not far from either of the two forts, the beach, jazz at the Cannon Club, and other historical and fun locations. There was an elevator for those, like us, with too much luggage.
