The villa lies in the heart of Umbria, surrounded by unspoiled nature. It is located in a very quiet area, where it’s possible to relax in every season, close to two small villages of Montecastello di Vibio and Fratta Todina. The well known Umbrian city of Orvieto is 30km away, Todi at 30km and Perugia at 45km. The areas of Orvieto and Montefalco are also known for each wineyards and nice villages to visit as Montefalco, Bevagna and Civita di Bagnoregio. The airport of Perugia has flights from/to London-Rotterdam-Charleroi-Barcelona and more.
The property has an own private garden (fully fenced with entrance gate) with swimming pool. There is also a big panoramic terrace with hot tub for 6, usable even in case of bad weather. The entire property is for your private use and not shared with other people. It is recently renovated with al modern comforts and all the bedrooms have air conditioning. The pool area is equipped with sunbeds/parasols/outdoor shower. Near the pool area there is a large gazebo with a well equipped kitchen, bbq and dinning table for 8. The outdoor space is also equipped with the breakfast table in the olive trees shade and relaxing lounge set (for a great aperitif at sunset…or maybe you prefer the terrace with hot tub).
The villa has two floors: on the ground floor there is living/dining room with kitchen (equipped with refrigerator, dishwasher, stove, oven, coffee machine) a dining table for 6 and a sofa. On the same floor you will also find a double bedroom and a bathroom with toilet and shower.
On the first floor there are a double bedroom with en-suite bathroom (toilet and shower), a bedroom with two single beds, another bedroom with double bed and a bathroom with shower/toilet for common use. On the same floor there is a large panoramic covered terrace with sofa and a hot tube for 6 persons.
Cot and high chair available on request. Wi-fi internet connection available for free. The last 2km to the property is a gravel road not suitable for sports cars, others low one or caravans!

The nearest supermarkets are available in the town of Montecastello di Vibio or Fratta Todina at 10 and 12 km from the property. Grocery store at 5km in Ripalvella. The nearest restaurants is Fattoria Monticello at 10 min by car. Other suggested restaurants: Degosteria Villa Bucher (restaurant & wineyard at 10km), Adagio Ristorante (at 10 km in the old center of Montecastello di Vibio) and La Torraccia Pizzeria just ouside the old center and with panoramic views, La Locanda del Borgo at 11 km in the village of Rotecastello.

Villa, garden and pool are for private use of the tenant.
The pool is open from end April to end October. Whirpool always available.
Checking in all at the same time NOT required for this property.
