This reservation is for the private second-floor bedroom area in the Main Beach House. It is not an entire-home reservation.



Your bedroom, private bathroom, private balcony, and private mini fridge are reserved exclusively for your registered group.



The second floor is accessed by an open staircase. There is no door separating the private second-floor bedroom level from the shared ground-floor staircase.



Other guests are not permitted to enter your private second-floor area, but guests should review the photos and understand this open-staircase layout before booking.



PRIVATE AND SHARED AREAS



Guests staying in Dormitorio Principal may use the shared swimming pool, main-house kitchen, full-size refrigerator, BBQ and dining areas, hammocks, beach loungers, parking area, direct beach access, and outdoor common areas.



Other casitas may be occupied by other registered guests during your stay, and those guests may also use the shared common areas.



Only an Entire Property reservation guarantees exclusive use of the swimming pool, kitchen, parking area, common spaces, and full property.

The swimming pool is steps from the Pacific Ocean and offers beautiful ocean and sunset views. The pool may be shared with registered guests staying in other units.

An outdoor rinse shower is located near the swimming pool for rinsing off after visiting the beach or pool.



EQUIPPED MAIN KITCHEN



Guests may use the shared main-house kitchen, including a 6-burner stove, full-size refrigerator, cookware, dishes, dining area, and BBQ.



PRIVATE MINI FRIDGE



Dormitorio Principal includes a private mini fridge for drinks, snacks, and small food items.



FILTERED DRINKING WATER



A 6-stage reverse-osmosis system provides filtered drinking water from the main kitchen tap.

The property is enclosed and gated. Yerlin, our on-site property caretaker, lives in private quarters on the property and assists with guest arrivals and property-related needs.



SECURITY CAMERAS



Security cameras monitor shared outdoor common areas for property and guest protection.



There are no cameras inside Dormitorio Principal, its private bathroom, other bedrooms, casitas, or other private indoor areas.



LOCAL CHARACTER



Playa Pochomil is an authentic Nicaraguan coastal community where guests may see local animals, fishing activity, and everyday beach life.



PRIVATE CHEF SERVICE



With at least one day's advance notice, we may be able to arrange for Bianca from Surfin Pelican to prepare a private breakfast, lunch, or dinner at The Beach House.

The Neighborhood:

Playa Pochomil is an authentic oceanfront community where couples can relax away from crowded commercial resort areas.



The Pacific shoreline is directly in front of the property, with beautiful sunsets, long stretches for walking, surfing, and several independently operated beachfront restaurants nearby.



The shoreline directly in front of the property includes rocks, so water shoes are recommended when entering the ocean in this area. A broader sandy beach is approximately a 3-minute walk to the left.



Weekends can be livelier as local residents enjoy the beach, while weekdays are generally quieter and more peaceful. Guests may see local animals, fishing activity, and everyday coastal-community life.



The property is approximately 1 hour and 15 minutes from Managua International Airport, depending on traffic and the time of day.



Unlike many beach destinations in Nicaragua, the roads from Managua to The Beach House are fully paved and well maintained all the way to the property.



There are two primary routes from Managua. One is more direct, while the other is a scenic, winding route through the hills and mountains. We can recommend the best route based on your preference and travel schedule.



When you arrive at the gated property, honk your vehicle horn at the front gate. Yerlin, our on-site property caretaker, will open the gate and welcome you.



Getting Around:

We recommend renting a car at the airport or arranging private transportation.



The roads from Managua to The Beach House are fully paved and well maintained, making the property straightforward to reach compared with many other beach destinations in Nicaragua.



Managua International Airport is approximately 1 hour and 15 minutes from the property, depending on traffic and the time of day.



Traffic inside Managua can add travel time, but once outside the city, the drive is scenic and comfortable.



Private transportation to or from the airport may be arranged through Vrbo messaging with advance notice, subject to driver availability.



Car service typically costs $80 to $150 each way, depending on departure time, traffic, and the transportation provider. We will confirm the exact availability and price before arranging the ride.
